The house was amazing; all the comforts of home and more. The kitchen in particular was really well stocked.
One slight blip; the pool had been double booked for our second day.

Stayed over Christmas with the family beautiful house with everything you need to make a Christmas dinner . Lovely festive feel this a freshly cut Christmas tree and log burner. We took two dogs the field at the back was ideal to let them run freely. Great local walks although the weather was dreadful this didn’t stop us!!

Lovely house - we had Home Farmhouse for our children and grandchildren with the small Briar cottage for ourselves across the courtyard. It's a lovely part of the Lakes and we enjoyed ourselves just as much as last year - coming again next!

The property was outstanding every bedroom met expectations as did the kitchen /lounge area. Out side had the perfect bq area fully enclosed so goog for dogs great holiday!!!!

Fantastic house with lots of space. Ideal for a group or large family. Lovely rooms and modern bathrooms. The 2 living room areas in particular were ideal so the kids could have one and the adults another!

We write this review with a cup of tea and the morning sun lighting-up the room. We enjoy coming back to Home Farmhouse, as it is perfectly located on the Graythwaite Cottage complex.

It is ideal for those with dogs as it looks out onto it's own paddock. Many will visit the Lake District to walk. You can walk from the cottage and explore the Graythwaite Estate along many of the country and lakeside walks.

We recently had a wonderful stay at Home Farmhouse on the Graythwaite Estate. The cottage was gorgeous, had everything we needed and was very clean. The staff in particular in the farm shop were excellent, helping us to book a table for Sunday Lunch and giving us help and directions when needed, and were very friendly. We would definitely return to Home Farmhouse in the future

This is our second stay at the beautiful Graythwaite estate. We were 2 large family groups staying in 2 properties, myself and my family being in HomeFarm House. The renovations/improvements made to HomeFarm are just fantastic. Space downstairs much more open than it was before and finished to a high standard.
The beds were really comfy. The outdoor area was great for toasting marshmallows! All the kitchen equipment we needed was there. Fabulous!
We liked the private slot booking of the pool and we also made use of the gamesroom too!
The only thing the house was missing (and maybe we just didnt find it?!) was a folder that gave us a bit more info e.g. where to find the outside cushions and any instructions about whether they should always be brought in at night? instructions around recycling, any instructions about the final morning (eg would it be helpful for us to strip beds?) The folder we did find had more practical info in it eg regarding the heating instructions, washing machine instructions etc.
Anyway, we had a really lovely time. Thank you!

This property grow on the group, there was pros and cons about the place. The property was lovely, the pool and games room are a great addition my grandson of 3 loved them. The bath room in the farm house are lovely and big. The kitchen had every thing you need, except the cooker, there was not enough sleeves and too small to cook for 8. The table was really for 6 only so was a squeeze to fit 8. There was no mirrors in the beds rooms or if there was not anywhere near a plug. The Anex is for single use only should not have a double bed in as you are unable to move around the room it is that small and narrow. The bedside draws didn’t even fit so had been place in sideways which then makes it impossible to open. There is no dressing table or wardrobe only a place to hang clothes behind the front door but there was only 2 coat hanger(we did ask for more as the other room only had two, but did not get any even though we were told we would, so lived out of the case for the week. It would have also been helpful for a mat to clean your feet on or to leave your shoes on when entering the anex so the door way could be kept clean and dry. It was disappointing the grass was long in the garden and had not been cut also the garden in not safe for dogs as they can get out through the fences , on two occasions a random dog got in and left us a present, the fence should really have some sort of mesh up to prevent this . Over all would we come back yeah I think some of the group would not the people who stayed in the anex, but not as a group of 8 maybe 6 or at a push 7 to this property . I would recommend to other but as a group of 6/7 never for 8

Words can not describe the level of excellence that the team at Graythwaite provide.

You are never waiting for someone. Never any problems. Just pure bliss.

If I was to compare with anything, it would be Centre Parcs but without the over priced price tag and much much more relaxing.

Home Farmhouse was a lovely base for our week's break. The location was perfect for us as we had two dogs with us and could walk directly from the house and the dogs had a wonderful time. The walk down to the lake was lovely too and we were blessed with stunning weather!
It is a very quiet and peaceful spot but with good facilities in the courtyard. The house was welcoming and there was everything we needed for a comfortable stay. We enjoyed a swim or two, a session kayaking on the lake and the little shop was great.
For those guests driving electric vehicles there is now a charging point in the courtyard too.
Communication with the Graythwaite Estate was excellent, with maps of the area and properties and good directions.
The estate is well situated for exploring the southern Lakes and we all highly recommend a visit.
Thank you for a really lovely stay.

Such a lovely place to stay! The farmhouse was spacious and furnished with beautiful, comfortable furniture. The kitchen was well stocked with everything we might need and a welcome gift bag. The bath in the master ensuite was deep and lovely after a days exploring. The estate is well maintained and we enjoyed using the indoor pool and fire pit. If was perfect for our stay with a pup!

Fantastic week spent here. The house was lovely, very clean and had everything we could need (with only one small exception - a stair gate. We have a toddler and had to put a chair at the top landing for piece of mind during the night). The kitchen, in particular, was beyond our expectations - the crockery/utensils were plentiful and it had 2 fridge/freezers! The house was spacious and it each bedroom had an en-suite which was great. The annex was a separate bedroom and hasn’t been modernised like the main house has, but still more than acceptable. The house was very quiet and couldn’t hear a sound from outside, maybe due to the thick stone walls. There is an enclosed garden and also a bonus of an enclosed field that the patio doors open onto which was great for our dog. The courtyard is nice and offers a nice little shop, play park and swimming pool. The farmhouse is about a 20 minute walk to the lake or you could take the car. The area of Graythwaite is very quiet so you need your car if you want to go anywhere. We travelled around various sights in the surrounding area and overall had a lovely time.

It was a great break and the kids loved the pool, especially as we could book sessions to our selves, one point would be you need an hour so you can have a shower and get ready rather than rushing to get out! The house was amazing and perfect for us, needed a bit of touching up and a few things mending but nothing too major! The outside seating etc needs a bit of tarting up. But all in all it was great and already telling people about the gem we think we have found! Cheers Jason

A group of us stayed for the weekend whilst attending a wedding. The house was finished to a really high standard, kitchen has all the utensils, pots/pans etc you'd need. We were left some complimentary goodies on arrival, and the farm shop also coordinated a very last minute order from us which was there for our arrival.

Very comfortable holiday home with everything we need. House very well planned out. We loved the swimming pool.
Lots of space both inside and outside with the enclosed garden and the paddock.

( need to check the curtains in the twin bedroom at the back, curtains don’t fit the window).
