The property was stunning. It included everything you could need and more. The facilities were spotless and all high quality. It provided a great social space after a busy conference day: time for drinks and snacks in an infomral setting with other delegates. Great environment for all your group occasions be it conference, weddings and everything in betweeen. Thank you!

I cannot say enough good about this cottage. From the first day of booking until we left, the communication from the company was excellent. On arrival, the cottage was spotlessly clean with many little extras that made the stay so enjoyable- milk, toilet rolls, soap, washing up liquid, t.towels etc. The hot tub was amazing with a steady lovely warm/hot temperature- the only observation I would make was that the hot tub fitted 4 beautifully but over that was a little squashed .
Excellent location for York market and sight-seeing.

We had a lovely stay for a family wedding, the accommodation is spacious, light and airy and very clean.
The rooms are large and facilities modern - very happy to recommend

Such a lovely experience staying at Villa Farm especially Pheasant rise . Beautiful accommodation very well equipped . The staff were first class giving all information needed before our arrival and whist there . Highly recommend especially for weddings .

Yet another amazing visit, we stayed in the Pheasant Farm cottage again, it’s like a home from home, no need to bring anything with you as EVERYTHING you can think of is on hand.. You can control the heating to suit yourself, BIG plus Immaculately clean, quality towels, spacious, impeccable gardens, we came October 2022 and again February 2023 we are planning to return in the Summer to appreciate the long summer evenings.. ❤️❤️❤️ this place.. There’s a number to call outside office hours which we did as our hot tub wasn’t working second night (our fault pressing wrong buttons) someone was there within an hour on a (Sunday morning) sorting it out even filling it up with hot water so it would be hotter later on, now that’s what i call service.. I personally cannot recommend this place enough, you WILL NOT be disappointed..

We arrived Friday afternoon,upon entering the house we all noticed straight away of how clean fresh, spacious and modern it was. We were most impressed with the functionality of the kitchen and the amenities All 4 bedrooms had comfy beds, Hot tub was on the whole time we were there, we certainly made full use of it, all in all i would HIGHLY recommend a stay there we loved it so much we have booked a longer stay early next year. Shout out to Karen who kept us fully informed every step of the way..

We had the most amazing weekend stay at pheasant rise.. 8 of us celebrating my 50th .. beautiful house.. beautiful surroundings and not to forget the amazing hot tub !!!
I would definitely return here when I can 10/10

We could not rate this place highly enough! From start to finish, the customer service was outstanding, going out of their way to accommodate us due to covid for original booking and wedding changes. Communication in the run up to our stay was excellent and were always very friendly and professional. The place itself was beautiful and the bride described it as perfection. Would highly recommend to anyone!

We enjoyed our stay in Pheasant Rise, lovely roomy accommodation and even with 8 adults and 2 little ones we had plenty of space. Hot tub was much appreciated by most of the party!
Only downside was a very noisy separate hen do into early hours of morning, we were lucky not to be closer!

We stayed in both Roman cottage and pheasants rise for my sisters hen do recently. Everything was superb. The cleanest houses we have ever stayed in, the beds are super comfy and there was plenty of space for the hen do (all 18 of us!). Communication was brilliant and check in/out was super easy. Would definitely return.

we had a great weekend, lovely cottage & facilities, well equipped & very comfortable,
the only issue was that 80% of the wedding party went down with sickness & diarrhoea, which it is unclear where this came from,
i believe 3 members of staff also caught it. but apart from that the cottage & venue were superb

We had a great weekend here for a hen party. Everything was perfect from the self check-in to the information provided on the area (taxi numbers etc). We stayed across two properties and found both properties were spotless and provided everything we required for the stay.

Incredibly clean, and well equipped. The ensuite bathrooms upstairs were a big bonus. The perfect location for the night before my wedding and for getting ready in the morning. The hot tub was also a lovely touch.

We go away a lot as a family and we all really rated this cottage, and wouldn’t hesitate to stay again!

Having stayed at Villa Farm a few years ago I decided upon it as the perfect venue for my hen weekend. I booked 3 different properties and everyone who stayed couldn’t praise them enough. I 100% plan on returning again in future. For this particular property I couldn’t believe the size of it! Pictures online don’t do it justice as it is huge! Ams the hot tub was a lovely bonus

We stayed in pheasant lodge for our sons wedding on 11th & 12th February 2022. The wedding was postponed twice 2020 & 2021 and they finally got to tier the knot in 2022. I can honestly say that the staff at Villa Farm went above and beyond to make us welcome and every request was catered for a fabulous day was had by all. Pheasant lodge and all the other lodges and cottages were excellent, fully equipped, lovely modern and clean also plenty of space in every room. Can’t thank them enough for making the occasion very special.

The accommodation was spacious and modern. The hot tub was an added bonus. Unfortunately we stayed during Storm Arwen and lost power for 27 hours but this was not the fault of the management and we were compensated which we appreciated. This is a lovely house for a larger group. We could have done with a teapot and cafetaire and a starter pack for the log burner would have been good. All in all we enjoyed our stay and hope to return.

Extremely spacious house with excellent facilities. Everything you need for for a comfortable stay is available. We were at York Barn for a family wedding over a weekend and it was great having accommodation on site.
The only downsides are that despite the name it is not a country style cottage, rather a modern, rather serviceable looking modern house. The location is not far from a busy road which is quite noisy. It was perfect for us as wedding guests but wouldn’t be a first choice for a real countryside getaway.
