Elm Cottage is tucked away in the corner of a large planted courtyard area. The rear of the property benefits from south easterly views and looks across a typical Lake District view of woodland, the neighbouring tarn and undulating garden and fell.

This modern and practical cottage, has been carefully thought out and furnished to a high standard. It has a large living space with with a wood burner and all the home from home comforts needed, with the added luxury of a hot tub outside on a raised patio area, overlooking the natural tarn and woodland.

Spent a week, as a family of 10, staying at Elm Cottage, great location, although slightly difficult to find, downstairs and upstairs rooms are a lovely size, with the exception of the ensuite shower rooms which are slightly compact. Washer dryer took ages to dry clothes, didn't help as there was no outside line, oven was good with 2 shelves and a grill pan, cooker hob could be slightly bigger as struggled to cook dinner for everyone.
Large extendable table was great but left little room to move around, especially when using doors to the patio. Great to have a dishwasher. Showers were really good.
Emergency number was useful when we had a few issues and staff were very helpful when they needed to attend. We were visited regularly by the ducks and also saw deer and squirrels. Grass area outside was steep in places, but there was a small hedgerow marking where it dropped.

Really enjoyed our second stay at the oaks. Lovely, clean, comfortable accommodation in a beautiful setting great value for money.
Really pleasant rural outlook and pleasant staff, fully recommend!!!!
