Orrest Head is the perfect party house with it's own bar and private location. This 5 star house has direct access to the Orrest Head walk and large grounds for the kids to run wild in, yet is within a short walk of Windermere village where you'll find cafes, shops and bars galore.

We welcome up to 4 dogs at the property. There is an additional charge per dog, which can be added at check-out.

A fabulous house in a great position with a lovely garden. An old house with lots of character and very nicely modernised and furnished. It was perfect for our girly 60th birthday celebrations!
We were a bit disappointed there was no welcome pack and I had to send my dog home as the gate to the very busy main road was rotten and couldn’t even be closed!
Everything else was fantastic and we would definitely stay again!

LOVED IT!

We cant wait to return, orrest head is beautiful! Before arriving the owners communicated well and addressed all of our needs and queries. Great location, owners couldnt be more accommodating! The grounds, house, everything was perfect! We will be making this a yearly trip!

We had a great long weekend stay with a big group of friends. The house was perfect for us with lots of space inside and outside. It is very convenient for the train station and for walking in to the village and to the lake and would definitely stay there again in the future

It was the ideal place for the whole family to gather to celebrate a big Birthday
The catering for a Dinner Party on Saturday was a great success and the Company
suggested by the owner could not have been better
The location of the House was perfect for us to enjoy a boat trip on the Lake and the surrounding
area for walking the dogs.
We also enjoyed the Garden for a BBQ and playing lawn games that the whole family could join in

A beautiful property with fantastic gardens. It was a delight to spend a week there, sat in the garden amongst the mature trees watching the wildlife go by. Out of the town but with regular, easy bus commutes from the train station a short walk away.
I would recommend it to any large party.

From start to finish this was the perfect stay! The owners were more than happy to help with queries before our stay, replying to emails quickly. The house had absolutely everything- including champagne glasses to make our stay super comfortable. So much space and lovely rooms, brilliant en suites and a fabulous outdoor space meant we could use it all to make our hen party weekend perfect. We had 12 guests and there was plenty of room. Would highly recommend - we are now thinking of an excuse to return!

The house was perfect for my best friends hen do. It blew her away with the size, location and the luxury elements. Each room has its own bathroom, there’s multiple communal spaces and the driveway is huge. Would highly recommend to anyone.

Lovely house which is well sited close to Windermere. A blend of modern and rustic facilities. Very well equipped kitchen and superb bedrooms with en suite facilities. The dining room and kitchen chairs were a little uncomfortable and cushions would have been appreciated. A large front garden well back from the busy Windermere/Kendal road. I was a little disappointed with the outdoor furniture, not very comfortable but since the weather was poor we had limited use of it.

A long awaited reunion after having to cancel during Covid and our stay at Orrest Head House did not disappoint! Spacious, well furnished and well equipped rooms where we could socialise together and comfortable bedrooms to retreat to after busy days. The baths in some of the bedrooms was an added luxury for some! The house is also in a great location: there is a big supermarket close by, it is just a short walk into Windermere for shopping/eating out and there are all sorts of walks and activities on the doorstep. We can't think of anywhere better to get together with a big group of friends and will definitely be back! Superb!

We had both properties for a 40th birthday celebration from work. They obviously attract and cater to large groups such as Hen Dos and birthdays and so I was worried the house might reflect this and be worn or shabby but it was beautiful and really clean. The location was great, near enough to walk to pubs and shops but far away enough that I didn't have to shout at my young colleagues to turn the music down. We found the 2 house set up great as 5 of us older ones or ones who need a break from large groups could go back to chill out or sleep. The large house was great for the main events with a pub room and a large kitchen for kitchen disco. All our interactions with the owners made us feel welcome. Would love to go back.

This house was absolutely perfect for our group celebrating a hen party.

There was 12 of us in the main house and there was ample room for us all. The beds were extremely comfortable. The location was perfect for walking into Windermere and a short taxi from Bowness. The house was clean and had all facilities that were needed for our weekend.

The communication from the hosts was brilliant prior to and throughout our stay.

I would definitely stay here again. Thank you for a fabulous weekend!

Wow.. where to begin? The house is absolutely stunning and huge.. the pictures don’t convey quite how big it is. We had a fabulous stay for a family big birthday, age ranges from 1- 70, and there was something for everyone! The bar is a fantastic touch and made it really special. The decor is beautiful, beds are comfy and the owners really helpful with recommendations beforehand. Location is fabulous to windemere centre (4-5 min walk) and we actually walked to bowness from the house too and wasn’t bad at all! Thank you for a memorable weekend x

We combined our booking at Orrest Head House with another at one of the Terrace houses as our group for a family celebration was too large for the house. The accommodation was ideal for our group. The house has a good range of en-suite bedrooms and excellent spaces for gathering together. We mentioned a few items that were in need of repair and/or maintenance to the owners. Overall the house was just perfect for our needs and provided the perfect venue for what was a truly memorable family occasion.

A lovely house in an area with beautiful scenery and lots to do. We had a great stay despite the poor weather. We have been coming away in January, as a group of 8, for many years and this is the best house we have stayed in!

We arrived to a magnum of bubbly & additional firedogs which were lovely gestures to enhance the enjoyment of our Christmas break, plus the Christmas lights, tree & decorations that had been put up around the house really added some festive cheer.
Customer Service - Excellent. Shortly after we had arrived, we received a visit from the owner, Andrew, to check everything was in order & answer any questions we might have had about the property. On Christmas Eve, Andrew was called out to deal with a leak which he was extremely apologetic about. He also kindly changed a dud lightbulb whilst at the property.
Location - Excellent. Situated at the top of Windermere village was fabulous & was only a short walk away from the village centre. However, driving out from the property could be rather hazardous due to the high speed of cars driving past the entrance.
Comfort - Good/Very Good. The house was lovely & warm throughout the whole time we were there. The wood-burner in the lounge was used (every day) mainly as a focal point rather than as a heat source. All the beds were reasonably comfortable with good quality bedding. The bar (we self-stocked) was a fantastic asset where we enjoyed pre-dinner drinks most nights, though the hard bay window seat & chairs would benefit from some padding. The dining table & room was a fantastic size & easily accommodated our party of 8 at meal times, though as 4 of our party were in their late 70s, they were not able to sit up to the table on the solid wooden chairs for too long & needed to take cushions to sit on to add some comfort. The lounge had plentiful, comfortable seating space for our party.
Condition - Good. For a period property, the decor throughout had been done very tastefully, though the condition of the decor did look & feel tired in many places, such as incomplete/sub-standard finish to several cracks in the ceilings and walls, around door-frames, sockets & curtain brackets, and a poorly functioning roller blind in one of the bedrooms. The sofas in the lounge are rather tired & the cushions had the habit of slipping off their bases. In addition, the fridge/freezers both had issues with damaged drawers, faulty ice machine & one of the oven dials was difficult to read as the foil indicating temperatures had peeled away, all of which is wear and tear, but for the price we had paid for the rental we think this should be addressed. Overall, these issues did not detract from the enjoyment of our holiday.
Cleanliness - Average. The majority of the house was clean & dust free. However, before we could use a good number of the pots, servicing dishes in particular, plates & bowls we had to re-clean them to remove food residue. Also, within many of the shower cubicles the grout had significantly discoloured.
Everyone did have a lovely Christmas break at Orrest Head House for Christmas and we would give the property an overall rating of Very Good.

Treated all the family to a weekend at Orrest Head House.Perfect place for a celebration.House really does cater for all age groups with plenty of space to party or chill out. House has plenty of parking but you have to be careful exiting the property onto the busy main road. Really good points are the dining room,bedrooms,kitchen and and the bar which is a great addition.Dishwasher ready for an upgrade but that is being really picky.Great weekend would return.

Wow what can i say, this house is fantastic! On arrival we were so excited and the house did not disappoint. The house was immaculate, so tastefully decorated, so many rooms to explore and also had everything we needed for our weekend stay, whether that be towels in the bedrooms or all the basics you need in the kitchen. The house and cottage are also set on beautiful grounds which are very well maintained. It was a very special weekend for a large group of us that also hired the cottage as well, the house was large enough to entertain everyone of us for eating meals and all being together, it was perfect from beginning to end, even the weather was kind to us.The customer service from the owner was superb, ringing to check on a few details and then getting in touch when we had left a very important item behind! I would definitely recommend Orrest Head House and cottage to anyone visiting the Lake district.

We had a great stay. Great location. 1 minute walk to town. 2 mile to bowness, there is also buses at £2 to get there or back. Local Chippy wasn't great! But the Popeyes pizza takeaway was fantastic. Bedrooms and ensuites are good, my son loved the bath in the bedroom! Only slight down side possibly being an old house was some rooms smelt musty. I think it's probably down to some rooms not being used and carpets/ blankets and cushions maybe need a freshen up. The large outside table needs sanding and painting we couldn't use it as little mushrooms growing. But we used the other benches in the garden which were lovely in the sun. Porch needed a good power wash. It has everything you need inc washer, dryer, ironing board, hairdryer. Kitchen is very well stocked but could do with a few more flat oven trays. Non of this spoilt our holiday and so many things were well thought through would definitely book again!

Orrest house was everything and more we could have wished for. Location & condition fab and the bar topped it off. Great family room for the evening, the beds were so comphy …. The kitchen is very well equipped with two large larders. We got wet and there were dryers to use … the grounds were absolutely gorgeous and we had great family time playing rounders and cricket. Fantastic house in Windermere. 5 en-suite bedrooms beautifully presented, Dining kitchen perfect for our family. Bar was cozy with log burner blazing - perfect! Large garden area great for games. House private & just a short stroll to town centre.

Booked this house for reunion of friends, comfortably held 9. BBQ provided which we utilised, huge fridges so could store drinks. Walking distance into Windermere, use of the garden for ball games. Just a great place will be coming back

Had a wonderful family gathering at Orrest Head House. The house was perfect for our needs very spacious and well equipped for the number of guests. The house itself has interesting features and a great bar! Location is ideal , perfect for walks, transport links , Booths and Windermere. Wouldn’t hesitate to book again.
