The house is in a fabulous location in Emsworth. Comfortable inside, lovely walks. We were very grateful to staff at Henry Adams for relocating us there after previous property damp. Very enjoyable week from then on.
We stayed at Cabane Mont Forte over the May Bank Holiday as we were visiting friends in the area. The house is located on a quiet estate; we initially pulled up to the wrong house number quoted in the directions from the agent but soon found the right place. The house was very welcoming, spacious and comfortable. Super clean with everything we needed. We did not use the hob or oven due to eating out. My husband and I had the pleasure of staying at Studio Cottage for three weeks in between moving homes, and it couldn’t have been more perfect. From the moment we arrived, Jennifer went above and beyond to make us feel comfortable, nothing was too much trouble, with thoughtful touches that made it truly feel like home. Rubens Barn is a little rural gem. All of the creature comforts, extremely generous food provisions and a wonderful owner who greeted us on arrival and departure. Accessible to Chichester, Midhurst and Petworth. Highly recommended.

Our 3rd stay, all aspects of Elm Lodge and the location were excellent as always. We will use this venue for future breaks but next time we will take precautions against the possibility of insect bites in this lovely and picturesque location.
Hidden gem in charming town. Well equipped, clean and newly refurbished, with secure parking. There are stairs and some road noise at peak times but otherwise very comfortable. Shame about the reconstruction of the hotel across the road but can’t be helped and I’m sure it will change in coming months.

We booked a 2 night stay here and thoroughly enjoyed our break. The house was clean and comfortable. The location less than 10 minutes walk to the beach was great. The house was very dog friendly too.
Pebblestone is an incredibly well-equipped apartment which is located very near East Wittering beach. Jan has thought about everything - everything you could possibly need is there and it is a really comfortable stay. We have now stayed at Pebblestone twice and have already booked to come back! Jan’s communication is excellent and really cares about her guests having a proper, restful holiday.
Wow, although having viewed the house online it was amazing once we were in. Spacious, clean and everything that we needed for our stay. Enough room for 6 adults to join together or take off somewhere within the house. This is our third rental proposition from Henry Adams and cannot fault them, very professional and friendly. We absolutely love the White House at Borden. After staying last year, we had such an amazing time that everyone immediately wanted to plan the next stay. We loved the beautiful location, the pool table and the hot tub was well used! The contact and support from host was impeccable too.
We only had three nights at Mariners Terrace but it was a great joy to stay there. We know Bosham and the area so it was delightfully familiar to us. The cottage was comfortable, very prettily furnished, and just what we had hoped for. The location was ideal,
The property is set in a quiet residential cul-de-sac in the attractive village of Bosham, which borders Chichester Harbour. The property has been recently renovated. There are 4 double bedrooms, with comfortable mattresses, and a spacious open plan kitchen/dining area, with large glass doors which open out on to a patio and a good-sized garden. There is a separate spacious sitting room, and a bathroom and a shower room. A good property for a relaxing family holiday, with a number of beaches within a 20/30 minute drive; the owners were very friendly and helpful.
This was our second trip to Hearnesbrook Barn and we can’t speak highly enough of the comfort, cleanliness and facilities here. The owners are very welcoming and provide some lovely homely touches in advance of your arrival. There are so many eateries within walking distance and some good walking routes on the doorstep. A perfect place for a peaceful retreat. We hope to be back again soon.
Excellent accommodation on a quiet street but only a short walk from the sea. The owner was very friendly and on hand if needed. We had meals out in two local restaurants again within in walking distance. There is a lot to see and do and in the short time we were here we visited Chichester Cathedral, West Wittering beach and the Weald and Downland Living Museum. The weather could have been kinder but we enjoyed our stay and would thoroughly recommend Caedwalla House.
I genuinely don’t know where to begin in attempting to do justice to our week here: truly one of the best staycations I’ve had. Starting with the lodge, the pictures great as they are, don’t do it justice. It’s so well decorated and cleverly designed. It has everything you could possibly need. The location is breathtaking, we are missing the tranquil and calming sound of the steam each morning. Stayed here for the week for Goodwood Festival of Speed. Great place to stay. Immaculate and everything provided for our stay. The living room did get quite warm but, then again we were here during a heatwave. Not a huge problem as we were out for most of the day. There was a fan in the bedroom though which was great. We'll definitely consider coming back here to stay.
A lovely lodge with plenty of space for 2 people plus dog. A very good location. Only weakness is the poor tv reception.
The cottage was in a pretty terrace and so close to the sea. It was spotlessly clean, well equipped and homely. We loved it. The owner has provided an excellent property for guests.
The house was clean and spacious, comfortable and quiet, and very well equipped, and our host Lorna was very kind and accommodating. Being quite central, we also found that the location was great for touring around West Sussex. A very lovely week has been spent there.

We had a wonderful stay at this cottage. The location was perfect for us, making it easy to catch up with family and friends along the south coast. The cottage itself was very well equipped, especially the kitchen, which had everything we needed to prepare meals without any hassle. It was a lovely touch to find milk in the fridge and biscuits waiting for us on arrival, as well as useful essentials like washing up liquid, dishwasher tablets, hand soap, and body wash. This is the third year we have booked this accommodation. Our team enjoy staying at The Parlour Emsworth due to its cleanliness and self catering ability unlike staying at a Hotel. It is ideally placed for their local commute and we would happily recommend staying here.

This was our third annual visit to stay, which in itself speaks volumes. The house is stunning and in beautiful surroundings with excellent facilities. The kitchen in particular has everything you could wish for. I had made an error in booking for a Sat - Tues and despite Henry Adam’s advising this could not be changed the owner very kindly agreed to allow us to amend to a Fri - Mon booking. The Stables, Wickham is a delightful holiday property in a peaceful location overlooking a grassy paddock where deer, foxes, etc can be observed. Well designed and beautifully appointed, it is fitted out in a simple understated style which complements the building. The provision of under floor heating and a wood burner would make it attractive at any time of the year. We couldn't fault it, M & R
Castleton is an annexe to a pretty cottage in north Chichester. The accommodation is very good, it has served us well for both our visits. The location is excellent for the city and for walks to Lavant and around.
What a beautiful house! So much light coming in from all the windows- it could even be too hot in summer, but was perfect for late October. We never needed any heating at all. Cooking equipment was good and nice to get a gas hob. We do like to cook from scratch and this kitchen was perfect. Beds, and rooms were large and comfortable, though only found one easy chair that was comfortable to sit in for any time (the sofa in TV room). - I am short and need an upright back, so bucket chairs and long seated chars don't work for me, or my partner. Having stayed at Stable Cottage on previous occasions, it was great to find everything was up to the previous high standard. This comfortable and well appointed venue is excellent for a variety activities, from coastal or countryside walking to easy drives for visits to popular stately homes, gardens, museums, and much, much more. There is surely something for everyone, even just a peaceful, relaxing escape with several pubs and restaurants within easy reach. I'll have no hesitation in returning.
We had a very pleasant stay at Pears Grove. A large house with ample space for four women on a three night stay. The house was well presented and in a good position for trips to Emsworth and Chichester. Our only criticism is that there were no basic cooking essentials available, such as oil, only hand soap in one of the bathrooms and only two dishwasher tablets available for our use.
Have stayed in both of the Vellum Court apartments, #2 this time, and once again an excellent stay. Well appointed, warm and comfortable with plenty of kitchen cutlery and crockery - all that you could ask for. We will be looking to stay again
A superb holiday home. Beautifully clean and stocked with replenishables. Airy, homely and comfortable for 2 adults. Great location for accessing the south coast beaches and harbours as well as Chichester and the South Downs. The owners have done themselves proud with how they furnish and present the property. Only minor downside is traffic noise as the property is right on the A259.
Great location for visiting Arundel Gallery Trail. Could not get TVs in bedroom or kitchen to work A slight squeeze for 5 adults in kitchen diner area.
We had a wonderful stay at Steddles. We were five adults and a 1-year-old, and felt there was plenty of space for all. However, we didn't feel at all safe with the glass bottles in the kitchen and bathrooms. Also some of the kitchen ware (such as the frying pans) would need to be renewed. We were hoping to have a bbq one night, but it was so messy we gave up the idea. All in all, we really enjoyed our stay. The location of the place couldn't be any better, being so close to town centre, yet on a very peaceful street.
The cottage is surprisingly spacious and in a great location for all that Emsworth has to offer. It is well equipped and beds are comfortable. Parking at the rear by the garage was easy but we were never able to get a space in front of the property for the second car. Overall would strongly recommend this cottage.
I am local and booked the house for friends who came for a.reunion weekend. Great house with really good facilities. Lovely big bedrooms and really great open plan kitchen, dining and sitting area. We loved it. My only suggestion would be a bigger dining table as the house is for 8 people and the table is a squeeze. Thank you.
We stayed for a week at Cissa which is about a 10 min walk into the Chichester centre, which is why we picked Cissa. The bungalow is in a lovely area of mixed bungalows, houses and so quiet. From the kitchen window you can see the spire of the cathedral and hear the bells on a Sunday which we loved, they are lovely to hear but not intrusive, we heard them while sitting out in the garden having our breakfast tea. Practical and pleasant cottage. We all enjoyed our stay. It was warm! Important for out of season stays. One snag was that we didn't find the heating instructions at first as in unusual position on wall behind kitchen door. Further from the beach than expected. It's actually 25mins of rather dull walk or you have to drive and pay £7. But there are pleasant short walks on footpaths very close and one of them does give access to the beach - slightly further than going down the road but a better bit of beach for swimming.
Such a lovely place to stay, clean and everything we needed for our short stay. So close to the sea plus walking distance to the town. Debbie was very welcoming. We will be back!

Highly recommend Broomy Cottage. Beautiful location, stunning surroundings and it was the perfect spot as the base for our families for our wedding which wasn’t far away. The house was clean, had everything we needed and really well looked after. Gorgeous furnishings & design!
Access was easy. Off road parking is available and very welcome. The property is spacious, light and airy. Well appointed kitchen. Plenty of hot water. Surprisingly quiet at night, yet close to sea front. All in all, we had a very pleasant stay.

This cottage had everything we could possibly need and we were very happy to stay. It has excellent amenities and though its location is rural, distances to plenty of places to visit are small. This area is a cycling paradise and we really enjoyed transporting our bikes to the varied routes in the area of Portsmouth and Chichester etc. Our bikes were very safe in the garden of the cottage due to the gated community. The Run is a beautiful spacious holiday cottage in a quiet rural location. Easy parking and nice little outside seating. We loved the layout of the cottage, very practical. The kitchen was very well equiped. Owner was very helpful. The cottage could perhaps do with a bit more decoration to make it feel more cozy. When it comes to cleanliness we don’t like finding leftovers from previous stays in cupboards and fridge. Compared to other cottages we stayed in in the past we feel like the cottage is overprized.

I have stayed in various deckhouses in Emsworth and particularly like this one due to its location. The accommodation is very comfortable and inviting with all that you would need to make your stay enjoyable. Emsworth Village is within walking distance from the deckhouse with various places to eat in the evening and during the day. I would definitely recommend this accommodation.
Beautiful countryside with excellent opportunities for longer and shorter hikes. Not too far from the beach (40 km). Pub with good food within 10 min drive, shops further away. Car necessary.
The Cloisters is an amazing cottage, a hidden gem. It is so close to all amenities, a short drive to see lots of stuff but you also don’t need to use your car as there is plenty to see and do. The courage is well equipped, very comfortable. We have been twice now, it is one of my very favourite places try stay and I love the fact that it’s within the cathedral grounds.
We have stayed at Little Barn 3 times now because it is in such a lovely location and the owners are helpful and relaxed. We would highly recommend it.
We had a lovely break at the Beach House. Flat walking to beach and other walks along coastal path. Shops also within very short walk so handy to get basics etc also plenty places to eat out within walking distance.Easy parking on drive and brilliant secure garden for our dog.House located in a very quiet area and wouldn’t hesitate in staying there again.
A pleasant country cottage situated in lovely grounds with plenty of walking on the doorstep. Very nice, helpful owners and a welcome package included. The only downside was the bathroom which was only provided with a bath and a handshower - not really adequate for elderly people. It was a good area to reach many interesting historic houses and gardens. Altogether, a pleasant stay.
A cosy but far from small cottage in a lovely village location. Great pubs and the food from the Indian was lovely. Great location the Witterings and Bosham on the door step and great walks into Emsworth to watch the boats go by, would highly recommend.

This a superb cottage with everything we needed to self cater and enjoy this beautiful Cathedral city. The kitchen was well equipped and maintained. Everything was clean and the lounge area very comfortable. An excellent walk in shower and very comfortable bed.

A beautiful, clean cottage that was amazingly equipped with everything we could need. A great space for a family of four with lots of luxurious touches. We used it as a base to explore the south coast area of Sussex. Highly recommend!
Such an ideal location, Sea Esta had everything we needed for our stay. Selsey is a perfect place to unwind and you can feel how the pace slows as soon as you turn off the A27. The beach, which is literally a stones throw away, is clean and very quiet, apart from a few local fishermen occasionally setting out to sea. With the pub just behind, we didn’t need to go anywhere else although there are plenty of places to visit nearby. Sitting on our balcony with a glass of wine in the evening was just bliss and what a view there is.
A perfect location. Spacious accommodation. Unusual for a holiday let to have no information pack or any manuals for using appliances. A small niggle: the kettle either needs descaling or replacing. Water just dribbles out!

We all thoroughly enjoyed our stay at Innisfree. The house is large, light and airy so absolutely perfect for a few people. In our case, the football was on in one room and game playing and cooking going on in another. It’s very well situated and super close to the beach - except we were unlucky in that seaweed had washed up and covered the sandy area. The Stables are close to all the amenities of Chichester and the wonderful West Wittering beaches. Fantastic property if you have a dog, with a huge area of accessible land on the property for your walks. Lovely hosts live in an adjacent cottage.
Enjoyed our stay, very conveniently close to Chichester, but easy to get to other areas. Cottage was very nicely decorated, with new carpets, and lovely curtains. Everything was there that you needed. Pretty little garden.

We loved our stay Warner Wood. It's a very spacious and well equipped property, that easily fitted all 12 of us. The central kitchen had everything we needed including big pots and pans, blender and a large gas hob for cooking a couple of feasts, which we enjoyed around the long dining table in the lounge. The cottage was very spacious for two and was generally in very good condition and comfortable. It was described in the details as "recently converted" which might mislead some people as there were some indications that it had been done a while. Our host was very helpful but not intrusive. The property was very convenient for many attractions in the area but is also in some beautiful countryside ideal for walking and exploring. We would certainly use it again if we were to revisit the area in the future.
We loved staying at Spindrift during our visit from New Zealand to family in West Sussex. Would recommend.
We felt at home as soon as we entered the place, clean, light and tidy. Soon found all the facilities and settled in for our too short a stay. Loved being able to watch the birds ferreting amongst the plant life on the beach, for whatever, with the sea as a backdrop. Perfectly positioned premises for a relaxing break with a constantly changing view of the sea. Great to have off street parking too.
Wisteria Way was a wonderful place to stay. The accommodation itself is perfect for a couple and was very clean. The bed was very comfortable, it had a lovely separate lounge/dining room, and a fully equipped kitchen as well that included a full sized fridge and washing machine/dryer. Me and my mum loved our week away. The flat was in a perfect location with a gorgeous view. Very comfortable seating and beds and well equipped kitchen. Great and quick communication with owner. Didn't want to leave and would definitely recommend and choose again if we are back in the area.
We had a very enjoyable short break at Compass Cottage. The standout in the property was the quality of the beds - we slept extremely well in the very comfy mattresses! The cottage also benefits from excellent double glazing which almost removes the traffic noise from Main Road. Overall the property was comfy and cosy and we enjoyed staying in as much as we did going out and exploring the surrounding area. Would highly recommend.
Stunning views from the two balconies and on first impressions everything looked perfect. However we found the 2 sofas not very comfortable and although there were 2 bathrooms the sinks were too small to use properly without lots of splashes.Although the apartment was generally very clean the freezer needed defrosting and the oven was dirty.We had to collect the key from Henry Adams offices car park which we found inconvenient as we had arrived by train and had luggage . They did agree to us leaving the keys at the end of the stay on the dining room table which helped.
Great location for visiting Midhurst. However, it was just as well we knew where we were going as the instruction we were given said " Pizza Express" when it should be "Tesco Express". Nice new kitchen Lots of utensils But utensils etc need some review: We found a dirty / scratched pan. Some chipped/ unclean plates Some unclean cutlery in the drawer Knife in draw - missing its tip. You wake up to an amazing view of the sea and there is a great range of restaurants (from the basic to the classy) just round the corner. The apartment itself is in OK condition and fine for a long weekend. During our 8 day stay, the washing machine broke and could not be fixed before the end of our stay so the Letting Agents helpfully offered us the apartment upstairs (which was empty at that point). Which is bigger and better. So - a win!
A comfortable cottage perhaps not recommended to dog owners as lacking an enclosed garden area. Was surprised that some expected items were not supplied as would normally expect these. ie hairdryer, umbrella.
We have stayed at Still Waters 3 times now and it always loves up to our expectations. The position is marvellous, well love the coastal path walk into Emsworth. Still Waters provides us with plenty of room and comfort. The kitchen is well equipped. We will certainly be visiting again in 2026
This accommodation is sub-par. Although clean enough, it is badly lit and care worn. We had no landing light all week and when we changed the bulb, it still wouldn't work. All the bedding needs replacing as it is thin and old and there is a horrible rusty old loo roll holder in the bathroom which needs throwing out. The place is generally badly lit ans gloomy. It feels like nobody cares about the place or about the poor people who spend their main holiday of the year there... I really enjoyed staying in this property, I had an extended stay with my three boys, it’s local to their school and they had a friend who was living next door. The property was very comfortable and clean throughout and suited our needs. The owner was contactable and helped us out when needed. I would recommend this property to my friends
My husband and I stayed for a long weekend at Spence Cottage with our dog and had a lovely time. The cottage is spacious, comfortable and has everything you need for a wonderful stay. Birdham Pool and Chichester Marina are a 30 minute walk down the road and the witterings only a short drive. We would definitely stay again!

Easy to find, with good parking in front. The house is bright and spacious. All rooms were spotlessly clean and nicely furnished. The open plan kitchen/diner/lounge is large and well-equipped, with sliding door access to a long and very neat garden. Overall a very good choice for our group of 5. About 1km walk to CFT, with town centre just beyond.

Frankland House is situated right in the heart of Emsworth village. Walking distance to shops, pubs, restaurants and the waterside. This was our second visit to seasidings this year.We love the house and the beach. Couple of things hadn't been fixed since our last visit. Lights not working in a bedroom. Drip under the sink still driving. Very well equipped and very cosy house, big enough for all the family.
A comfortable and spacious bungalow which is clean and well resourced. We had a lovely stay at Bracklesham Bay and keen to return next summer!
We stayed here as we were delayed moving into a property on the Island. Location great and felt quite private to the owners house. Clean, comfortable and a very pleasant stay.
Very clean lines to this property but very sparse on furniture. Very hot inside when it's sunny due to windows in roof which I believe don't open?, and due to its location the property sits in sun most of day so the inside is only cool in morning and evening. The shower also is either hot or cold, and you can't seem to regulate the temperature as the water pressure then drops if you add too much hot or cold. The bed/sofa in the lounge area is also hard and uncomfortable, I spent most of my time sitting on the chairs on the balcony.
Was a great spot within easy distance of Midhurst. Only complaint is the difficulty in turning right on Petersfield Rd but turned left and went down June Lane. The cost of the place was high but the value was there.
Overall, our stay exceeded our expectations. Highly recommend to anyone looking for a top-notch experience!

We have just returned from a 6 day stay at The Old Sail Loft, Emsworth. We chose this cottage mainly because of the location to Goodwood but also having 3 bedrooms and 2 bathrooms which was perfect for our family. This cottage ticked the boxes in so many ways, 20 mins from Goodwood, 15 mins from Portsmouth, just a 5 min walk into the town, lots of places to eat and takeaways that delivered. This is a rather special and quite unique place to stay. I've long been fascinated by the Deckhouses at Emsworth, houses on stilts overlooking both Thorney island and the harbour. It completely lived up to my expectations! The view from balcony, that runs the full length of the property gives spectacular views, and the most incredible sunsets. We had a lovely 3 day break at Costal. The house and location is perfect for a family get together, house is child friendly with an enclosed sunny garden, and just a 2 minute walk to the beach. There’s games and toys for the children and even boogie boards to take to the beach. If you need any help they respond with quickly.
Overall house and location were very good. Disappointed with Henry Adams customer service though. I politely emailed to ask if there was any more outside furniture than the small bistro table and two chairs shown in the photo's. They replied no that's all there was. So we hired a food box for the car (£120) so we could sit out if the weather was OK. Only to find the was a lovely large table six chairs and a bbq. Someone at Henry Adams obviously couldn't be bothered making a quick call to the owner.

We h ad a lovely stay in Dolphin house. It was very well situated, convenient for the restaurants,shops and quay side; we had lovely walks straight from the apartment. The parking was tricky; we were there in the week when there was none nearby in the road, but found some nearby. We also found the bed a bit uncomfortable. Overall though, it was good value and we would stay there again, as we loved Emsworth.
The Cottage was homely and comfortable within a reasonable walk into the center. Very close to a very busy road but not too annoying as we were out most days from mid morning until late evening. All mod-cons in kitchen. Only drawback was the shower over the bath and no non-slip mat.
We’re a family of 4 and a dog, & we all had a great time. The house was clean, practical, & the open plan kitchen/family room was amazing. We all enjoyed the hot tub on a few occasions, & a great sized back garden that our dog loved. The house is a 15 minute walk to WW beach, the perfect location to explore the local area. We’ll definitely be back:-)
We spent a lovely week here - 5 of us in 4 rooms, along with 2 dogs. The house is quite hi-tech with automatic night lights and fancy dimmers and is equipped with everything you could wish for. The beds were very comfortable as was the living room furniture and the massive telly is amazing. We were also fortunate to have some warm weather and enjoyed sitting out in the pretty garden with the koi. We loved the cottage and Felpham. Near the promenade for walks by the sea (fabulous in all weathers) and great wheel chair access. Lots of friendly people. Ideal centre for local trips. We will definitely be back.
The space was clean enough, convenient and private. There was lots of space for our family of 5. Overall the property was good it just needs some tlc. The kitchen floor boards look like some water damage has occurred in the past, the toilet seat is cracked and taped back together. These things didn’t cause us issues, the unit just needs a bit of maintenance and a good deep clean. Access to the unit upon arrival was easy. Would definitely stay again if we went back.

The barn is in a lovely setting, easy to find, with lots of local attractions for families and in walking distance to shops / pubs. The house is beautiful, with 2 separate gardens. I love this cottage and you pay to stay in a beautiful old cosy cottage which is steeped in history. The garden is delightful and you are very close to Middleton -on- sea village, with two or three pubs within walking distance and the beach 10 min walk away. . It is not for everybody. I have stayed before so knew what to expect. The cottage is small inside but cool on hot summer days. We enjoyed staying in York House for our 3 generation family celebration! The house is in a quiet residential area , set back from the main road within beautiful sunny gardens. The house was well equipped (though could do with sharper knives and pizza trays!), fairly clean with plenty of bedroom storage and comfortable beds. We had gorgeous weather and made the most of the garden seating etc. The external games room was a bonus and would have been used more if the weather hadn't been as good! The house had everything we needed, from cleaning products to bed linen, coffee, tea, ... The location is perfect, a quiet street with the beach, supermarkets, shopping street, ... just around the corner. There was no street noice and the garden was nice and calm. the only unfortunate thing was that the dishwasher was not working. The customer service replied immediately they could send someone to fix this, but we didn't here from this again before the end of our 6 night stay. Also, the temperature of the shower was hard to manage, being very hot mostly.

Dolphin Cottage is in a very quiet and pretty lane, quite close to the beach, and some shops and pubs. The cottage is beautifully decorated, very clean, well equipped kitchen and the two wood burning stoves are lovely to have in the winter months. We brought our bikes and enjoyed cycling around the island. The nature reserves are particularly interesting and beautiful. When we arrived at Dolphin Cottage it was very cold. Beacon Square was a lovely location and had a fabulous garden, and good for a weekend if you don’t mind very basic accomodation. We were there for 5 months and found the furniture old and uncomfortable and general internals in need of deep clean and repaint. For £1000 a week it wasn’t value for money.. we couldn’t move again as we just came back from Australia and didn’t want to upset the dogs with another move .. Lovely location - however it’s not really suitable for rental. The hot tap in the kitchen sink doesn’t work at all - nothing comes out of it? A mystery as the downstairs loo next door has plenty of hot water in the tap. Really inconvenient to wash up. Dishwasher doesn’t really clean properly. Aga is good but no shelves available to fit in the oven. Everywhere has peeling paint or chipped damaged wall paper. The flat is quite nice but in desperate need of TLC. There are cracks in the kitchen walls, some walls have scuff marks and need to be wiped and/or painted. The main bedroom window frame looks quite bad in places with the glass and frame dirty, including the double glazing. The kitchen chair cushions are heavily stained, and the cutlery, because they are part wood, should be replaced. In the living room. the wooden chair is broken and probably unsafe to use, and the carpet is moth eaten in some areas. Fabulous property, beautifully equipped and presented inside. Work is ongoing to complete restoration outside, when it will be even better. large garden with full on sea views from all parts of rear of property and stunning sunset views. Pros: Beautiful gardens, nice outside furniture, useful if weather is good. Great parking area. Bedrooms modest size, but each has quirky individually furnished style with repurposed period furniture. Bedding used is quality 100% linen with comfortable pillows and matches decor. A beautiful, very stylish property in a wonderful location if you're looking for an out-of-town break. Tastefully furnished and good av equipment. Lovely French doors but locked with no key. A little lacking in kitchen equipment and one of the bedrooms has inadequate curtains, unless you don't mind being woken up at dawn sunlight.
Pros - great location, near pub and nice coffee shop. Short walk to beach. Cons - not very clean on arrival, mould problem in bathroom, strong damp smell throughout property. Had planned to cook but found mould growing on wooden spoons and cobwebs on the pans - so ate out instead! Having read through the comments in the visitor book we could see these issues had been raised several times, so it’s disappointing they haven’t been addressed. Would not stay again.
The Loft was everything we needed for our family of four. The living room area was bright and well laid out. The kitchen contained everything we needed and more, and the bathroom was spacious for a holiday let. We used the pull out bed for our youngest… which was absolutely fine for him (it would be too short for anyone over 5 ft). Everything was as described. My family had a great stay at Kingsley. The property was in a beautiful area and offered a convenient location to explore surroundings. The house and gardens were clean, spacious and provided everything needed for a family of 10. The local information provided by the owner was helpful in allowing us to choose activities and eateries. Henry Adams were helpful agents and gave good information beforehand. We're so pleased we chose this accommodation.
Party size 4 Adults and 2 children (3 &6). Bedrooms - none of the rooms had any hanging space, only chest of drawers. There was one large double bedroom, children’s room with three beds and one other bedroom which was so small could only accommodate one adult and that was tight. There is only one shower bathroom. Separate toilet up stairs. Cloakroom downstairs. Unfortunately when using the washing machine the filter was blocked making the machine unable to expel the water. We booked The Little House as a last minute break. The property is in a lovely location with a great outside pool, but the house itself would benefit from some TLC. There was no appliance or pool information readily available and some of the appliances were either damaged or not working fully. The cooker and BBQ had not been cleaned and the upstairs windows and glass kitchen roof were very dirty. We had a lovely week at Primrose cottage - certainly the first time that I'd slept in a bedroom with a spiral staircase in one corner! Yes, the house is a bit tired in areas but no more than I'd expect with a holiday rental. Primrose Cottage is well located, with comfy beds, a well equipped kitchen and lovely garden. An issue with the toilet was dealt with immediately by the agent. Would recommend.
The Shed could have been very nice, but cleanliness left a bit to be desired, no instructions for the property, the rubbish bins were full, the cupboards and wardrobe contained other people’s property. However in a nice quiet position, very relaxing, once we’d worked out how anything worked. Tried to report bins to Henry Adam’s, but no one answered the phone.
No WiFi connection, no first aid kit, alarms going off constantly. No freezer. No iron. Terrible stench in conservatory area. No answers to complaints made. Should’ve been refunded full cost of holiday due to health & safety and fire safety. The owner has nothing to do with the property gets an elderly man to deal with any issues. Bins were locked so could not be emptied until the bloke came out about the alarms and said he had a key to unlock them! Worst holiday ever!
On arrival, checked over the property as we had children as part of our guest party - found half eaten food in the bunk bed room, crumbling walls and left over clothes from previous guests indicating the property had not been efficiently cleaned. Contacted the owner and was advised "our usual cleaners are away so unfortunately we had to use someone else who clearly was not as thorough as they should have been" which I note has been a previous excuse for another review.
