A charming, contemporary barn conversion outside Galashiels with sumptuous interiors and stunning views. A 5-star self catering holiday home sleeping up to 10 adults.

Follow the path of the river Tweed, then up hill and down dale – gorgeous – until you reach a hidden valley and the 2000 acre Elliot family farm.

Here nestles Time - immaculately converted, with great wide views over an ancient Borders landscape of drystone walls and rolling hills, all of which can be admired from lounging in Time’s hot tub in its own private garden.

The interior of Time is charming and stylish, with its double height sitting room housing a wood burning stove and a mezzanine snug for quiet moments. A separate spacious kitchen/dining room is beautifully equipped with wooden units and granite tops - a perfect spot for enjoying meals with friends and family.

A ground floor Super King size/twin bedroom with an adjoining wet room makes the house disabled friendly. All the bedrooms enjoy crisp white linens, memory foam mattresses, and soft Anta tartans and tweeds - a lap of luxury awaits.

Having stayed in a previous offering with Elliothouses (Balnakiel) we had a fair idea of what to expect regarding the high quality of accommodation and amenities. From the welcome pack on the table to bread on the side and milk in the fridge, logs next to the fire complete with matches and firelighters.

Upstairs there are additional bedrooms and a lovely snug complete with a guitar and a piano accordian which was novel. There was also a selection of books and dvd's available to pass away the evening over a glass of wine or two On this occasion we stayed in Time about 5 miles west of Galashiels located in the Caddon Valley (Blackhaugh).

The farm covers around 2000 acres and is absolutely perfect for hikers, explorers and mountain bikers. There is so much to explore a weekend is nowhere near enough. On arrival, we had the chance to meet Liz Elliot who was absolutely amazing and spent time with us telling us about the farm, the Chevease sheep and Aberdeen Angus cattle together with the history of the area. It was fascinating to hear and we were very grateful for her time and this opportunity.

Time comes with its own hot tub which was turned on earlier in the day and was almost at full temperature. The hot tub like everything else with the property was spotlessly clean and high quality and ever so relaxing just contemplating life while taking in the scenery.

One aspect that was not mentioned in the brochure was the "night sky status". As an astronomer, we were treated to a lovely clear night and the Milky Way was very vivid to the naked eye. Constellations were clearly visible and although no aurora activity was active during our stay, the Plough constellation was well placed and had there been an active aurora, it would have been possible to photography and possibly even see the aurora from the comfort of the hot tub.

A second aspect that was immediately apparent was just how quiet the location is. So peaceful and tranquil it was surreal. I also had the opportunity to go fly fishing on the nearby loch (Stantling Craig). An absolutely stunning location, an easy walk from Time or a short drive - the road is passible with a family car driven slow with parking available through a farm gate. Elliothouses has fishing rights on the south and west banks.

Having never visited the Borders region before in Scotland it truly opened our eyes and is definitely a location we will return to and explore further. If I could rate the experience higher than 5 I certainly would do - I have also included a few photos to better display our delight in staying.

On a further note we visited the Clovenfords Hotel/bar which is the closest bar to the location. It was also exceptional, very welcoming and friendly and the food was absolutely delicious and the prices fair - especially for a hotel !

The house was clean and spacious. Beautiful expansive views from the garden. We loved the hot tub! All round a lovely, peaceful holiday house! Thanks Liz and co for all!

Well equipped spacious, comfortable house with really thoughtful touches and very helpful hosts. Our second stay for a multi generational family of 10 and a dog, there really was something to keep us all happy, from dog toys to the big kitchen table and of course the hot tub with that view. Handy for Innerleithen and Glentress mountain biking centre. Can easily get the train into Edinburgh should you want a change of scene. Roll on our next stay!



Beyond outstanding. This is a twelve out of ten in a wonderful location.

The attention to detail is what makes both Time and Dignity such fantastic holiday properties. We have stayed in both on several occasions over the last few years and will continue to do so in the future. The quality of furnishings, showers, bedrooms, sitting rooms, log burners and kitchen are a credit to the owners. Views from the hot tub at Time down the glen are just spectacular.

Our 2nd visit to Time. Not far from where we live, quiet countryside location. Love the living spaces, cosy living room with log fire, and large kitchen with great dining table. Bedrooms are good sizes, one en suite. Hot tub warmed and ready to go in when we arrived.
Definitely recommend this property, we hope to return next year for our 3rd visit.

Time was perfect for our extended family -a lovely modern spacious conversion in beautiful countryside. It was extremely well equipped and the hot tub was a real bonus and loved by the children. The proximity and range of outdoor activities , especially mountain biking, was a real draw for all of us and it was great to return to a warm house after a day out. Edinburgh is in easy reach by train or park and ride. We were reluctant to leave.

We stayed one week in August 2022 and could not fault this property in any way. The house was spotless when we arrived and it had everything we needed. I was worried that there might not be enough to do locally to keep the kids happy but the owners had provided the best information folder I have ever seen at a holiday cottage and we had a fantastic week. I would highly recommend this property.

We were a party of 4 recently retired couples walking the Abbeys Way and used Time Cottage as a central base. We couldn’t fault this beautiful house, The owners had thought about every little detail, there was nothing you could have wanted that wasn’t in this spacious accommodation. The best ‘welcome tray’ we have ever encountered. The house has 4 large bedrooms, with super king beds, 2 were en-suite and there was large bath and shower room for use between the other two bedrooms (one room was located down stairs for easy access) An extremely large well equipped kitchen with a huge table, utility room with washer and dryer and an area to remove muddy boots), a lovely lounge area with a log burner (all set up ready to light with a fully stocked log basket and a full log store outside. A mezzanine level with another lovely sitting area. The outside space was also immaculate ,with a hot tub, perfect to relax in after our busy day and the views were spectacular. An extremely large outdoor table allowed us all to sit together and enjoy a bbq. Definitely an amazing house which we would return to if we were again in the area.

We spent 3 nights at Time and had the most amazing trip. The house is perfect with great space for all our family. Everything we could have needed and more was provided. The countryside setting is beautiful but with so much to offer in surrounding towns and villages. We enjoyed the hot tub daily. We enjoyed this stay so much we will definitely be returning. So glad we found this special place. Thank you.

Time is an excellent house with lovely communal areas and all the commodities you could ask for. We were there with a mixed group and everyone felt they had their own space, but could come together for breakfast and socially when they wanted. Plenty of space, each beautifully decorated. The peace and quiet of the surrounding area was great but only a short distance to Clovenfords with the hotel for a lovely meal.

Time is a stunning renovation, comfortably furnished, in a very peaceful rural location. It was spotlessly clean and well-equipped.
I would not hesitate to recommend this accommodation.

We had an extended family get together for our 60th and 30th birthdays and what a fabulous place Time was. Plenty of room for us all (7 adults an infant and 2 dogs).
We particularly enjoyed the hot tub and had a wonderful memorable time.
Would definitely stay again.
