Hazelseat House is a modern, detached property sat within the Graythwaite Estate, between the village of Hawkshead and the town of Ulverston. The surrounding woodland vista is a postcard worthy backdrop and one of our favourite views on the Estate. Soak it in whilst relaxing in the private hot tub!

We all enjoyed a comfortable relaxing stay in a lovely setting. Great location. Clean and spacious rooms for a large family group. Hot tub with beautiful views of the surrounding countryside. Private booking of the swimming pool added to the good facilities.
The staff were friendly and helpful with enquiries.
Well worth booking for a special family get together.

We went to Hazelseat House as a family of 12, differing ages. We had a fabulous time celebrating a special birthday. House and facilities were brilliant and really enjoyed the hot tub with clear skies and shooting stars.

The driveway was a challenge as it is on an incline, with loose stones, so need to take care.

Overall great time and would love to go back.

Hazel Seat House:

Easy to find, easy to get to and a great base from which to explore the south lakes.

Commanding an elevated position, overlooking pasture and woodlands down towards Windermere. Has stunning views from the patio, hot tub and perhaps more important, from the dinning room window.

The house its self is clean, tidy and really spacious, we were essentially a family of 8 comprising of 3 family units, grand parents, parents and grand children and we were lost in the space provided, which is great as each family unit has their own space, as and when required.

In the past, I’ve often been left a bit disappointed by the kitchen equipment available at holiday lets but not at Hazel Seat. Everything you could ever need is neatly set out, two ovens, a huge hob and vast American fridge freezer facilitate your every need. Perfect for taking your meals ready prepared and frozen, to enjoy as a family gathering around the huge dinning room table.

If doing it yourself isn’t your thing, no problem. Hazel Seat House is set in an area with numerous outstanding highly acclaimed restaurants, tea rooms, cafes and pubs all just a short drive, or not overly expensive taxi ride away.

A short walk/drive from the house gets you to the central Graithwaite complex, where the swimming pool is an absolute delight, especially for our grand children of 17 and 16 months, who along with their parents really enjoyed it.

Not to be missed, a trip either by car or foot, just down the road to Grubbin’s Point where the views of Lake Windermere are unparalleled.

Not cheap but then again……….. you get what you pay for.

The property location and layout was ideal for ten to 12 people.
The layout was excellent with plenty of equipment and utensils.
Ideal for 3 generation party and very homely.
The property both inside and out is becoming tired.
This can most be resolved with a lick of paint.
The material sofa in the front longe is dirty and stained as are some of the carpets.
The kitchen tiles could do with a steam clean.
The washing machine powder and softener dispenser was filthy.
The BBQ was totally inadequate for more than 2 people and was a big disappointment as we could not use it.
Regardless of these negative points we had a fantastic holiday and would recommend it to others.

Brilliant house in a very quiet location. Perfect for a family gathering with 6 bedrooms and plenty of outside space. Loved the fact that it had two ovens, two dishwashers and plenty of pots and pans. The views were fantastic from every window which you need when you’re watching for the rain to stop!

Really enjoyed our week’s stay at Hazel Seat House, beautiful and peaceful location. Lots of space indoors for everyone, amazing views from the dining area, comfortable and clean bedrooms and bathrooms, hot tub was a real bonus. Use of the swimming pool was great and easy to book, just a heads up that the pool depth is a uniform 1.5m, so non swimmers or young children will need a float or arm bands. We hope to return!

From Dad who is 90 to our one year old grandchild we loved our week at Hazelseat House. The views are stunning, the house is comfortable and welcoming and we enjoyed the hot tub and our pool sessions. A lovely property great for a family gathering.

This is our second time at Hazleseat house.
It's an amazing house which is now in need of some TLC in a few places e.g. broken door handles, wardrobe rails, cracked tiles and some mould patches on walls and in showers.
It's very well equipped for families and has loads of space Nice welcome pack with a few bits in for when you arrive.
Check in and out times are such that you need to think carefully about what you're actually getting for your money though, they want you out by 9.30 on check out day which seems a bit much given the price.
The cleaning wasn't up to scratch in a few instances e.g. dirty carpets and a dirty sheet

Our expectations were exceeded during our recent stay,- wonderful “wow” factor drive as you come up the road to be merged with a house that is perfect for families getting together. The kitchen had every utensil you could think of, the heating was operated by a nest thermostat so we all knew what we were doing and the house was impeccably clean. When you go outside, the gardens were well kept, hot tub was perfectly clean (although not up to temperature when we initially arrived) but one thing we hadn’t bargained for was the perfect view of the stars! As there are no street lights near by the view of the stars was spectacular!

We will be back that’s for sure!

WOW was the first word as I opened the door. My 3 grandchildren all ran off in various directions to choose a bedroom, while the 5 adults checked out the living areas. Walking into the Dining Room was a real WOW moment with the table all set up for dinner, I knew I'd picked the perfect place for our family holiday. Plenty of space to be apart and plenty of space to be together too, it was the perfect mix. My son and daughter with their families all had rooms on the top floor, which meant I was left on the ground floor in a double room with en suite and separate lounge, perfect for me. The kitchen was large enough for us all to be in at the same time preparing breakfast or lunch and it was lovely to come together in the evening and enjoy a meal around the table while looking out of the glorious views. We all loved watching 6 deer each evening come down each evening to graze on the field opposite us. This house really was perfect so much so we have booked again for next year. The location was perfect, we found some lovely walks and also there were plenty to do just a short drive away too.
Only 2 things we would ask/change for next time:-
Being the mum/nanna I took control of the washing etc. there was no linen line and the clothes horse was not large enough for 8, would be a welcome addition next time instead of hanging clothes on the patio furniture
I wish I had asked for the hot tub to have been emptied and refilled half way through the week as became unusable, I don't think the heatwave we had helped, but after 4 days and 8 people it needed a refresh
Did either of these 2 things spoil the stay, NO not one bit we had the most amazing time and can't wait to go back next year.

Hazelseat House is extremely comfortable accommodation in a stunning setting. We had everything we needed to enjoy a self catering holiday. The kitchen is well equipped with everything you require. The views from the house are beautiful and there is plenty of seating in the patio area. The family enjoyed the hot tub and the barbecue.

Lovely, comfortable space with plenty of room for socialising with family, as well as spaces for people to disappear off to if they wanted to
Great outside space, including a fabulous hot-tub
Well-equipped kitchen
Lovely to be able to use the swimming pool, although a slightly longer session would be good (as it takes time to get in and changed with small children then out again)
Plenty of parking
Well-located for some walking

Negatives:
Some additional kitchen basics would be useful - e.g. kitchen foil, olive oil
It's a big problem having a very near neighbour who objects to music at 9:30 on a Saturday night (we had only just gone in the hot-tub, using the built in speakers for a bit of music, were not intending to be in there for long and hadn't been playing any other music outside. We got very much shouted at and consequently went back inside.)

Firstly, I would have given a 5* review for everything, but for the Hot Tub issue. We'd booked a weeks family break, where my wife and I had arranged for both daughters, families and grandchildren could get together for a family birthday.
The girls were especially looking forward to relaxing in the HT, but upon arrival it looked at first glance to be 'clear' but had not been heated, so we set about getting it ready. We purged the jets, and to our horror found the water to be more akin to a primordial soup, with hair and unimaginable bits floating around. We emptied the tub and started our own cleaning and water treatment, as we had thankfully brought some cleaning chemicals for HT's with us. The filter system had been damaged and disconnected, so that too needed attention. Videos and images were taken and forwarded to the Estate office. They contacted us the following morning to say the Operations Manager would be in touch, and Maintanence would be out to sort, but told them it was unnecessary. They still came out, and then proceeded to put more chemicals in the HT without checking the levels.
Over a week later, no-one has been in touch with any apology (other than Maintanence on the day) or explanation, which I find disturbing, because if they had viewed the video, they would have seen the disgusting state the the HT was left in, and had no other option than to contact me properly, especially before I wrote this review. It is clear that despite most of the top end cottages having Hot Tubs as an attraction, the company staff are not trained sufficiently well to maintain on a regular basis.
The cottage on all other aspects is in a beautiful location, furnished well and other than the HT, was presented in a clean condition, and despite the problem we had, a fantastic week was spent by all the family.

Hazelseat house was a great spot for a family gathering which provided all we needed. I would highly recommend to all.

My only recommendation to improve the service even further would be to turn the hot tub on so it is ready to use for when guests arrive.

A lovely house in a really beautiful spot. Three families with 5 children and a dog fitted in the house comfortably and we appreciated the 2 sitting rooms. The hot tub was fun. The kitchen and dining room are a good size, and the kitchen is very well equipped. We would have liked some smaller drinking glasses. Beds and bedding were very comfortable although we only had one super king size. We were surprised that there were no instructions in the house; not for the heating, the hot tub or the appliances. The estate management were very helpful and we enjoyed several Graythwaite Adventure activities.

This was a perfect location with good facilities, the hot tub being a bonus. The only downside was there was no washing machine in the property, having to travel to Home farm to use the laundry facility was inconvenient.

For the price paid, we don’t feel like it was value for money unfortunately.

The cottage had been cleaned prior to our arrival, however, the overall level of cleanliness was relatively poor. The dining room chairs had dried food on them and were quite dirty. There were plenty of cobwebs and spiders making themselves comfortable in the cottage. I fully appreciate that there will be plenty of spiders in a rural area such as this, however, the least I expected was for the cleaner to actually remove the cobwebs!

The beds were not very comfy. They weren’t terrible, but not great either.

We paid circa £2,200 for 3 nights. We expected much more for this cost. I would say that the cottage is worth less than half this cost.

The location was on the opposite side of Lake Windermere, so it took around 30 mins to get to Windermere. We were aware of this at the time of booking, but the point I’m making is that it isn’t worth paying what we paid, based on both the quality and location of the cottage.
