A beautiful ground floor barn conversion. The stone façade only adds to its character. With exposed beams this open planned property is full of character and warmth, not least thanks to the central log burner. Sit back and relax together.

A nice cottage, in a good location. A lovely layout, with lots of space, comfy sofas and a well equipped kitchen. Welcome pack of tea, coffee, biscuits and jam a nice touch, although no milk. Beds, linen/towels all lovely and comfy and the pool was a real bonus. WiFi fair. Customer service was really good, and they managed our hello fresh/tesco deliveries without any issues.
But, there’s a few things.. The walls and carpets in 2 of the bedrooms were wet, with black mould in places, and a damp musty smell. 2 bedrooms very cold. I didn’t feel happy that my young girls were sleeping in mouldy rooms. The shower pressures were very weak, I could barely wash my hair. The dishwasher was dirty when we arrived, and only minimal tablets and bin bags etc were provided. There’s a dangerous extractor fan at head height in the kitchen, most of us bumped their heads. There’s no kids plastic plates/cups unfortunately. Cottage is looking a bit tired and not as nice as the photos. Games Room not great, with bits broken. Expensive for what it is, but a good base for walkers.

We have been staying at the Grubbings (formerly Eel House) for the last ca. 25 years and have always enjoyed our family weekend stays. This year was no exception and the weather was fantastic on one of the days. We enjoyed the up-date of the kitchen, although I put forward one or two suggestions which you may like to take on board.
1 It took all of us on the first night ca. 1h to get the hob to work. It seems to be computer controlled so we discovered that by turning off the electricity and switching the electricity on again, it rebooted and worked-no more problems with it all weekend.
2 The extract fan above the hob needs to be raised as cooks found that they were always banging their heads against it.

The accommodation was very clean and well appointed. The house has the bedrooms in separate wings which provide real privacy. There is a lovely big family room with comfortable sofas and a warming wood burner. The well appointed kitchen is in the family room and central to the whole accommodation with a large island that allows any budding chef to still feel engaged with the whatever is going on in the house. Only 5 or 6 metres away across the access road is the very clean swimming pool, where you will find a good sized 10mtr pool with a little corner paddling area. The pool depth is 1.5 mtrs throughout, there are great showers in the pool complex.

We had a fantastic stay on the Graythwaite Estate and highly recommend staying.

We recently stayed in 2 of your cottages for a large family gathering. We decided upon Graythwaite as we had visited a few years prior and the location was ideal to feel remote but near enough to towns. The convenience of having the park and games room on site is great especially with small children to entertain and we love the access to the swimming pool which is a great feature especially if the weather isn’t on your side and you don’t fancy heading out.

Lovely sized cottage for three families to celebrate our Golden Wedding.
Location is ideal for a number of family activities and having a dedicated slot in the pool was a wonderful way to wind down after a hectic day. The play area is ideal for tiring out the younger members of the family

A lovely location and effective conversion which was spacious and comfortable for our party of 10. However there were numerous issues which require attention. The laminate flooring in the kitchen was loose and a trip hazard, the showers were dreadful and the water a horrible brown colour. There were no toilet roll holders in any of the bathrooms and no toiletries apart from hand wash provided. The kettle leaked and did not switch off and there was a very random collection of cookware. For the price one would expect top quality. We had to move a bed to fit the cot in and it was obvious that the cleaning of the property is not very thorough.

We throughly enjoyed our week stay at the Grubbings. It is set in a beautiful location with amazing scenery. Although the cottage is wonderful and homely there were a couple of things that could have been improved upon.
We found our rooms to be very dusty, the bedding (duvet and pillows) was dirty there were cobwebs and spiders all over. The water pressure in the shower was horrendous - really no power at all. In the kitchen the cooker hood was set extremely low causing us to bang our heads.
We took our dog and placed her biscuits on the cupboard under the sink and within one night of it being there, we had a mouse! Food pack set nibbled and droppings found in the cupboard.
The kettle did not switch off automatically so we had to stop it manually when it was being boiled.
The pool was very convenient and the kids loved it, but the end of each day the water had become a little ‘scummy’ and dirty. It could have done with a daily attendant to ensure it’s clear water.
All in all, the site is very good. Staff are friendly and the shop has some great produce. It was the perfect location for us and our daily trips around the Lakes.
But we feel that for the price paid, it could have perhaps been a little more cared for or kept in better condition.

We stayed as a group of 9 at the Grubbings in order to attend a friends Wedding at Silverholme Manor. We had a lovely stay. The accommodation was really comfortable and the kitchen is well equipped for cooking and eating/drinking as a big group.
The service was fantastic and the staff were really quick to respond to our many queries/questions before and during stay!

We’d stayed at Graythwaite a few years ago and decided to go back with a big family group again but staying in a different cottage.
The cottage is lovely. Very comfortable and modern and well equipped. There was a nice bag of biscuits and tea etc left for our arrival. The pool area is nice and it’s lovely and secluded. The little shop on site is also well stocked with essentials.
There were some issues though which I wouldn’t expect for the high price tag. We only had one key and the key box didn’t lock which we only realised after half our group went out. We went to reception and were told they’d try to get the key box fixed but no guarantee so we could leave the key so had to be back by 4. There was no other solution offered but the lady was very dismissive and unhelpful. We were essentially stuck in the cottage or having to return early. Thankfully they did get it fixed and an additional key cut.
There was no milk in the fridge on arrival which would have been a nice touch so we could have used the goody bag. Just a pint of milk would have made a difference.
The showers were hopeless. Barely a drizzle.
The pool is nice but you have to book a slot now and it was completely out of use for the Monday afternoon for swimming lessons (we were there Saturday to Tuesday). You’re only able to book two slots and it doesn’t open until 9.45am which is late. Personally I would have liked to have had a morning swim before breakfast and then gone back in after having been out for the day with the children. As a result of this inflexible policy, we had to plan our days in advance around the booking availability.
Whilst we had a nice time, for the hefty price, I think it could be better so won’t be rushing back.

12 of us enjoyed a family get together at Graythwaite, staying at Grubbings. There were 8 adults and 4 children aged 4-1. Grubbings was ideal for us and the comfortable open plan living area worked very well. The children loved the swimming pool which we were able to book twice in 3 days. We were all very impressed with the whole experience and would certainly recommend Graythwaite to others. If there was to be a complaint it would be that there were not any small child appropriate plates, bowls or cups but that is a small matter that certainly didn`t spoil the holiday.

We have been staying at the Grubbings (formerly Eel House) about this time of the year (early November) for the last ca. 25 years and our family have always thoroughly enjoyed the stay-this year, it was especially good because we had such good weather on both Saturday & Sunday.

Lovely stay, although beds uncomfortable. Difficult to get most places due to narrow roads. Vehicles going past our door were very fast considering our door opened on to this and we had young children and dogs. Nice pool and play ares.

As part of a larger family group celebrating on the estate 2 families stayed at Grubbings. The property had everything that we needed, was well thought out, well equipped, clean and comfortable. The estate itself is breath taking and we had the most fantastic stay.

There are too many faults in grubbings. On arrival we found live electric wires in one of the bathrooms. In another the toilet wouldn't flush properly. A smell of mould was in most of the house and one of the rooms the bed was wet. A humidifier was supplied which had to be emptied 4 times a day....not what you expect on your holiday! It is false advertising to say this was a luxury holiday cottage!!

Graythwaite is described on the web site as ‘a luxury holiday’. The estate was delightful and well placed for the southern lakes and Hawkeshead area of the Lake District. Unfortunately our experience of Grubbings was not at all luxurious. We found Mould on some of the bedroom walls, kitchen appliances that were broken, and a heating system that failed to warm the accommodation adequately. All of the storage radiators had broken controls and could not be adjusted. The staff tried to help with 2 extra electric heaters and more duvets and eventually supplied a additional toaster to replace the broken one in the kitchen. The swimming pool was close to hand and this proved popular with the grandchildren. Unfortunately the lights remained on continuously throughout our stay, could not be turned off, and shone directly into our accommodation all night!
We have stayed in the Lake District many times and unfortunately this accommodation did not match the many cottages that we have used previously.

Booked the Grubbings Cottage for a family weekend away to celebrate a 70th birthday. The cottage was great for the number of guests and really well laid out. Swimming pool was also great plus being just across from the cottage was so handy. The estate was lovely unfortunately weather didn’t allow us to investigate more. But cottage had everything you could want also a pleasant surprise to get washing and drying facilities which was great for swimming stuff and towels. Overall fabulous it was a great place.

I was very disappointed with my stay at Graythwaite. The gathering was for my 60th birthday with 8 other friends + my husband. The day before my stay I tried to postpone my stay as friends were affected by Covid (some directly, others had been in contact with). I was told I could not postpone as it was too short notice to re-let Grubbings. As I hadn't taken out any insurance, I couldn't claim the (high) cost back. So my husband and I decided to go anyway.
As it was a 5 bedroomed cottage, we rattled around a bit! Although clean & tidy it lacked creature comforts, no toiletries, no wood for the log burner etc. It was very cold, as it only had storage heaters, which were disabled so you couldn't turn them up.
After the first night we came home from our weekend away as my 60th birthday was spoilt.
I would appreciate a portion of the fee refunded.

The cottage was fully equipped and beautiful. There were more facilities within the cottage than we expected. More Instructions on heating would have been helpful!
I would definitely recommend and return again to the cottage.

We have been staying at the Grubbings each year for the past 20 years and it is a very nice family vacation for all-the accommodation is superb and having the swimming pool/games room close by is excellent for the younger generation. The only slight problem is that there was no phone reception and it was difficult to get w-ifi connection.

we found showering and especially hair washing a minor problem as the water was low power and never got really hot - warm enough but not hot.
Otherwise very pleased with the accommodation - spacious and comfortable and with a very well equipped kitchen. Swimming pool and table tennis a hit!
