Underhill Barn was a working agricultural barn until the early 1980's and dates back to the 1860's.

Full of character but with every modern convenience for your comfort. Rated Five Star Gold by Visit England, Underhill Barn B&B is a luxurious, romantic retreat set in the heart of beautiful Southleigh. Good food is at the heart of our guest offer, we have a Breakfast Award from Visit England and provide a four-course, no rush breakfast between 08:30 and 10:15. The Courtyard Suite is a large suite overlooking the flower-filled courtyard. Guests also have exclusive use of the gallery, with a comfy sofa and desk with monitor, useful if you want to catch up on emails or to watch on-demand streaming services. The Courtyard Suite benefits from a large bedroom with two mid-century armchairs in the room and a luxurious marble clad en-suite bathroom with shower.

An excellent place to stay and our second time staying here. The only (minor) issue is the lanes leading to Southleigh are pretty well all single track - we would not recommend it to anyone with a nervous disposition!

Ants and Lance were great hosts and we felt so welcome by them
The beds were very comfortable and there was everything we wanted in the room- especially the jar of jelly babies
Breakfast was beautifully laid up with home made granola and fruit with a full English breakfast
A real 5 star find and thank you both so much .Wish we could have stayed longer

They’re such kind, genuine people and their hospitality made our special day even more memorable. It really felt like we were staying with a couple of friends! The hosts didn’t miss any detail in their design and execution of creating a welcoming and comfortable experience. We were very pleased with every aspect of our stay from morning coffee to kittens to the marvelous surroundings of the countryside. Our hosts sent us on our day trip to the beach with chairs, towels and an ice chest. Even some cake for a snack. Outstanding!

We recently had the absolute pleasure of staying at this stunning B&B in Devon, and I honestly can’t fault a single thing. From the moment we arrived, we felt completely at home. The attention to detail, the warmth of the hosts, and the peaceful setting all made for a truly memorable experience not to mention afternoon tea and homemade cake shortly after we arrived.

The room was spotless, beautifully decorated, and incredibly comfortable – every element had clearly been thought through with care. The bed was like sleeping on a cloud, and I loved waking up feeling refreshed.

Breakfast was an absolute highlight: fresh, locally sourced, and cooked to perfection. There was a fantastic variety to choose from, and every bite was delicious.

What really stood out to me, though, was the genuine hospitality. The hosts went above and beyond to make sure we had everything we all needed, offering great local recommendations and making us feel more like friends rather than guests. It was all the little extra touches that made it a wonderful stay for all of us.

Whether you’re looking for a peaceful countryside retreat, a romantic getaway, or just a base to explore the beauty of Devon, this B&B is perfect. I’ll definitely be returning – and recommending it to everyone I know!

I booked Underhill barn for two friends and my fiancé for the day before our wedding which was down the road. And also for the night after the wedding for three guests. Everyone that stayed came back saying how amazing this place is. The beds are incredibly comfy, the breakfast was the best we,ve ever had and our hosts couldn’t have been more accommodating and kind. The place itself is so spacious and stylish. Our stay could not have been better. We actually anted to stay an extra night here after the wedding but we couldn’t find anyone to look after our cats. Rest assured we will be back as soon as we can. Thank you everything!

We enjoyed a fantastic stay at Underhill Barn. It was just what we needed and we look forward to going back again. Ants is a wonderful cook and breakfasts were excellent. The decor and the ambience of the rooms and surroundings were lovely and just as advertised (not always the case!) Both Ants and Lance are excellent hosts and we enjoyed their company. We stayed at Underhill Barn for two nights and were hosted incredibly well. Our room was beautifully appointed and the hospitality offered by Ants and Lance is second to none. If you want to stay in a beautiful location, in an incredibly well furnished accommodation with hosts who care deeply about your stay, then Underhill Barn is for you. Underhill Barn has to be one of the very best B&Bs I've ever stayed in, and I've stayed in a lot over the years. Beautifully decorated, lovely but cosy & relaxing interiors& 1st class hospitality situated in extremely pretty countryside. The owners are both such lovely hosts, nothing is too much trouble, helpful, friendly & very yummy cakes & breakfasts. We're definitely returning next year fir a longer stay.

We had a wonderful, comfortable stay at Underhill Barn. Ants and Lance were delightful hosts, nothing was too much trouble. The breakfasts were very delicious and there were a lot of things to choose from on the menu. We felt very spoilt staying here and we would not hesitate to recommend Underhill Barn.

Where do I start?! Probably one of the best B&B stays I've ever had and almost certainly one of the best breakfasts I've had (Ants' scrambled egg is next level!). Ants and Lance provided a cosy and comfortable stay at Underhill Barn; my large room was immaculate and the huge bed was super comfortable. There was cake on arrival and the most delicious home-cooked breakfast both mornings of my stay. The accommodation is perfectly situated for exploring beautiful East Devon. A truly memorable stay!

Ants and Lance were very welcoming and attentive. They obviously take great pride in making sure that everything is as perfect as they can make it for your stay. The barn has been beautifully converted and is spotlessly clean. Our room was very spacious with everything we needed and an extra private seating area just outside. The bed was extremely comfortable with luxurious bedding and we both slept exceptionally well. The breakfast was fabulous, setting us up for the day and we took our danish pastries out with us each day to have for elevenses. There was also the added bonus of afternoon tea and Ant’s delicious homemade cake. Ants and Lance were also very helpful with suggestions of places to visit and to eat.

I stayed in August with my 18 year old son. Ants and Lance were the most brilliant hosts and went out of their way to accommodate our needs, providing the most comfortable, spacious and charming accommodation. Ants took great care over the breakfasts, which were amazing and among other delicious treats the scrambled eggs were the best we have ever had! Great local advise on where to eat out and where to visit, so we had some wonderful walks and meals which we would not have found without Ants and Lance’s advice.

The beds were extremely comfortable and we both slept incredibly well there. The well designed room had everything you could possibly want in it and was extremely clean, added to that we came back each day to find it had been cleaned and tidied. There is plenty of space to spread out on squashy sofas as well.

The cake at teatime, or any time?..This was an added extra that was much appreciated by my son, and we were even given some to take home. So very caring and thoughtful.

A truly special stay at Underhill Barn. Ants and Lance made us feel incredibly welcome during our holiday. They were always at hand for any advice on the area, eating out locally or if there was anything that we needed. This beautifully converted barn is spotless and we enjoyed luxury comfortable beds, wonderfully cooked breakfast each morning – Ants is so thoughtful when cooking for guests; all adding for a wonderful experience. There were peaceful moments spent relaxing and reading out on the terrace followed by afternoon tea and homemade cake. We loved it so much; we extended our stay!

From the moment we arrived, Underhill Barn was an amazing experience. Ants was very welcoming, the property and our accommodation absolutely immaculate. Every single detail was perfect and a testament to the customer focused philosophy of the owners.
Everything from beautifully folded towels, top end mattresses, charge points, all planned with meticulous detail.
To top it all we had a fabulous breakfast, great coffee and delicious pastries to take away in a doggie bag.
This may sound like an OTT review but it’s well deserved a 5 star + experience.
We will return!
