Waterside Cottage has 3 bedrooms, 2 bathrooms, a kitchen and dining and living areas. It sleeps up to 8 people plus infant(s).

A beautiful cottage which was comfortable and well equipped. The staff were welcoming and friendly and very accommodating. It’s a great location for walks and is dog friendly.

Part of me doesn’t want to post a review because if everyone knew how lovely this place is we would never be able to book again! Idyllic, peaceful, comfortable cottage with everything we could need. The games room was a particular hit with the children! A warm, personal welcome was a nice touch and we enjoyed being able to wander around such lovely grounds/fields. Thank you for a wonderful stay!

Brilliant place to stay. Well off any roads on its own private drive so nice and quiet.
Cottage was spacious and very comfortable with views of surrounding fields and the pond. Deer were in the fields in the evenings and lots of birds. Cottage has everything you need for your stay.
We particularly like the walks on site through fields and woods. There is an excellent hard tennis court set in beautiful gardens and a small outdoor swimming pool also set in gardens in a peaceful location which we enjoyed on one of the last warm summer days. On a wet day there are indoor table tennis and snooker tables too.
This was our third stay all in different cottages and won't be our last.

2nd time staying at spixworth with the family lovely place to stay owners always make sure you have everything you need. The private use of the pool is fantastic also the children love it

The accommodation was very clean and comfortable and Jack and Sheila were fantastic hosts, catering for all our needs and requests. The whole site, with the games room barn was great. We used the barn for line dancing which was ideal.

We had a fantastic family stay in waterside cottage. The hosts were very accommodating and provided all we needed. The facilities were fantastic for our your children (3 and 5)- including the games room and swimming facilities- as well merely wandering and exploring the grounds!

We loved our second visit and brought family this time.
Good comfortable well equipped cottage with its own outdoor space.
Made good use of the swimming pool, games barn & tennis court.
Plenty to do in the area with coast less than half hour drive.
We all loved our week & wanted to stay on.

We enjoyed a lovely week staying in waterside cottage. Spacious and full of character. Sheelah and Jack are very helpful and try hard to meet their guests needs. We swam daily in the heated pool in pre-bookable slots so we had the pool to ourselves which was a joy. We visited Wroxham, Gt Yarmouth, Norwich and the coast as nothing is far away-superb location. The local pubs are good, especially The Black Swam.
Brilliant outdoor timber play area but the games room could do with some newer equipment and signs to encourage families to respect equipment and leave the space tidy!
We had a super week and would book again in the future. Thanks Sheelah and Jack.

I lived in the local area for over 30 years before moving to Australia and never knew this hidden gem existed. What a beautiful, secluded, peaceful and safe place to be based at. Waterside cottage had loads of character in keeping with the entire building but is very comfortable, clean and had everything we needed for a home from home. The kitchen is modern and well equipped, the bedrooms are spacious with comfortable beds and having a bathroom on each floor certainly made things easy for our family to get organised each morning. The gardens and surrounding area is full of wildlife and our 2 year old granddaughter could not get enough of the freedom to run around exploring. Sheila and Jack are very warm and welcoming and are happy to help wherever possible. I wish I could write a bad review so it’s not booked next time we visit lol. 10/10 the website does not do the cottages justice and we definitely won’t have to go searching where to stay next visit back home.

We have absolutely loved staying at Waterside cottage for a long weekend with family and friends. This cottage was perfect with little kids and dog. There was a games room and playground to entertain the little kids and lovely countryside for dog walking.

The location was perfect, accessible to Norwich and to other places, definitely need a car to stay there.

What a wonderful setup and area. On arrival Sheelah checked with us that all was as expected. The Cottage was perfect for our stay. The swimming pool booking system was excellent and complied with Covid distancing rules well. We think that this system should be continued as it allowed us to play with our Grandchildren without worrying that you would be disturbing more serious swimmers. Talking with Sheelah we were told that the kitchen was going to be upgraded although it was suitable for our needs. Could do with a breadknife and a larger chopping board. We would particularly commend Sheelah on her response to our early morning call (07:15) when the electrics tripped. Her response was swift and with good humour. Fault was found and fixed.

Sheila and staff (particularly Jack) were brilliant and the property was great. Shame the swimming pool was not closer but if it was then I doubt we could/would have afforded. There were 9 in our party with 2 cottages and we all had a great time.

Just arrived home from a lovely holiday at Waterside cottage. The setting and grounds are stunning and beautifully kept. The outdoor swimming pool is a 15 minute walk through woodland but only a 2 minute drive away. It was lovely and warm and has a toilet and changing room with a sink and kettle in.
The play barn is spacious and fully equipped for young and old.
There are bbqs and plenty of outdoor seating in the gardens for everyone.
The cottage itself was quaint and fitted well into the surroundings. It was clean and comfortable. 3 showers and a bath, fully equipped kitchen, 2 large bedrooms and one small one. We thoroughly enjoyed our stay. We were made welcome and Sheelah was in regular contact in person or by phone for any questions or help we needed.
If I had one small thing that could be improved, I would say the kitchen needs updating and the fridge was too small for a family of 4 adults. Would definitely recommend and stay again though.
So central to so many places being only half an hour drive from beaches, Norwich and top attractions.
Pubs/restaurants a stones throw away and plenty of take away deliveries on just eat if you don't want to cook. We highly recommend The Green Man. We had 2 meals and a take away from there for 10 of us and no complaints from anyone.

With regards to your comment about updating the kitchens, unfortunately due to Covid some of our plans had to take a backseat however, we are happy to say that Granary and Waterside kitchens will be fully refurbished during Winter 2021 and we have allowed for more fridge and freezer capacity too. Have stayed in this cottage before, and also in a different one. Hoping for many more visits.
All the cottages are gorgeous, although seem spartan at the moment due to covid. Usually made comfortable with cushions,books and games.
Everything that you need is provided plus a welcome pack of cookies and hot drink equipment. Great for people with disabilities.
Brilliant location for outings, or stay within the grounds. The pool was warm enough to enjoy. Surroundings as good as the photos.
The hosts are extremely friendly and helpful.
Would totally recommend

We just returned from 3 nights at Waterside Cottage and had a wonderful, relaxing break. Beautiful, peaceful location, close to the Broads. Cottage was spacious, had everything we needed, and Sheelagh, the host, was super-attentive and friendly. Cottage was homely and comfortable. Thanks for a great stay.

Hi, we have rented the cottage for a weekend and the place is magical. We have got a three-storey cottage but we were only 4 of us including two children under five and we enjoyed the space, the cosy atmosphere, the stove. The kitchen was very well equipped. Everything was clean and sanitised. The waterside cottage is facing a lovely pound and there is a garden you can enjoy to relax. You can see horses in stables and take walks in the big property. It is easy to reach and we will definitely come back with friends. We could not enjoy the pool or the other facilities due to covid restrictions still in place. They gave us a discounted rate, the only shame is that we could not enjoy the weekend package in full as we had to go back home on Sunday night to be ready for school/work, hence the value for money rate. Overall a stunning place to stay.

Been before many times so know exactly what to expect, clean, comfortable cottage right on the doorstep of the farm for dog walks and good access to the Broads by car. Sheila could not be more helpful and attentive during our stay. The layout of the cottage, being open plan downstairs, really helped with keeping the family together over Christmas, no-one out in the kitchen away from the others! The beds were very comfy and the rooms warm. We have been many times, but only ever in the summer before, however, this was a really lovely venue for our family Christmas.
