Holly Tree Cottage is a fabulous holiday home which boasts stylish interiors, spacious living areas and a superb garden, complete with hot tub and children's play area. Located near the River Windrush, this fabulous property is perfect for get togethers with family and friends.

Stayed here for 3 nights recently with our daughter, son in law and 3 year old granddaughter. The property wasn’t quite what we were expecting. The outside of the property was scruffy and unkempt and rubbish bin on the kerbside was completely full. All bedrooms are very small & built before king size beds available. The double room was so tight, with no space around the bed and no room for any other furniture. Kitchen was very nice and very well equipped but the kitchen bin lid would not stay shut. Put a saucepan on it to stop any smells escaping. Bathrooms and utility area were of a good standard.
There were many unfinished elements in the property. All doors and door frames upstairs not finished and doors not painted with raw wood showing. Towels and bedding good quality but some of the pillows need replacing.
The most alarming / worrying feature in the property was the fact that there was no loft hatch cover present. The loft has been converted but no proper stairs to access just a normal loft ladder. The property is a semi-detached property and the risk of fire and smoke in the event of a fire from the neighbouring property was a concern. The smoke alarm in double bedroom activated when the heating was on. The loft hatch missing made the rooms upstairs cold. Also lots of cobwebs in loft area which were visible when landing light was on as this light served the loft area also. Play area nice enjoyed by our granddaughter but the dog excrement on the lawn from previous guests not nice!
Due to the unkempt back garden and brown scum on the inside of the hot tub no one fancied using it. Stay Cotswold website also states an exposed brick fireplace with wood burner. This was actually a fire breast wall covered in a brick effect wallpaper! This property would be better marketed as a 2 double & 1 single room property!
Paid in excess of £800 for 3 nights disappointing.

We're also glad to know you found the kitchen well-equipped, the bathrooms and utility area of a good standard, and appreciated the quality of the towels and bedding. We are, of course, sorry to hear that other aspects of the property did not meet your expectations. Please be assured that guest comfort and safety are of utmost importance to us. Your comments regarding maintenance, cleanliness, and specific safety concerns have been taken very seriously. While we always encourage guests to report any issues during their stay so we can address them promptly, we appreciate you bringing these matters to our attention now. Your feedback has been passed on to the property management team, who are reviewing each point raised, including the loft hatch and condition of the hot tub. They have confirmed that the lawn was mowed prior to your arrival, and they apologise that the previous guests did not clear up the dog excrement from the grass, this is the responsibility of the dog owner and not the housekeeping team. Additionally, the property owner has confirmed plans to undertake further landscaping of the garden later this year. Thank you also for pointing out the discrepancy regarding the fireplace description, we will be updating the listing to ensure it reflects the property accurately. We do hope you will consider returning to the Cotswolds in the future.

Recently stayed here with my 9yr old daughter and friend, absolutely loved it. The girls loved the hot tub and the play area. It was a great location for our requirements, cotswold wildlife park, Clarksons pub, Bourton on the water, stow on the wold, blenheim palace all within 30 min drive. Legoland Windsor and harry Potter world approximately 1hr/ 1hr 15mins drive. Customer service was good as we asked a few questions before we travelled and they were answered quickly.
Stunning house in a stunning part of the world, highly recommend!!

Loved our stay at Holly Tree cottage. There were a few cobwebs, hence the 4 for cleanliness. Great location if you have a car, close to lots of places.

We really enjoyed our stay at Holly Tree Cottage. We found it to be comfortable, clean and well equipped. The garden was great for enjoying the sunny weather and having a barbecue. Lovely walk to nearby pub. We particularly liked the smart fridge that plays music when you accidentally leave it open!!
Only downside was the view of the bins while we were having our evening drinks in the garden - would be good if the bins were concealed somehow.
Otherwise all very enjoyable, thank you :)

Holly Tree Cottage is set in a beautiful little hamlet, with some lovely walks.
The owners have obviously invested in the cottage, with high specification bathrooms and a beautiful wooden kitchen.
We stayed as two adults, two children (7 and 11) and two dogs (small breeds).
Overall we loved the walks, hot tub, location for exploring the surrounding villages and towns. We booked the stay between house moves and it was perfect for a couple of days escape!
There are a few things to be aware of though which didn’t detract from our holiday but may do others.
1. There are lots of spiders! They provided much fun for the dogs in the lounge but they aren’t small….
2. The house is a semi and has neighbours, less good if you’ve got a reactive dog - plus there is no gate on the drive so be careful with dogs and children straight onto the road.
3. Some parts of the house and garden could do with maintenance - the area by the side gate in the garden is overgrown and uneven, the attic could do with a hatch on it so you can’t see up, and the bannisters of the stairs I imagine would be easy for small children to fit through. So you may wish to consider these bits if you are taking smaller children.
4. We had hoped to walk over the fields to the pub in the next village. Unfortunately there were horses in the field and so with the dogs we felt this wouldn’t work and the roads are a little too country to go too far with dogs and kids on them. We did however drive out and enjoy food in Witney and at the local fish and chips, as well as using the BBQ which was a great addition.
So overall for us a great stay, but just a few things to be aware of depending on your needs.

As it is spider season, the housekeepers do their very best to remove any cobwebs; however, it can be difficult to prevent new ones appearing as spiders are often quick to return. We are also sorry to hear that your dog is reactive. Had we been made aware of this at the time of booking, we would have been happy to check whether neighbouring properties had dogs and could have suggested a more suitable detached property instead. We do hope that you will be back to stay in the Cotswolds again soon!

Great location in a pretty quiet road very near Witney ( although you would need a car!)
Plenty of room in the cottage and garden was easily big enough for our 2 cockapoos to run around in! Kids play area was lovely and family enjoyed the hot tub a great deal after a long day exploring.

We enjoyed our time in the Cotswolds and the house had potential—it’s spacious and the beds were comfortable. However, there were several details that didn’t match the standard we expected for the price.

The garden was dry and not very inviting, and unfortunately we couldn’t use the jacuzzi because the chlorine levels were too high. The dining room floor wasn’t properly clean, and the inside of the kitchen cupboards was quite dusty.

It was also very hot during the first few days, which made it hard to rest comfortably, as there was no proper ventilation or cooling.

With some care and attention to detail, this place could be truly great—but as it stands, we found it a bit disappointing for the cost.

The UK experienced a heatwave whilst you were staying in the Cotswolds, which affected the condition of the garden, making it appear dry during this time of year. We have passed your feedback onto the property owner who has informed us there were 3 fans provided at the property before your stay and unfortunately cottages in the Cotswolds do not provide air conditioning units. The cottage was lovely! It needs air conditioning during these very hot days. The stairs were tricky! Very steep! The bath tubs very slippery and really needed anti skid mats!
Although we were told we could open the windows with no fear of flying insects it was not so! We needed to open the windows to release the heat and allow for fresh air and there were many many flying bugs. The owner was very kind to supply fans but it really wasn't enough!

The majority of holiday rentals in the UK are not equipped with air conditioning, as hot weather is rare and typically only lasts for a few days. It was great to hear that the owner was kind to supply you with fans during the short term heat wave. Bath slip mats are usually not supplied due to health and hygiene reasons. Sadly, flying insects are more active and abundant in hot weather. We do hope that overall you enjoyed exploring the Cotswolds!

We had a brilliant weekend away celebrating a birthday at Holly Tree Cottage. The house was immaculate, comfortable, stylish and of very high quality throughout. The owners were very quick to respond to a query we had. The kids loved the play area and we loved the house and hot tub! Would definitely recommend a stay here and we will certainly be back again!

Had such a fabulous week, host as so friendly and accommodating.
The house is warm and has everything we needed. The hot tub was warm and ready to go when we arrived.
The area is dog friendly, we went into Whitney and had lunch a few times, very welcoming town with the best dog friendly pubs and cafes. The blue boar was our favourite.
Would definitely recommend the area and Holy Tree house.

Stayed at Holly Tree Cottage in February and despite the weather the six of us and our dog had a great time. The cottage was as advertised, very comfortable and spacious enough for six. Made great use of the Hot Tub even in the cold damp weather.
Great location for visiting Burford, Witney and Bourton on the Water and other Cotswold villages, enjoyed a muddy walk around the local countryside and a lovely Sunday Lunch at the Lamb and Flag, five minutes by car or a 10 minute walk across the countryside.
