A good family holiday house. nicely situated near the sea and close to shops with good old fashioned bakers, butchers and greengrocers

Fab location very comfortable and clean we had the best time. Lots of space and safe garden very near the beach, shops and restaurants.

We were fortunate in the property being available over the bank holiday for a multi generational family holiday. It also had a downstairs bedroom and shower room to accommodate mobility needs. The steps into the property were a bit tricky as they were very steep but the overall size of the property met our needs and was clean and bright. Easy access to the beach and local amenities. The outdoor furniture could have been better but all the rooms and kitchen were well equipped.

Great location. House had a nice vibe and it was very close to the town and beach great access to shop and easy access to buses for Chichester and other locations.

We had a lovely holiday in Cockle Beach House. The house is spacious and very well appointed. It is very conveniently situated near the shops and a few minutes walk to the beach. We had everything we needed and I would thoroughly recommend the house to anyone thinking of staying there.

As soon as we entered Cockle Beach House we felt at home. The house is decorated to a high standard and the furnishings are very comfortable. The kitchen had everything we needed for our stay.

Plus: Great location, generous size of rooms, well provided with kitchen items, fabulous garden for the dogs, fabulous showers

Minus: Greasy oven and oven trays, dirty utensils, very uncomfortable sofas ( back and seat cushions continuously sliding off), didn't use conservatory-cold and leaks.

Overall a nice house but the maintenance of it could be better.
As long as your future guests know the negatives in advance we would recommend it.

If we were to stay again then I would suggest changing the sofas and clean it to higher standard.

We had a lovely stay at Cockle Beach house thank you. The house was bigger than expected which was a bonus. I think the cleaning job prior to our arrival could have been done better, especially in the Kitchen - one cupboard was full of cake wrappers and some half-eaten packets, other cupboards needing cleaning out, the dining table was sticky and much of the crockery needed washing before use. Also the fridge had a leak in the week as water had been collecting at the back of one of the bottom shelves and the dishwasher wasn't working properly as it had no salt in it.
We had a few other issues during our stay - the electric gates ceased working a few hours after we arrived and the mains water supply to the house was cut off one evening for about 4 hours - but these were both unforseeable problems and the staff at Baileys were super at helping sort them out.
Overall we had a super week, thank you.
