This was just what we needed. 6 adults, 4 children, 2 dogs and not once did we feel crowded. It's closer to the beach than it looks and there's a park with a kiosk there too. The area is very quiet and friendly. Indian takeaway was lovely and the tapas bar in town was fantastic. 10 of us took up residence for a week in this lovely property overlooking the river. The house was amazing, unbelievable comfy and extremely well equipped. The house flowed and provided room for people to get away from others for a quiet read. The bed linen was lovely and the towels fluffy, something that is not always featured in rented property. It was safe for children, had a lovely garden and electric gates with plenty of room for cars on the drive. Rubens Barn is a little rural gem. All of the creature comforts, extremely generous food provisions and a wonderful owner who greeted us on arrival and departure. Accessible to Chichester, Midhurst and Petworth. Highly recommended.
Lovely cottage on the mill pond. Wonderful big kitchen, dining and living area. Great Emsworth location for walks and for shops and restaurants.
The cottage was roomy and had everything we needed. It was in. Great location just off the high street but very quiet. There is ample parking for a large car and we enjoyed the cute back yard to sit in the sun.
We were made to feel so welcome with a greeting of homemade scones and jam, wine, beer and essentials. The accommodation was spotless and fully equipped with everything you could possible need. The furnishings were luxurious and comfortable, a real home from home. The location was ideally situated - a short walk from the town and the beach. The hosts couldn't have been more pleasant providing total privacy but being available if needed. We would highly recommend a stay at Caedwalla House.

Having both worked from home since mid March we decided to head to Chichester for a change of scene. We saw Castleton on the internet and booked it. We couldn't have been more delighted upon arrival with a lovely note and welcome treates from Richard and Astrid the owners, as well as some wonderful cut flowers from their garden. We had a lovely stay at The Salterns in Chichester Marina for a family birthday. The apartments are stunning and in a beautiful location next to the water. There is plenty to do with walks, restaurants & pubs nearby. Would highly recommend.
The apartment was spotlessly clean and very well presented. The beds are very comfortable. The apartment has everything that you need. The kitchen is equipped with all that you need and very clean. The apartment is only a fifteen minutes walk away from the town centre that has all the shops you need. Overall we had a fantastic time and would love to stay there again.
Our 3rd stay at Honeysuckle Lodge. Love the location for a getaway from it all break. Owners take such great care to ensure the accommodation is clean and comfortable. Covid measures all followed and we felt very safe. Good for local walking and bird watching. Car essential as it's a bit of a trek to the local shops. Definitely recommended.

A beautiful place to stay in a very well appointed cottage. The hosts were attentive to our needs, but we’re never intrusive. The cottage came with everything you could need and the added bonus of the farm shop on site meant that fresh food was always available. Will certainly return.
Our stay in the Diary was without a doubt one of the most comfortable experiences away from home. The place is very spacious, with plently of room for four adults. The open plan kitchen with diner and living room made it easy for everyone to socialize while eating and relaxing. The most welcomed feature however was the beds, which were extremaly large and comfortable. A perfect place to stay while exploring the local area. It has everything you need, large kitchen, bath and shower, nice sitting room with TV and dvd player, very comfy bed and a garden with patio as well, so all in all a great place. Also the welcome pack of bread, biscuits, wine, orange juice, milk and butter is a nice touch. I have already booked it again for next year.
Lovely stay over Xmas. The Creamery is an excellent space for entertaining - a big family dining table in a well-equipped kitchen that easily handled Xmas lunch for 8. And then we all flopped into the sofas at the other end of the room for a bit of Xmas telly and a roaring fire. Perfect. All very comfortable and clean and in a very beautiful part of the world. Excellent apartment. All appliance and fittings were top of the range. Fan over cooker was not working and blind in the lounge was stuck. Possibly hadn't been checked.
Excellent stay. Good location near Chichester with access to some lovely countryside walks. Would just like to mention - Could do with a new toilet seat in the first floor bathroom - as the current one is stained.
We have stayed at this cottage several times and just love it! We had a lovely comfortable short break at the cottage, which is set in the delightful old farm grounds and within a few steps of open countryside, and a few minutes drive of walks on the Downs and several excellent pubs. Chichester and Portsmouth were an easy drive. The Cottage had everything we needed and the welcome hamper was perfect and very welcome. Harriet welcomed us and encouraged us to simply ask if we needed help with anything. We would definitely stay again.
An enjoyable week spent at Little Barn. Very comfortable accommodation in a quiet location, close to local amenities. Chichester within easy reach for shopping, sightseeing, galleries etc. Great walking routes close to the property, with both Birdham and Chichester Marina within walking distance for an evening stroll. A number of good eateries close by. Directions to property need to state ‘Turn left opposite Martins lane, into drive for Coppice Barn’; as the directions provided were misleading. Would stay here again.
A well kept and clean cottage located in the village of West Wittering. You have a small convenience store next door and local restaurants, pub and the famous West Wittering beach about a 15-20 minutes walk away. Also the start of the Salterns Way trail if you love to walk through the countryside up to central Chichester through Itchener, Birdham Pond Marina, Chichester Marina and Dell Key. Total walk takes about 2 1/2 hours +/- but you can also cycle it if you have bikes. Can fully recommend the cottage as a place to stay.
This holiday home is excellently situated on the edge of een beautiful landscape. The track leading to it (some 3 - 400 metres) is in very bad condition and the holes should be filled. The cottage itself is very roomy and comfortable. There are only some minor things that could be bettered such as the tap over the kitchen sink (it takes hours to get hot water, why not fit a small kitchen boiler) or the fact that the mirrors in the bathrooms do no have a direct light over them (so shaving properly is not easy). Otherwise it is all very good and highly recommandable.

Lovely peaceful location. Apartment had everything we needed. Comfortable beds, nice and warm. Only very very slight niggle is the coffee pods that were provided hadn’t been restocked and tissues boxes left empty in the bedrooms. As I say, only very slight niggles and obviously didn’t affect stay. Overall a lovely apartment, great weekend. We shall return.
This is a fantastic cottage in a great location and I would definitely book this again. Recently renovated, it really does feel as if someone has spent a lot of time, energy and careful thought bringing it all together. Loved this clean warm large cottage .Best beds ever. Everything on hand in the kitchen Few problems No Christmas Decorations had to go and buy a tree/lights etc as had our family & great grandchildren visiting and seemed sad with nothing show at Christmas NOTE ! No room in our car to bring any from home. We loved Seagull Cottage - we chose it as the location for our 2020 Staycation to give us a change of scene but so that I was closer to work when necessary. My partner and I had a lovely five night stay here. We were house hunting in the area and it made a perfect base. Large, comfy barn, excellent kitchen and bathrooms. Owner really helpful when we had problems with the TV. Enclosed sunny garden. We went for a couple of good walks from the property along quiet country lanes. Very much recommended.
Booked 3 nights for a girls weekend with 3 special friends. Living in such strange times it meant we could have our own room. The house was just perfect and we had a fun filled time. Highly recommend and we could easily return.

This is a historic cottage in a terrace close to the centre of Chichester so the location is excellent and a real plus. However, parking can be difficult, and often we had to park some way down the road or even in another road, due the volume of cars needing spaces. The owners were terrific - very pleasant and responsive and they made sure we had plenty of parking stickers. We stayed here for my sisters micro wedding at farbridge barn, the host was most accommodating with date changes and any enquiries we had. We walked into Chichester to the crate and apple for dinner one night which we would highly recommend. The house being spread over 3 floors made it feel very spacious but yet cosy. The only point we struggled with was that there was no shower, just a bath.... but that was only because there was 5 bridesmaids and a bride all trying to get ready for a wedding, any other occasion we wouldn't have minded. We rented 7 of the Salterns apartments for family to celebrate our son's wedding in Arundel Cathedral with the reception held at Chichester Yacht Club. The location of Chichester Marina is absolutely stunning. All the apartments are spacious and well appointed, particularly No 5 with a double aspect living area and terrace with a beautiful view!!! It was the perfect location to bring friends and family together for a few days. All the apartments worked well with children too. This is a beautiful, comfortable apartment, with everything that you could need. The kitchen is very well equipped, the beds were really comfortable, and the showers were powerful. The setting is very peaceful, but just behind the high Street, with a supermarket just across the road. We slept so well here that we didn't want to go home. Lots of places to visit within about half an hours drive (Chichester, Arundel, Bognor Regis, Bosham etc), Would recommend lake swimming in Frensham Great Pond.
Brewery Cottage was delightful, larger than the photos lead you to believe we were surprised at the space . Everything was high quality and well thought out . The location was perfect we could walk into the centre within 10 minutes for restaurants and cafes ,there is a pub within 5 mins which is great if it's raining !! Even though it's this close to the town the cottage could have been in the country side it was so peaceful. Easy access to trains /bus's if you are without a car. We loved our stay there and really hope to visit again .
The apartment is very comfortable, well equipped and located but can be noisy and too warm. We were also supplied incorrect entry information and despite numerous requests could not obtain a bread knife! Although a great central location, the apartment is right next to the Angel Inn which had set up a restaurant in the car park, immediately outside the apartment, which was noisy with late drinkers and diners and we had to phone the pub and ask them to move the revellers on. Our third stay in this lovely cottage was completely spoilt when we arrived to find that the state of cleanliness was well below expectations. It was absolutely apparent that no Covid 19 cleaning protocols had been carried out (especially as we had been asked to arrive an hour later than normal for them to complete the extra cleaning involved.) Would recommend this property to others if the owners/Henry Adams could guarantee that even basic cleaning (ie:-kitchen surfaces, cupboards, cooker,sink, cutlery and crockery)
Only disappointment was being 5' 2" and over 70 we had to stand on a stool to reach window locks and hang things on wardrobe rails. We didn't master the temperature control on the 2nd shower but managed the one over the bath so coped with that. The flat was ideally situated to get around the City and to have private parking was definitely a plus. Thoroughly enjoyed our stay in Chichester and was pleased we finally made it after making the first booking for May.
The location is excellent with plenty of walks along the harbour foreshore. The cottage is spacious and perfect for a family.
This is a lovely, comfortable house with a very pretty garden in a peaceful location backing onto a nature reserve. It was such a pleasure to wake up to the view and to sit on the sunny balcony in the morning drinking coffee and watching the birds and the occasional deer. Great walking from the house and many places close by in the car. We loved it.

Lovely very small but beautifully decorated flat right in the heart of Chichester. No storage space which was a shame. It was peaceful and had the basic amenities..A washing machine but no drying rack or space to dry clothes. We asked the agent for one but none was provided. The front door bell did not work which is a problem if you only have one set of keys or visitors. Again reported to the agent but no one came to fix the door bell. Accommodation and equipment was spotlessly clean; bed very comfortable, but sofa bed not very comfortable as a sofa. In a very quiet location with plenty of parking space and lots of walks nearby for the dog.
I took Compass Cottage for a short break with my two grown-up sons. The property was all that we required being close to the water and within easy walking distance to Emsworth town centre. The house was clean and modern and we were lucky to be able eat/drink outside in the compact rear garden, The bathroom was similarly in great condition although the ceiling height was somewhat low for two lads over 6'2"! We spent 5 nights at the cottage in September 2020. It’s a relatively new conversion of a boat yard building and finished to a high standard and v much to our taste. Bright, open plan, warm, airy. Showers are v powerful and, although not strong, WiFi was good enough for videoconferencing. Easy parking. The location is excellent for access to Chichester and the Witterings. Loads of walking on the doorstep (including a 10 mile circular route via the Itchenor ferry and Bosham. The excellent pubs in Itchenor and Dell Quay are en that route and well worth a visit! We stayed in this lovely little house for a number of weeks while waiting to move into our new home in the area. Birch End was very well appointed, clean, and perfectly suited our needs.
Our principle reason for choosing Shorecroft is its proximity to the beach. However, on both of our September stays the shore defenses were raised leaving a very deep ditch outside the property making it dangerous to even attempt to go directly on to the beach. For this reason I think it would be wise to replace the gate at the far end of the path to keep both children and pets safe. There is a locked gate in Dark Lane giving access to the beach and the contact we were given on our first stay provided us with the combination which was very helpful. Pleasant comfortable home for a short break. Wish we could have stayed longer. Lots to do in the area despite the covid restrictions. Walk across the nearby park to the wood and heath was great.
Very pleasant stay. Clean and modern with all that you need for a short stay. Nice walks and great we could take our dog. Lovely interesting views over so many boats in the marina. Very accessible by car to Chichester which is a superb town, enjoyed Cathedral and varied shops. Plus Portsmouth to see Henry VIII Mary Rose. Came back home feeling refreshed.
unfortunately as we live in the country we did find the main road rather noisy, but as we were out most of the time it was not a big issue. Comfortable and cosy. A good situation for discovering the countryside.
There was a problem collecting the key which the out of hours service helped with very swiftly, but made the start of the holiday very stressful. Stride Close is quiet and calm, with a short walk to the city centre, along a busy road. It suited us well for a short period.
This is our second visit to Spence Cottage and, as we found on our first stay, we found it an ideal location for walks & exploring the area e.g Itchenor, Witterings, marina, Dell Quay. etc as well as Chichestor itself. Our stays have been ‘out of season’ but, knowing the area quite well, we are aware the main road does get very busy during the summer period and might get a bit noisy for some visitors. The cottage itself is very clean and comfortable with a pleasing mixture of contemporary & original features. Facilities are excellent providing everything you might need for a break.
We Renyard Kalami for 5 weeks whilst a house purchase went through in the same road. The house was great and allowed us to continue life as normal. Great location and well presented. For a long stay there was a serious lack of clothes hanging space (none) but if staying for a holiday the place is great. My mum has booked for next year!
Excellent property. Very clean, comfortable and convenient. Would highly recommend but surprised to see the advice to use the side door rather than the patio windows for access to the garden. The weather being good and having a dog to keep an eye on we chose to ignore this "suggestion " and everything worked O.K. Nice roomy house for 6 people. Good size bedrooms, lovely size garden - just be careful playing football that the ball does not go in the stream. Chairs in the lounge were a big hit! Small minus point is the shower - need to make sure there is no water and pressure loss out of the tube under the console. Good wi-fi.
We spent a wonderful week in July in the Loft, located just 50m from the gravel beach. With 6 sunny days we were quite lucky. As we cooked every day, just a dish washer was missing (but we knew about that before) - and sharp knives!
Location is breathtaking and the cottage instantly relaxing. Cottage is well equipped and in the most amazing position. All the family had a great few days and even managed some canoeing and paddleboarding. For mountain biking the South Downs Way is 20 minutes drive. Fabulous...... 10/10
We stayed for a week and used it as a base to explore Chichester, Arundel and the Witterings beach area. Good driveway space for loading and unloading the car. The house was clean, presentable and comfortable. Nice neighbours and good fast internet access. It was easy to walk into town to visit shops and restuarants etc. Ideal position for those wanting to access the Centurion and Salterns Way cycle paths. The cottage is located in the middle of the village - 3 houses away from the convenience store - which had everything we needed. The cottage is about 15 minute walk to West Wittering beach - which is a beautiful sandy beach with a great cafe and toilets and no tatty shops or amusements. The cottage is well equipped and has modern furnishings and was very clean. The only down side about the cottage is because it is on the main road to the beach on a sunny day there is a lot of traffic going past.
The property itself was lovely: decorated to a high standard with very interesting and quirky furnishings. However, the mattress is probably towards the end of its life and not very comfortable. In addition, the location was a little disappointing being wedged between a main road and train line .... in winter it was fine with the windows closed but not quite the peaceful, relaxing and comfortable retreat for which we were hoping.

This was our second stay at Himalaya. We visit during the West Dean International Classical Guitar Festival as a base to go to the concerts. We also love to visit Pallant House and other galleries in Chichester as well as Bognor for the sea. The flat is clean, bright and comfortable and the price seems right for what it offers. We love the Buddha and being able to browse the travel books written by the owners who let out the flat while they are away on adventures! The overall cleanliness of the unit wasn't good. Also thought there would be more privacy, didn't expect a bedroom above the bedroom of the unit.
The house is well equipped if it was mine I’d want to do some minor repairs but the peeling wallpaper/paint doesn’t spoil your enjoyment and it’s not everywhere (I’m fussy). Smart TVs in lounge and bedroom. Plenty of comfy seating. 2nd bed a bit small and they need to use the downstairs shower room. It was my second stay so none of the above bothered me. It’s a cut above some places I’ve stayed and it’s location is fab and parking for 2 cars a really good selling point.

My husband and I enjoyed our weeks stay in this well positioned bungalow. A short walk to the beach, local pub for lunch and the parade of shops. The bungalow catered for all our needs and we really liked the shower. Nice private garden with chairs and table provided. The bungalow does seem to have a damp issue and at times the bathroom smelt a bit musty. Also we were surprised that only one double bed had been made up. We were asked to delay entry for extra cleaning only to find when we entered the property it had not been cleaned. We made contact with Henry Adams and the boss of the cleaning company arrived within the hour who was shocked at the condition we had found it in and they then gave the flat a thorough clean and then left it in a satisfactory condition for us to start our holiday. At this time of covid 19 restrictions we felt that the flat was very cluttered with the owners belongings which would not have been there. We really enjoyed our week here. The views are wonderful and being so close to the shoreline meant we could go kayaking or swimming every day. Lovely walks straight out of the door. We'll definitely be back.
Although we loved the location of West Mount Cottage and the welcome pack was very thoughtful, the 2 most crucial items in this property were sadly lacking. The beds were extremely uncomfortable (my husband suffers with a bad back and was in agony by the middle of our stay), and no relief could be found on the sofas as they also lacked any support whatsoever. No dishcloth (I bought one), mop and bucket, broom, vacuum or toilet brush were provided so any cleaning was almost impossible. Springs in top bunk poking through, uncomfortable for grandson. No mention of the fact there was not a table to sit at for meals which is difficult for young children to balance plates on their lap. But otherwise a lovely cottage.

First the good points. Having stayed in other deck houses we knew what to expect. It was nicely decorated and clean. The beds were very comfortable as was the sofa. There was plenty of hot water and the wi-fi was excellent. It is in a great location close to the marina and perfect for a break. However, we were there for a week and the deck house was missing quite a few 'basics' you would expect from a holiday let. I was amazed to find no wardrobe or hanging rail in either bedroom! We enjoyed our stay in this excellent location. The surrounding area is lovely and lots of places to visit. We visited Portsmouth historic Docklands, Spinnaker Tower and shops. My wife loved Fishbourne Roman Palace and we all loved the coastline particularly Chichester Harbour area.
A very nice cottage with good amenities, comfy beds, good shower and quiet. Its well located for the sea front which is literally a 1 minute walk away and local shops. Can recommend the cottage as a good place to stay.
We stayed at the property for 4 weeks and enjoyed being there. Emsworth has a lovely atmosphere and Rookery Cottage was an ideal base from which to walk and also to explore the coast. It was ideal for the two of us and our two young grand children loved it when they visited for a few days.
This cottage is very basic - the kitchen is more like a galley kitchen while The main sitting room is uninspiring and over-furnished. The outdoor dining area doesn’t really serve its intended purpose and is more of a drying area. The bedrooms are decent although it’s a pity that there’s no toilet in the annex. Great location but at this price point i would expect a better overall package.
The house has been very clean, quiet. Exactly what we have needed. One of the best experiences we’ve ever had. We truly recommend it
