This property was ideal for our family - ground floor bedrooms and upstairs bedrooms - plus a self contained annex

Pool was a big bonus and the secure back garden was ideal for our dog

Whilst some of the furniture was well used it added to the charm. Kitchen and whole house kitted out generously and was lacking nothing really.

At end of a small side road and really peaceful.

We would definitely stay again.

We had 15 of us recently stay here for a celebration
They thought of everything, welcome package was lovely and they provided the loveliest big fluffy towels. Bit of a dated property but it was not an issue.
Do not think that there was anything we could think of that wasn’t provided, including a huge array of toiletries and emergency first aid kit.
To get the front door open was a nightmare took several of us attempts but we were warned it was wiggly but not to the extent and when we kept trying to ring the office for help there was no answer.
Detailed online welcome guide and folder in the property.
Great we could take dogs and it was secure so they couldn’t get out, neither could the toddlers.
Annoyance at having to pay an extra £350 to have the pool heated, would have been interesting to see what the temperature was without it as it was a baking hot weekend and did not feel the temperature was worth paying that much for 2.5 days of use.
No parasols for garden tables, which there were plenty of and enough chairs to accommodate a wedding.
3 minute walk to the most beautiful beach, but warning to those with mobility issues steep incline to and from the sea.
Lovely village lots of lovely coffee shops
Lots of lovely walks along the coastline
Beautiful garden with a sectioned off pond, so safe for children; as it was summer there was a chorus of frogs every night.
Lovely country fields out the backs full of sheep.
Tons of parking, we had about 8 cars. .
Quiet road and easy to find.
As a person with mobility issues, I managed well, grabs rail downstairs bedrooms and en-suite. Easy access gardens, few steps to enter main house but grab rails.

Parasols is a good idea and I will pass this feedback to the owners. In respect of the fee for heating the pool we choose to run this cost separately so guest's have a choice rather than bulk it into the rent and everybody pay for it. We are really pleased the weather was so good for you stay (it has been exceptionally hot) but we're sorry to hear that you didn't feel heating the pool was worth it. Unfortunately we do need advance notice if people want the heat up as it takes a few days to get to temperature. Thank you once again for the feedback. We really appreciate it when guest's take the time to do this.

Arrived to a clean and spacious accommodation. Very light and airy. We were a family party of 15 celebrating my husbands 70th birthday, including our 8 grandchildren. The pool definitely made the weekend. They spent hours in the water playing all sorts of games.
The sea was only a 10 min. walk and spent a couple of hours there. We made use of the barbeque and all the furniture round the pool.
Our sons and husband enjoyed the snooker table, plenty of laughter going on.
Bedrooms were set up to our request which was great.
We would like to thank the owners for there consideration in ordering padded seats for the 2 sun beds and fans incase we were hot in the house. These arrived when we were there by amazon along with the pool net to remove any leaves etc. Lovely thought.
I would definitely recommend warner House. The arrival package was an added treat thank you.

This house was booked for a family celebration weekend for a joint 70th birthday, for ten adults and five children.

Overall the house was good but there were disappointments in the condition of the house on arrival. Bedding and towels were clean and fresh. The kitchen was very well-equipped and mostly clean. It was let down by the unhygienic condition of the nozzle on the freezer ice and cold water dispenser . . . .rusty and covered in mould and potentially a health hazard.

There were dead spiders in the annexe wardrobe and patio door curtains and dead insects and dust along the window sill. There were many strings of cobwebs along the coving of the main bedroom en suite bathroom. The skirting board of the main bedroom had clearly not been cleaned for a long time, being covered in grime and dust.

The conservatory window sill was covered in dead insects and dust.

The net for the swimming pool was broken from its pole so we had to resort to using just the net to clean the pool of foliage and insects, with someone swimming with the net. The youngest children would not enter the pool with insects and leaves in it.

On arrival the boiler in the upstairs bathroom was off and would not fire up, showing a fault code 22 for lack of pressure. Luckily we had a plumber in our party who knew how to repressurise the boiler so we could have hot water in the sinks and bath. We would have expected the how water supply to be checked as fully working before our arrival.

The games room had an overwhelming musty smell throughout the weekend. Windows and patio door were barred and locked so we had to contact the agent to find the location of the keys to the bars to open them in turn to open the windows and patio door to attempt to clear the musty smell, though not fully satisfactorily

The bbq had not been cleaned from a previous use and the grill was covered in burnt food and remains of food.

Thus whilst the house is good in so many ways it was let down by a poor standard of cleaning and preparation for guests.

Thank you for taking the time to leave your review. We have taken your feedback very seriously. The nozzle on the water dispenser has been thoroughly cleaned. Prior to your arrival the house had been professionally cleaned throughout however; unfortunately one bathroom, and one bedroom had been missed from dusting. The bed linens and been changed but the housekeeper had forgotten to go back to this one. We are sincerely sorry this happened and if it has been reported immediately we would have had housekeeping back there to rectify the room before anybody slept in it. A new net for the swimming pool has now been purchased and new arrangements have been made for the pool maintenance. We have installed a new cover and there will be more regular checks across the summer season. Warner Wood is run off three different heating systems and they are all normally running well and that hot water is present throughout the house. We apologise that you needed to re pressurize the boiler. The boiler has not lost pressure since however and we have been checking regularly. The BBQ had unfortunately been missed by the ground’s person, but we sent him over to clean this asap and we will certainly ensure this is checked before guest rentals. Thank you for your patience and for bringing all items to our attention. We hope you enjoyed your stay at Warner Wood despite the mentioned items.

Hired for 14 people for a hen do. Beautiful location, huge amounts of indoor and outdoor space, in which we didnt manage to even use all the available areas in the 3 days! Plenty of utensils, extra bedding, entertainment. Lovely beach down the road too, nice quiet cul-de-sac with plenty parking.
My only negative (potentially my fault if the key was provided?) is that I couldn't access the pool scoop in the garden store to clean the leaves out before usage. The pool room double bed if split into singles are quite narrow but adults managed fine.
Book direct with Henry Adams for the best price, and I also saw when comparing on AirBnb that an extra night was the same cost so we booked this as it was great to not have to rush off Sunday morning even though we didn't stay! Henry Adams gave great info prior, with a link to all the info you could ever need about the house and local area.

Great house for 4 families to socialise together in the comfortable and large lounge and well equipped games room. We appreciated the range of condiments and utensils in the kitchen and cleanliness throughout the house. Thoughtful welcome pack too. We didn't pay the extra charge to heat the pool so it was quite bracing but still useable - it was a shame some bugs and insects also like to use it. Easy walk to the beach and Selsey (including the fantastic The Hopp Inn).
