We stayed here over a year ago, and given the pandemic decided Edinburgh would be a safer destination for our summer vacation this year. The apartment delivered on all fronts again, an oasis of calm in the centre of the city.
This is a v spacious apartment with everything you need fir a central Edinburgh stay. Great to have parking which fitted our big car (xc90). Such a tranquil space though there were lots of stairs and no lift to get there so be prepared for that. Very homely. Blinds in 2 bedrooms not really black out so if taking a baby you may want to take those. We slept our baby in the top lounge in a cot; it was v dark up there and there’s still gorgeous big seats in the other open plan kitchen/dining/ living space.
We've loved the appartement from the first moment. We've reached everything we've want to see by walking (with all the ups and downs it is fitnesstraining), but you can feel the wonderful atmosphere of this exiting city. We had only three days but we will co e back.
Perfect property and location in Edinburgh for a few days work. High end rental property which is within walking distance of central Edinburgh, restaurants or equally capable of stay in and cook.
Albany Lane is a great place to explore Edinburgh ideally situated in a quiet but convenient location .The house is equipped to a very high standard with comfortable furnishings and scrupulously clean .Having a garage for parking is a bonus with all washing / drying facilities .Stuart from Greatbase was very welcoming and helpful giving great service as always .
We loved Circus Lane and Stockbridge and enjoyed walks along the Waters of Leith and visits to the Botanical Gardens both of which are on the doorstep.
We enjoy staying on this apartment Very close to everything what we need..It’s also very spacious and comfortable. Will definitely come back here again
Nice house, Ideal for a stay over Christmas. Facilities and equipment generally very good. Only issues were, the lack of a TV (we brought a small TV and connected it up to our laptop) and not a great amount of cutlery. Off road parking very useful, goor location close to Stockbridge.
Excellent location, a beautiful apartment near the city centre and near all the attractions. There’s a Tesco nearby as well as a Sainsbury’s so it’s very comfortable
A fantastic property for a large or two families or small group to enjoy socialising as well as the delights of Edinburgh, in an excellent location with exceptional views over Princess Street and New Town
My party of four adults stayed for three days at the conclusion of a driving tour of Scotland, and we used Royal Mile Mansion #14 as our base for exploring Edinburgh's old town on foot. The location is nearly perfect for this purpose; about halfway along the Royal mile, in the middle of innumerable restaurants, pubs, and shops, and very near all public transit options. After a long journey and informing of arrival time we had to wait for cleaner to finish disappointing! On arrival a small amount of milk and a packet of biscuits were left ,unused food in fridge /freezer and old fruit left in fruit bowl . No dishwashing liquid /tablets were left and dirty sponge/dish cloth were in the sink which were too dirty to use . Some kitchen paper towels would have been appropriate and appreciated . The washing machine was faulty and we were offered for somebody to look at it but we were not happy to have anybody in the apartment in the current situation .Stuart did...more
This little apartment was perfect for a few nights stay. Very basic but everything you need. Brilliant location, didn’t need to use the car at all while we were there and the Royal mile is only a 15 minute walk away.
We were delighted on our arrival at this apartment to find it so well equipped, so smart and beautifully furnished and so clean. Our stay in Edinburgh here could not have been easier or better organised for us. It was perfect
We stayed much longer at Heriot Row than we had originally anticipated due to Covid. We were very comfortable in Heriot Row and Stuart was always helpful and enthusiastic. We did have problems with the wifi but Stuart did his best to resolve the issues with BT. The location was a real asset with a few minutes walk to Princes Street and to Stockbridge. Flat was warm and nice aspect over Queen St Gardens to which we had access. Compfy bed too!
Excellent value as the apartment was clean, modern and in a very good area. Parking was easy and Edinburgh's best sites are in walking distance
Booked an apartment to stay with friends for 2 nights. Ideal location on the Royal Mile. Great location, very comfortable rooms. Ideal for a short break and have already recommended Greatbase to friends.
After the 'COVID-19 lock-down' this was a very welcome break in a lovely stylish and comfortable cottage with easy parking yet close enough to walk to several city attractions. The location is peaceful with the added bonus of a very attractive garden, with comfortable places to sit out when the sun shines. The owner was very helpful and Greatbase had made very good provision for the additional hygiene requirements. Edinburgh as always a delight.
Thank you to Katie and team for being so efficient with emails and queries. We had a really lovely stay in the house. It was really good to find basic necessities such as tea, coffee, milk, salt, pepper and oil when we arrived. There were lots of other bits and pieces too which made the place feel very welcoming. I would certainly stay again.
Blackie House 2 is a fabulous place for 2 people. The location couldn't be better, the interior is a work of art, and the views are fantastic! It's on the top, 6th, floor and the small but perfectly adequate elevator opens into the apartment. The historic location makes you feel you are in a special place each time you walk through the courtyard and a tour group is discussing the area. I would choose this place again and again.

Had a lovely stay at this place! Nice location, well stocked kitchen with whatever you'd need for a longer stay, and the beds were extremely comfortable. Would definitely recommend!
Great location that Supermarket next to the entry and has a nice view. Grassmarket and Princes Street within walking distance. The flat is spacious and clean. The staff are responsive and helpful. The only disadvantage is some electrical appliances do not work well.
This is an ideal base, for two, for exploring Edinburgh. It's well equipped, spotlessly clean and very quiet. Unfortunately, there was a problem with the heating. The owner was quick to respond to my texts and I was swiftly moved to another flat just around the corner. I would certainly recommend this flat.
Very happy with Greatbase. Everything was perfect, location, cleanliness, comfort and customer service. We booked another apartment, but later needed a bigger one and the process was smooth and fast.
This apartment is wonderful! We like the sunshine and the lion rock. It is very convenient to supermarket,post office , park , bus stop and train by walking distance . Also , you can find anything you need in the apartment. We recommend this apartment to anyone who travel to Edinburgh.

Handy location for both the station and the city centre. Lovely views. Some noise from passing sirens but the doubleglazing takes care of the worst of it. Comfortable, well furnished, nice soft beds, well equipped kitchen except for lack of corkscrew! (hopefully now sorted). You do need to be reasonably fit to manage the four flights of stairs.
Castle Terrace offered a wonderful 'home base' for sightseeing in Edinburgh and for the Fringe festival. It was walking distance to everything we wanted to see, so very conveniently located close to groceries and restaurants. The flat was clean and bright with lots of windows and a sparkling kitchen. It had a comfortable living area, though a bit small. There was plenty of room in the bedrooms and the temperature was comfortable. Our host met us on time, we were late due to train and rain. Very easy booking system. Very efficient service and given all we needed with immediate response when required. Comfortable - with all that was needed for a short stay in a central location.
This is an attractive apartment which has many useful features including a dishwasher, washing machine, television, wifi. It is also a close to restaurants, shops, the castle, the university, and the train station. The only drawback is that the apartment is very small, especially when the fold-away bed is open. With 2 people it is very difficult to move around the room.
