The house is a 5-minute walk from the shops and many amenities of East Wittering Village, with its range of traditional shops and trendy cafes and restaurants. Beautiful East Wittering Beach is also a 5-minute walk away. A fabulous walk along the beach or a 10-minute cycle along the off-road South Coast cycle path will bring you to West Wittering beach.
The house is also perfectly situated for the Goodwood Races, The Revival and Festival of Speed. The city of Chichester, with its world class Festival Theatre is a 15-minute drive away and the South Downs National Park is also nearby and perfect for enjoying long walks and lazy pub lunches.
The house enjoys a large open plan living area. There is a large fully equipped family kitchen /diner with direct access to a large side patio and designated BBQ area. A separate dining area directly off the kitchen, in turn leads into a cosy TV snug. The TV snug contains a wide range of DVDs and selection of books, suitable for all ages. Perfect for downtime after a long day on the beach.
The lounge has patio doors which open directly onto the large, sheltered garden and patio. The lounge benefits from a smart screen TV and a selection of board games for all to enjoy. The garden is laid almost entirely to lawn, completely enclosed and provides a safe space for children to play. There is sufficient parking on the drive for up to four cars.
Cockle Beach House features four bedrooms. Downstairs there is a twin room overlooking the garden which benefits from the shower room on the ground floor. Upstairs there are a further 3 bedrooms. The master has a king size bed, a smart TV, a walk-in wardrobe and an ensuite bathroom with power shower. The second bedroom also has a king size bed, a walk-in wardrobe and has access to a jack and jill bathroom with a shower over bath. The third bedroom upstairs has a three single beds.
No smoking or vaping is allowed in the property.
Dogs are welcome subject to an extra charge and on the basis that they are kept downstairs please.
High speed WiFi enables Cockle Beach House to be used as a base to ‘work from home’.
