Elm lodge is the perfect destination if you are looking for a quiet relaxing break. A self catering lodge in a beautiful setting in West Sussex, it is perfectly placed as a base for exploring this lovely area on the south coast. We will visit again.
Hidden gem in charming town. Well equipped, clean and newly refurbished, with secure parking. There are stairs and some road noise at peak times but otherwise very comfortable. Shame about the reconstruction of the hotel across the road but can’t be helped and I’m sure it will change in coming months.

We booked a 2 night stay here and thoroughly enjoyed our break. The house was clean and comfortable. The location less than 10 minutes walk to the beach was great. The house was very dog friendly too.
Very clean and tidy and fully equipped with everthing you need for a short stay. Janet was a very good host and even though she lives next door, she left us completely alone apart from answering the odd question. We were very happy with everything during the time we were there. In my opinion, this is excellent value for money and great if you're walking/cycling the South Downs Way. South Harting has a good pub and nearby Petersfield covers almost everything else. Highly recommended!
We absolutely love the White House at Borden. After staying last year, we had such an amazing time that everyone immediately wanted to plan the next stay. We loved the beautiful location, the pool table and the hot tub was well used! The contact and support from host was impeccable too.

The property is set in a quiet residential cul-de-sac in the attractive village of Bosham, which borders Chichester Harbour. The property has been recently renovated. There are 4 double bedrooms, with comfortable mattresses, and a spacious open plan kitchen/dining area, with large glass doors which open out on to a patio and a good-sized garden. There is a separate spacious sitting room, and a bathroom and a shower room. A good property for a relaxing family holiday, with a number of beaches within a 20/30 minute drive; the owners were very friendly and helpful.
This is now our third stay here and it offers a peaceful break in a good location. There is all you need and it is very comfortable, will be back again next year.
We only had three nights at Mariners Terrace but it was a great joy to stay there. We know Bosham and the area so it was delightfully familiar to us. The cottage was comfortable, very prettily furnished, and just what we had hoped for. The location was ideal,
Very comfortable, bright & nicely furnished first floor flat next to the station, with most amenities that a couple would need for a few days stay, e.g great fridge freezer, washing machine, oven, hob & microwave. Bed was very comfortable and plenty of cupboard space. Would stay again.
Outstanding stay as always. We have been returning for more than 2 decades, so the facts speak for themselves! The hospitality is incredible and every possible need has been anticipated and catered for. Ideally located for numerous excursions, but sufficiently remote to engender a deep sense of relaxation, it provides the best of both worlds. We cannot recommend more highly!
Rubens Barn is a little rural gem. All of the creature comforts, extremely generous food provisions and a wonderful owner who greeted us on arrival and departure. Accessible to Chichester, Midhurst and Petworth. Highly recommended.

We stayed at Cabane Mont Forte over the May Bank Holiday as we were visiting friends in the area. The house is located on a quiet estate; we initially pulled up to the wrong house number quoted in the directions from the agent but soon found the right place. The house was very welcoming, spacious and comfortable. Super clean with everything we needed. We did not use the hob or oven due to eating out. The Annexe at Palm Tree Cottage offers a brilliant base for a holiday in the Chichester area. Hidden behind the owners' house it is fully protected from the slightly noisy A259, and contains everything one could wish for. The owners were very welcoming and the close proximity of the bus stop for the 700 service between Chichester and Portsmouth, which runs every 20 minutes on weekdays, means that you can leave the car parked up for most journeys. Very comfortable with a lovely garden to enjoy in the good weather. Very friendly owners for whom nothing is too much trouble.
Excellent accommodation on a quiet street but only a short walk from the sea. The owner was very friendly and on hand if needed. We had meals out in two local restaurants again within in walking distance. There is a lot to see and do and in the short time we were here we visited Chichester Cathedral, West Wittering beach and the Weald and Downland Living Museum. The weather could have been kinder but we enjoyed our stay and would thoroughly recommend Caedwalla House.
Beautifully situated overlooking the South Downs, Broomy Cottage is a well-furnished and equipped cottage for a family get-together, with lots of space for the little ones to explore and different lounge spaces to escape them. There is a high chair (not mentioned in the details) and a supply of small kids' toys. The annexe, which we didn't use, is a nice self-contained unit. It is in a good location for exploring the countryside and coast, and a five minute drive from Storrington which has a selection of shops and a Waitrose. Highly recommended.
Lou (the host) was fantastic, the house was spectacular, and so well kitted out. All of us had SUCH a wonderful time at Priory Coach House. Wouldn’t hesitate to recommend.
The house was clean and spacious, comfortable and quiet, and very well equipped, and our host Lorna was very kind and accommodating. Being quite central, we also found that the location was great for touring around West Sussex. A very lovely week has been spent there.

We stayed for a 40th birthday celebration with a group of friends. The house is beautiful and clean. Perfect hosting house with plenty of space and large bedrooms. We were lucky enough to have some sun so enjoyed the garden and games supplied. Location is good, not overlooked by any neighbours and walking distance to pub and shop
This is the third year we have booked this accommodation. Our team enjoy staying at The Parlour Emsworth due to its cleanliness and self catering ability unlike staying at a Hotel. It is ideally placed for their local commute and we would happily recommend staying here.

The Stables, Wickham is a delightful holiday property in a peaceful location overlooking a grassy paddock where deer, foxes, etc can be observed. Well designed and beautifully appointed, it is fitted out in a simple understated style which complements the building. The provision of under floor heating and a wood burner would make it attractive at any time of the year. We couldn't fault it, M & R
Castleton is an annexe to a pretty cottage in north Chichester. The accommodation is very good, it has served us well for both our visits. The location is excellent for the city and for walks to Lavant and around.

Having stayed at Stable Cottage on previous occasions, it was great to find everything was up to the previous high standard. This comfortable and well appointed venue is excellent for a variety activities, from coastal or countryside walking to easy drives for visits to popular stately homes, gardens, museums, and much, much more. There is surely something for everyone, even just a peaceful, relaxing escape with several pubs and restaurants within easy reach. I'll have no hesitation in returning.
Lovely house in a picturesque location in village centre. We have totally enjoyed our visit. Henry Adams is highly recommended both for value- their charges are very low, and the service when we did have a problem. Thanks Charlotte!
We had a very pleasant stay at Pears Grove. A large house with ample space for four women on a three night stay. The house was well presented and in a good position for trips to Emsworth and Chichester. Our only criticism is that there were no basic cooking essentials available, such as oil, only hand soap in one of the bathrooms and only two dishwasher tablets available for our use.
A superb holiday home. Beautifully clean and stocked with replenishables. Airy, homely and comfortable for 2 adults. Great location for accessing the south coast beaches and harbours as well as Chichester and the South Downs. The owners have done themselves proud with how they furnish and present the property. Only minor downside is traffic noise as the property is right on the A259.
Have stayed in both of the Vellum Court apartments, #2 this time, and once again an excellent stay. Well appointed, warm and comfortable with plenty of kitchen cutlery and crockery - all that you could ask for. We will be looking to stay again

We had a wonderful stay at Steddles. We were five adults and a 1-year-old, and felt there was plenty of space for all. However, we didn't feel at all safe with the glass bottles in the kitchen and bathrooms. Also some of the kitchen ware (such as the frying pans) would need to be renewed. We were hoping to have a bbq one night, but it was so messy we gave up the idea. All in all, we really enjoyed our stay. The location of the place couldn't be any better, being so close to town centre, yet on a very peaceful street.
We always stay at this cottage when visiting my parents during a trip over from australia. It is convenient, comfortable and has everything we need. The bathroom is a bit tight on space if we have our son with us, but the living area is spacious. Beds are comfy and always plenty of fluffy towels. It’s in a quiet area, but easy to walk to the beach and local shops.
We loved our stay in East Wittering. Initially we felt the bungalow lacked kerb appeal (garage door needs some TLC) and a few trees would brighten the driveway up but once inside we loved it! It was spacious, clean and had everything you needed for a fantastic break (except an iron lol) but I managed!!! The icing on the cake was the lovely beach and village - both a short walk away. Make sure you go to the beach at West Wittering too - it was beautiful!!!
We had a wonderful stay at Sea Esta, and wished we could have stayed longer. The house is compact with its upside down design, i.e. the bedroom downstairs and the kitchen upstairs. The place is spotless and very well-equipped with utensils, beautiful towels, and luxurious bed linen. A lovely surprise to receive wine plus a welcome pack. The view from the house is amazing. Everything is 100%, a special thanks to Marie.
Practical and pleasant cottage. We all enjoyed our stay. It was warm! Important for out of season stays. One snag was that we didn't find the heating instructions at first as in unusual position on wall behind kitchen door. Further from the beach than expected. It's actually 25mins of rather dull walk or you have to drive and pay £7. But there are pleasant short walks on footpaths very close and one of them does give access to the beach - slightly further than going down the road but a better bit of beach for swimming.
I am local and booked the house for friends who came for a.reunion weekend. Great house with really good facilities. Lovely big bedrooms and really great open plan kitchen, dining and sitting area. We loved it. My only suggestion would be a bigger dining table as the house is for 8 people and the table is a squeeze. Thank you.
Such a lovely place to stay, clean and everything we needed for our short stay. So close to the sea plus walking distance to the town. Debbie was very welcoming. We will be back!
Access was easy. Off road parking is available and very welcome. The property is spacious, light and airy. Well appointed kitchen. Plenty of hot water. Surprisingly quiet at night, yet close to sea front. All in all, we had a very pleasant stay.

Excellent warm house which suited our needs perfectly. Plenty of space and very comfortable bedrooms. Attentive host who helped with appreciated Christmas touches.
Our only negative comment relates to crockery and cutlery: a mismatched assortment of tumblers and wine glasses; the variable condition of the crockery; a shortage of teaspoons and kitchen knives; the only teapot and jug were very big.
Whilst the cottage was lovely, there are a couple of things I would like to point out. One of the beds had a spider's nest under the bedspread which hatched fortunately before my son and daughter in law went to bed, with numerous baby spiders crawling all over it. We contacted the owner for a hoover (which they had borrowed from the cottage) to clean them up, but on reflection feel that it should have been offered to remake the bed with clean bedding. This is our third stay at 6 Avocet Quay and I’m sure it won’t be our last. It’s in a beautiful and peaceful spot on Emsworth Yacht harbour, there are lovely walks straight from the door, and the accommodation itself is one of the best equipped and comfortable places we’ve ever stayed, truly a home from home. The Cloisters is an amazing cottage, a hidden gem. It is so close to all amenities, a short drive to see lots of stuff but you also don’t need to use your car as there is plenty to see and do. The courage is well equipped, very comfortable. We have been twice now, it is one of my very favourite places try stay and I love the fact that it’s within the cathedral grounds.
We had a lovely break at the Beach House. Flat walking to beach and other walks along coastal path. Shops also within very short walk so handy to get basics etc also plenty places to eat out within walking distance.Easy parking on drive and brilliant secure garden for our dog.House located in a very quiet area and wouldn’t hesitate in staying there again.
Beautiful countryside with excellent opportunities for longer and shorter hikes. Not too far from the beach (40 km). Pub with good food within 10 min drive, shops further away. Car necessary.
A cosy but far from small cottage in a lovely village location. Great pubs and the food from the Indian was lovely. Great location the Witterings and Bosham on the door step and great walks into Emsworth to watch the boats go by, would highly recommend.
Great location, lovely cottage, very comfortable and spotlessly clean. Two minutes walk to Birdham Pool and five minutes walk to Chichester Yacht basin, with great walks/bike rides locally. Coffee bar 20 yards away, in season , and cafes and restaurants in the yacht basin. Convenient for Chichester or beaches. Just check the prices at West Wittering parking!!

A great little base for exploring, lgreat hosts, such a lovely couple. The accommodation was comfortable, clean everything you need. A lovely wood burner gives the Dairy a warm and cosy atmosphere, especially when everything was frosty outside. A very relaxing stay, thank you.
A beautiful, clean cottage that was amazingly equipped with everything we could need. A great space for a family of four with lots of luxurious touches. We used it as a base to explore the south coast area of Sussex. Highly recommend!

A perfect location. Spacious accommodation. Unusual for a holiday let to have no information pack or any manuals for using appliances. A small niggle: the kettle either needs descaling or replacing. Water just dribbles out!

Excellent property at the heart of Chichester harbour at Birdham pool. Good walks around the harbour, the marina and to local hosteleries. Chichester just 3 miles or 2 hour walk along the canal. Henry Adam’s good to deal with. 3 bed 3 bath property well appointed. Suggestions – please leave instruction manuals visible on arrival, no can opener! Thoroughly enjoyed the break.
Enjoyed our stay, very conveniently close to Chichester, but easy to get to other areas. Cottage was very nicely decorated, with new carpets, and lovely curtains. Everything was there that you needed. Pretty little garden.
What a brilliant cozy cottage in a great location, we all had a fantastic time and the woofers had plenty of great walks close by. I would highly recommend and I’m sure we will back again in the future.
Another lovely stay, with a lovely down to earth couple who couldn't do enough for you. It is ideally placed for the Witterings, and Itchenor walks. Massive Orchard which our dog Faye, and the owner’s dog Becky, absolutely loved and became really good friends. We miss Becky coming up to see us , and Faye going around to see Becky’s owners . All in all a reasonably priced holiday in beautiful surroundings.
Excellent location virtually on the seafront and in a very quiet street. Sitting room small for 6 adults, bedrooms and shower rooms good, shops and good restaurants in easy reach.
The cottage was very spacious for two and was generally in very good condition and comfortable. It was described in the details as "recently converted" which might mislead some people as there were some indications that it had been done a while. Our host was very helpful but not intrusive. The property was very convenient for many attractions in the area but is also in some beautiful countryside ideal for walking and exploring. We would certainly use it again if we were to revisit the area in the future.
A very relaxing break in a very comfortable house with a great location. We would come back here again. Henry Adams agent were very helpful. The beach can be accessed through a few minute walk across from the house which was a highlight for us. House works well for a group of 8 people and a dog. Wisteria Way was a wonderful place to stay. The accommodation itself is perfect for a couple and was very clean. The bed was very comfortable, it had a lovely separate lounge/dining room, and a fully equipped kitchen as well that included a full sized fridge and washing machine/dryer. There was plenty of storage, and a nice outdoor seating area. It was in excellent condition and quite stylish. I stayed there for nearly 3 weeks and it always felt like a nice place to come back to. Absolutely amazing! Spindrift is clean, comfortable and in the heart of Arundle with views overlooking the castle from main bedroom window and river views from second bedroom. Spindrift is just a 60-sec stroll to Arundle's historic shops and heritage buildings. The hosts were attentive and bent over backwards to ensure all our needs were met and our stay was comfortable. We cannot recommend Spindrift enough and will be endorsing it to all our friends and family as a place to stay when travelling to this part of the world. We had a very enjoyable short break at Compass Cottage. The standout in the property was the quality of the beds - we slept extremely well in the very comfy mattresses! The cottage also benefits from excellent double glazing which almost removes the traffic noise from Main Road. Overall the property was comfy and cosy and we enjoyed staying in as much as we did going out and exploring the surrounding area. Would highly recommend.
Great location for visiting Midhurst. However, it was just as well we knew where we were going as the instruction we were given said " Pizza Express" when it should be "Tesco Express". Nice new kitchen Lots of utensils But utensils etc need some review: We found a dirty / scratched pan. Some chipped/ unclean plates Some unclean cutlery in the drawer Knife in draw - missing its tip. Stunning views from the two balconies and on first impressions everything looked perfect. However we found the 2 sofas not very comfortable and although there were 2 bathrooms the sinks were too small to use properly without lots of splashes.Although the apartment was generally very clean the freezer needed defrosting and the oven was dirty.We had to collect the key from Henry Adams offices car park which we found inconvenient as we had arrived by train and had luggage . They did agree to us leaving the keys at the end of the stay on the dining room table which helped.
You wake up to an amazing view of the sea and there is a great range of restaurants (from the basic to the classy) just round the corner. The apartment itself is in OK condition and fine for a long weekend. During our 8 day stay, the washing machine broke and could not be fixed before the end of our stay so the Letting Agents helpfully offered us the apartment upstairs (which was empty at that point). Which is bigger and better. So - a win!
A comfortable cottage perhaps not recommended to dog owners as lacking an enclosed garden area. Was surprised that some expected items were not supplied as would normally expect these. ie hairdryer, umbrella.

I really enjoyed staying in this property, I had an extended stay with my three boys, it’s local to their school and they had a friend who was living next door. The property was very comfortable and clean throughout and suited our needs. The owner was contactable and helped us out when needed. I would recommend this property to my friends
We were a mixed group ranging in age from 90 to 4, with a lively dog. The old house and its stunning gardens were everything we had hoped for. The kids loved the pool although it was a bit chilly, and the gardens were the pefect setting for games and just sitting and admiring the roses. The younger adults loved the privacy of the dovecote although the ladder to the bed platform was tricky in the night. Beautiful character property, perfectly placed for countryside walks and seaside visits. Waitrose and a Co-op are really close by, and we found a few quality restaurants within easy driving distance. Parking adjacent for loading/unloading. Excellent all round. Will book again!
We had an excellent stay at Still Waters. The location is beautiful with sea views and walks from the doorstep. The layout of the property is ideal for a group of friends with a big living room and dining table, the kitchen is also more than enough for everyone to be stood in (we had 8 people for one of the nights). The garden is stunning so we spend most of the time around the garden table. Some of the furniture is a bit dated such as the bedding and sofas, but this didn't bother us at all being a group of friends. Because of our circumstances, our stay at Emsdale House was the perfect location. However, the kitchen lacked tongs and a coffee pod machine. The settee cushion had seen better days, the springs almost at the surface of the fabric, making it rather uncomfortable to sit on. The double bed mattress was very soft, and lacked spare linen. The apartment manual was very useful, allowing for accurate use of the washing machine, but could have included instructions on how to manage the heating system, which appeared to have a mind of its own. What a cute spot! The cottage was super clean when we arrived and had everything we needed. Very well decorated to feel homey and welcoming. The bed was comfortable and we slept very well (yes, there is a train nearby but you have to stop to listen for it so it never bothered us). The price was high because we were there for Goodwood Revival but in keeping with all other places for that time. My husband and I both said we would rebook if come back for Goodwood events.
Arriving at our chosen location in Selsey we were confronted with a traveller's encampment across the road to the property, on contacting Charlotte at Henry Adams Holidays on their emergency mobile number, she sprang into action to find us alternative accommodation, we selected Kalami at Bracklesham Bay, was a great choice - thanks Charlotte. Was a great spot within easy distance of Midhurst. Only complaint is the difficulty in turning right on Petersfield Rd but turned left and went down June Lane. The cost of the place was high but the value was there.
Very clean lines to this property but very sparse on furniture. Very hot inside when it's sunny due to windows in roof which I believe don't open?, and due to its location the property sits in sun most of day so the inside is only cool in morning and evening. The shower also is either hot or cold, and you can't seem to regulate the temperature as the water pressure then drops if you add too much hot or cold. The bed/sofa in the lounge area is also hard and uncomfortable, I spent most of my time sitting on the chairs on the balcony.
Overall, our stay exceeded our expectations. Highly recommend to anyone looking for a top-notch experience!
Well, first things first. Location. Amazing. You’d never get tired of the view, regardless of the weather. Opening the patio doors to the beach is just wonderful. Pagham itself is remarkable in that it has 3 of the best pubs ever, for beer and food. And the cafe for breakfast was lovely too. Accommodation is quirky. Clean but in need of some revamp of furniture and beds. Had a wonderful time. Good weather for November. Trips to Chichester and Arundel. And a walk to the RSPB sanctuary. Totally recommend!
Highly recommended ...a stone's throw from a safe swimming beach .Walking distance of Pagham harbour in one direction and Bognor in the other. House is always immacutely clean and garden great for eating outdoors.
When we arrived at Fisherman's Cottage we were taken aback by the sheer size of the place. We were only 4 people so it was way bigger than we needed but this place can easily accommodate the 9 persons maximum for sleeping. 4 bedrooms, 3 lounges, 3 bathrooms/toilets, massive kitchen plus additional utility room. The ground level double bedroom and adjacent shower/toilet make this a great place if someone in your group has limited mobility. We had a lovely 3 day break at Costal. The house and location is perfect for a family get together, house is child friendly with an enclosed sunny garden, and just a 2 minute walk to the beach. There’s games and toys for the children and even boogie boards to take to the beach. If you need any help they respond with quickly.
This is our second visit to our Happy Place of Emsworth Marina. It is a haven for peace and quiet with all the nature from the sea and surrounding countryside. The Deckhouse is well equipped and we love the update. The decor is modern with a nod to the 60’s origin very stylish. There is everything you need for a relaxing stay. Sitting on the balcony, one can just take a moment away and just enjoy the views of the harbour and the surroundings, the egrets, herons, and coots. A warm, comfortable cottage with everything we needed. The owners, who live in the main part of the building were very welcoming and after ensuring we were settled in, were available if we had any questions, but ensured we had privacy otherwise. There is easy access to Chichester town and harbour and also the South Downs. We thoroughly enjoyed our stay.

We h ad a lovely stay in Dolphin house. It was very well situated, convenient for the restaurants,shops and quay side; we had lovely walks straight from the apartment. The parking was tricky; we were there in the week when there was none nearby in the road, but found some nearby. We also found the bed a bit uncomfortable. Overall though, it was good value and we would stay there again, as we loved Emsworth.

The Cottage was homely and comfortable within a reasonable walk into the center. Very close to a very busy road but not too annoying as we were out most days from mid morning until late evening. All mod-cons in kitchen. Only drawback was the shower over the bath and no non-slip mat.
Good location, good agent, been there a couple of times already. Dining room table and chairs need upgrading to 8 comfortable chairs and place round the table for 8. Most window handles are broken so do not open for fresh air. The shower in the ground floor bedroom needs replacing (not working, boiling or cold). Beds would be if upgraded to nice firm beds not bouncy one’s… Otherwise all ok!
We spent a lovely week here - 5 of us in 4 rooms, along with 2 dogs. The house is quite hi-tech with automatic night lights and fancy dimmers and is equipped with everything you could wish for. The beds were very comfortable as was the living room furniture and the massive telly is amazing. We were also fortunate to have some warm weather and enjoyed sitting out in the pretty garden with the koi. The Stables was a perfect home from home for my family. Beds were very comfortable. Kitchen had plenty of utensils, we cooked a full roast dinner whilst there. The garden was a real sun trap with very comfy garden furniture. Area was very peaceful and beautiful. Easy walk to the local The Red Lion.
We’re a family of 4 and a dog, & we all had a great time. The house was clean, practical, & the open plan kitchen/family room was amazing. We all enjoyed the hot tub on a few occasions, & a great sized back garden that our dog loved. The house is a 15 minute walk to WW beach, the perfect location to explore the local area. We’ll definitely be back:-)
This house was booked for a family celebration weekend for a joint 70th birthday, for ten adults and five children. Overall the house was good but there were disappointments in the condition of the house on arrival. Bedding and towels were clean and fresh. The kitchen was very well-equipped and mostly clean. It was let down by the unhygienic condition of the nozzle on the freezer ice and cold water dispenser . . . .rusty and covered in mould and potentially a health hazard. The house is well located about 5 minutes walk from town and ideally situated if you are visiting the Festival Theatre. It's well appointed but desperately needs some re decoration and a deep clean as there were cobwebs in most areas at high level and marks on a lot of the walls and the kitchen cabinet doors are showing signs of age but overall the house is nice and comfortable. The space was clean enough, convenient and private. There was lots of space for our family of 5. Overall the property was good it just needs some tlc. The kitchen floor boards look like some water damage has occurred in the past, the toilet seat is cracked and taped back together. These things didn’t cause us issues, the unit just needs a bit of maintenance and a good deep clean. Access to the unit upon arrival was easy. Would definitely stay again if we went back.

We stayed for a few days with our two children (7 and 9) to visit family in the area. The location of the flat is ideal for the high street, short walk to the local train station (15 mins). The terrace and bedrooms are lovely. The building is quite old but has a certain charm. We didn't need to contact the owner but were supplied a number with the booking in case of emergencies. An ideal location being incredibly convenient for work plus superb comfort etc. and we would like to return later this year. The location of this property is ideal for exploring Emsworth by foot and the wider area by car, bus or train. Very quiet location - thanks for a great stay. The only reasons that we did not provide excellent on everything was due to the broken oven seal and lack of a microwave. Henry Adams customer service was superb with them quickly fixing the poor rubbish use of the designated bins by the previous occupiers.
Our stay was comfortable and the cottage was clean and conveniently located but sheets and towels needed to be changed once in a week for longer stays. Help with door lock was appreciated.
At Beacon Square we had a pleasant stay, with comfortable sofas and beds. Kitchen is well equipped, with washing machine and tumbler. Beds really comfay. Situated in a quiet area, but everything within short walking distance.
We had a brilliant time celebrating a special occasion in a great venue. Lots of room for all generations to spread out and be together as well as have some space! We especially enjoyed the large kitchen/diner/lounge area. Any ‘teething’ problems with the property were quickly resolved.
We enjoyed staying in York House for our 3 generation family celebration! The house is in a quiet residential area , set back from the main road within beautiful sunny gardens. The house was well equipped (though could do with sharper knives and pizza trays!), fairly clean with plenty of bedroom storage and comfortable beds. We had gorgeous weather and made the most of the garden seating etc. The external games room was a bonus and would have been used more if the weather hadn't been as good! I love this cottage and you pay to stay in a beautiful old cosy cottage which is steeped in history. The garden is delightful and you are very close to Middleton -on- sea village, with two or three pubs within walking distance and the beach 10 min walk away. . It is not for everybody. I have stayed before so knew what to expect. The cottage is small inside but cool on hot summer days. Access would be difficult for anyone with mobility issues and there is no room to eat at table inside. A lovely house, convenient and creatively decorated. Nice personal touches and lovely outdoor space. I was disappointed by the cleanliness, there was toothpaste in the bathroom sink, the shower could do with a more thorough clean and there was a vase of dead flowers in the dining room. Dolphin Cottage is in a very quiet and pretty lane, quite close to the beach, and some shops and pubs. The cottage is beautifully decorated, very clean, well equipped kitchen and the two wood burning stoves are lovely to have in the winter months. We brought our bikes and enjoyed cycling around the island. The nature reserves are particularly interesting and beautiful. When we arrived at Dolphin Cottage it was very cold. Very pleasantly surprised when we arrived at this wonderful apartment right in the centre of this beautiful little market town. The property had more than enough room, was very clean and the facilities were excellent. Parking and access to the property was easy, although having to wait for the electronic gates to close before you can park in the allocated space is somewhat annoying as they take an age to close. Overall we loved this stylish, elegant apartment and we will definitely return, highly recommended.
Lovely flat, well equipped, furnished, comfortable & lovely view from lounge window. Just one complaint, don’t know when it was last dusted & cleaned it was definitely not for our arrival. Thick dust on skirting boards, back of doors, around the edge of floors & most surfaces. This was very disappointing you expect it to be clean for new guests. Would have given a 5 for value for money if it had been clean.
A beautiful, very stylish property in a wonderful location if you're looking for an out-of-town break. Tastefully furnished and good av equipment. Lovely French doors but locked with no key. A little lacking in kitchen equipment and one of the bedrooms has inadequate curtains, unless you don't mind being woken up at dawn sunlight.
Pros: Beautiful gardens, nice outside furniture, useful if weather is good. Great parking area. Bedrooms modest size, but each has quirky individually furnished style with repurposed period furniture. Bedding used is quality 100% linen with comfortable pillows and matches decor. Pros - great location, near pub and nice coffee shop. Short walk to beach. Cons - not very clean on arrival, mould problem in bathroom, strong damp smell throughout property. Had planned to cook but found mould growing on wooden spoons and cobwebs on the pans - so ate out instead! Having read through the comments in the visitor book we could see these issues had been raised several times, so it’s disappointing they haven’t been addressed. Would not stay again.
Candy Corner was a lovely place to stay, very quiet with lovely garden area. Kitchen well equiped and clear instructions for all aspects of stay.
We booked The Little House as a last minute break. The property is in a lovely location with a great outside pool, but the house itself would benefit from some TLC. There was no appliance or pool information readily available and some of the appliances were either damaged or not working fully. The cooker and BBQ had not been cleaned and the upstairs windows and glass kitchen roof were very dirty. Great location for our family of 11. Everyone enjoyed the space the house provided. The bedrooms with balconies were a special treat. Plenty of crockery, cutlery and cooking utensils. And a dining area which seated us all. The towels provided were lovely and soft and the showers always hot and powerful. There was plenty of parking for our 4 cars and room left for more. The photos show a very pretty cottage, it could be a great stay but it's in dire need of TLC. It starts with the directions being wrong. I would be surprised if anyone has inspected the property to check on cleanliness and condition of this for some time. It's a shame, it could be good. The terrible smell as mentioned in other reviews is still there. We will not be returning.
The Shed could have been very nice, but cleanliness left a bit to be desired, no instructions for the property, the rubbish bins were full, the cupboards and wardrobe contained other people’s property. However in a nice quiet position, very relaxing, once we’d worked out how anything worked. Tried to report bins to Henry Adam’s, but no one answered the phone.
I had to take the hosts to the small claims court to obtain compensation. Having to go to trial was a long and stressful process but I wanted to wait until I had received an authoritative court judgement before submitting a review. This property is fantastic and good value for money. It is a very grand proerty with good space for 10 and ample parking. Instructions to get to the house were very good. The location was excellent in easy reach of lots of interesting things to see and do. We had an initial problem with the cooker not lighting but this was resolve quickly by a visit from the gas engineer. The kitchen was a little tired for example the dishwaser rocks back and forth. The building is new and the location was excellent for the town and our communication before we arrived was good. The decor was nice and cosy. However the cleanliness was very disappointing and dust was everywhere. Bedside tables were dirty, bathroom surfaces were heavily caked in dust, kitchen surfaces and the dining table were not cleaned - plates in the cupboard had to be re washed, as did cutlery. Finally we had to clean the shower head to get it to work efficiently.
