A former bank-barn that has been tastefully renovated to provide two luxurious compact two-story dwellings for couples or young families with a baby. The Bake House is a mid-barn conversion that features a walk-in shower in place of a bath.

The cottage had everything anyone could need and more. There was great attention to detail and everything of excellent quality and cleanliness. The bed was really comfortable and we really appreciated the energy efficiency aspects, which we have at home and which make for very comfortable living. Having a car charger on site was an added bonus. The grounds are also beautiful and well maintained.

We haven't been to this area before but will definitely be back. Hundreds of walks nearby and easy to reach the Lakes. We didn't bother since there were so many places to explore nearby.

Couldn't have asked for better communication and information from the owners.

Very very comfortable, lovely well maintained estate with beautiful views, accommodation was excellent with very thoughtful welcome gift pack. Would highly recommend. Very convenient EV charger’s which we used made life very easy having an electric car.

We had a lovely time in the Bake House. The place is beautiful and really calm and the accommodation had everything we needed.

This property is built to a very high spec and all furnishings within it are of an equally high standard. I can certainly recommend it as an accommodation. The location is excellent if you require access to the M6 and open access views of the hills & countryside, but it is quite a distance if you are wanting to visit the lakes. We struggled to find a restaurant nearby.
Although there is an office on site, it was not manned, and I sent an email to the owners but they did not reply to it. Hence I have marked down customer service.
That aside, I would not want to put anyone off from staying at the property. It really is a lovely place to stay and I would imagine that in warmer months when the sun is shining and the trees are green, the scenery will be quite stunning. It was January when we visited.

Dear Ken, we're pleased that you found the property was of a very high standard, but we're very sorry, your email never got to us. It sounds like you didn't receive our welcome email either, this is a mystery. We are careful to respond to every email we receive (in detail) and the phone not only rings in the office but at home and on the mobiles before going to voicemail so we never miss a call either. Whilst we don't have a 24 hour Reception, there is a doorbell on the office which also rings our mobiles. We were there when you arrived and for most of the following 2 days (although had to drop a car in then pick it up from service). We spoke to the guests who arrived next door to you via email too. We are so sorry that you were unable to get hold of us. There are restaurants of every type in Kendal (7 miles) and Fine Dining in Sedbergh (9 miles) and a variety of other restuarants listed on our website and in the Welcome Guide for days out. I was here a few years back with the family when we stayed in the Farmhouse, we loved it so much my wife and I came back again. Check in is as easy as it gets, you simply walk in and the keys are on the kitchen table. Richard and Jen are incredibly responsive to emails (even when out sailing!!) but to be honest you won’t need to contact them much since everything at the cottage was perfect. The Bake House was an extremely comfortable living space with all you could need (even to a pack of fresh ground coffee). Modern bathroom and an unbelievably comfortable bed which is always great after a 15km hike. You will need a car if you stay here but with Kendal only 5 miles away you don’t have to go far for all your dining and shopping/grocery needs. Happily come back again

This 1 bed apartment is perfect for a couple who want a short break, and is located so that both the Lake District and the Yorkshire Dales are easily accessed. It is compact, but well-designed and we did not feel space-constrained in our 5 nights there. Lovely setting for the properties and very friendly staff too.

Our fourth stay in the Bake House in five years. We absolutely love being at Hyning - top quality accommodation, quiet location, great surroundings and lovely views. So relaxing!

Having stayed at the Hyning Estate before, I knew what to expect for my next visit in terms of the luxury quality of the accommodation. I wasn't disappointed. The apartment/cottage contains everything item of equipment one could possibly require during a stay there. The underfloor heating makes the buildings very warm and cosy and all rooms are exceptionally clean. The location of the Hyning Estate is very convenient both for the Lake District and the Yorkshire Dales and the immediate area is also very beautiful with many opportunities and options for very local walks. Although the Hyning Estate is set in a very rural area, it is actually just five miles from Kendal, meaning that a large range of shops and supermarkets are close by.

The accommodation is of the best order and perhaps the best accommodation I have ever stayed at. Excellent place to chill after our wedding at the nearby Lindeth Howe hotel, the Bake House was luxurious and well appointed with nice and simple check in and check out procedures. The Bake House was the ideal base to explore the surrounding lake district and Yorkshire Dales and was a welcoming haven to come back to after a days exploring. I have no hesitation in recommending this little gem of a property and will no doubt try to book next time we visit the area.

This is our 6th time at Hyning and it never disappoints. High quality, luxurious cottage with great professional hosts and a warm welcome - even in Covid times! - with thoughtful touches like coffee/tea and wine/cordial provided. Superb break that’s become synonymous for us with resting, walking, being cosy and feeling looked after.

Our visit to The Hyning Estate met all our expectations and more! They have thought of absolutely everything. The Bake House was very comfortable and it was equipped to a very high standard. Thanks for your Review Ian, its nice of you to point out our "Green" credentials ... as we say in our Welcome Guide: Our aim was to completely redevelop and extend Hyning, a 17C Farmhouse and barns on the edge of the Lake District and North Yorkshire National Parks to create a truly unique and “green” home with attached holiday dwellings all hand crafted to exceptional standards that would facilitate a change of lifestyle whilst sharing the ideals, the beauty of the setting, and the materials used with others. The Emphasis has been on Quality combined with Sustainability so all the dwellings are equipped with extremely high levels of insulation and are heated by a combination of a Ground Source Heat Pump and Solar Thermal Panels. The result is a collection of luxurious linked dwellings that will have a negligible impact on the environment. The selection of high quality materials and fittings also means there will be a reduced requirement for maintenance and much to landfill). We are proud to have truly achieved this 101%. Only 5 miles from Kendal, yet tranquil and quiet. The property is well furnished with all you could want. We visited busy Windermere sights, but retreated to the Hyning where we enjoyed an extremely comfortable bed and brilliant shower.

Our primary reason for booking a holiday at the Hyning Estate was due to there being a charging point for an electric car. The fact that the estate was so lovely in every aspect was a huge bonus. The cottage itself was just perfect for the two of us to spend a week in the Lake District and we would stay there again without hesitation.
