Converted stable barn, with 3 bedrooms and 2 bathrooms. Private garden area and parking. Just over 3 miles from the coast.

Excellent property which perfectly suited our short break in Norfolk

Quiet location, grounds very attractive and well kept, great location, clean and well appointed, fenced in garden perfect for the dog,
short distance for the coast and many other attractions.

We found the Rookery an excellent place to stay
It was so comfortable with all the facilities that we needed. And warm for the colder days. And so quiet
The location was so good for all the local places - beaches, towns and National Trust
It was just right for our dog especially with the garden. And the parking was so easy
The welcome pack was such a lovely thiught and much appreciated

Lovely property in a great location for walking the North Norfolk coastal path and visiting towns and villages in the area. Very spacious with small enclosed garden which was very suitable for our three dogs opening off the open plan living area.Very comfortable beds. Plenty of parking space outside and within half a mile walking distance in either direction of two local pubs. Loads of good eateries in the area with a special shout out to the Wheatsheaf in West Beckham and further afield the Ship in Weybourne and the Dun Cow in Salthouse ( although parking limited at the last two in busy times) . We had a lovely stay in this property with a week of glorious weather too .

Great facilities and location with everything we needed but sadly it wasn’t clean. Dust/grime behind beds, under curtains and sofa. With a crawling baby in our party we didn’t feel we could put him on the floor.

What a shame.

Chosen as we had a disabled member of the family with us, we found the rooms spacious and the downstairs bedroom and wet room were great, the only slight niggle would be hand rails in wet room would be great.
Close to plenty of places of interest and a lovely place to come back to each evening.

Even though the weather was awful we really enjoyed our stay at the Riding Stable. It is perfect if you are traveling with a dog as all hard flooring downstairs. Beds are really comfortable, Kitchen is well equipped and shower works well - though the curtain could be a bit longer! Would recommend this property and we would really love to come back.



Our stay at The riding stable was so relaxing ,didn't want to come home. !!

Stunning first impression of the ridings, very clean and comfortable. A real home from home experience. The kitchen is well equipped (except for a measuring jug) and has a large fridge freezer and a dishwasher. Down stairs the accommodation is open plan and spacious. Upstairs there are two very large bedrooms and a bathroom. The ridings is very child friendly. Stair gates were provided both top & bottom. Our party consisted of 4 adults plus a one and three year old, so this was very much appreciated.
The weather was not always on its best behaviour during our stay but the heating kept us all cosy and warm, especially when the temperature dropped of an evening.
Plenty of soft fluffy white towels were provided for everyone, plus the everyday essentials such as washing up liquid dishwasher tablets cloths etc. We did have a small issue with the washing machine and dryer, but that was dealt with immediately by Jamie.
We also received on arrival, an extremely generous welcome packaged that made us feel very special.
The ridings is in a quiet location with plenty of parking (we had 3 cars) providing easy access to the coast and many of the famous north Norfolk walks and attractions.
If I could change just one thing it would be the TV. Great to watch the news at breakfast whilst sitting at the table, but of an evening the screen from the sofas was just a little too small.
We wouldn't hesitate to return to try out the garden BBQ weather permitting! Overall a great week was had by all, but especially the children.

We thought a long weekend in early spring to Norfolk would be fun and found the Riding Stable barn to stay in. The location and architecture were spot on. There are various farm buildings tastefully renovated all different sizes and shapes. The interiors are tasteful and clean in good order, we had a lovely time and hopefully will return. Thank you

Sadly didn’t meet our expectations. The welcome pack was not as described meaning that we had to go out for some bread which was rather irritating having had to wait until 5 o’clock to get into the property in the first place! There were a number of things requiring attention which we would have put in the maintenance book as requested had we been able to find it, all of which were clearly long standing -namely, the flush mechanism in downstairs shower room required attention, the shower curtain left much to be desired; fridge lining badly cracked making it unhygienic, likewise the damaged work surface by the hob. We appreciate there are signs asking guests to ensure that everything is put away clean, this had been totally ignored by our predecessors as we had to wash the crockery due to the visible food residue! The door tread in the largest upstairs bedroom was broken making it a trip hazard and potentially splinter hazard. It would have been nice to have had details of timings reference heating and water since at times it felt very cold and there were no instructions. Last but not least, provision of only one set of keys proved difficult at night as you cannot lock up and leave the keys in the key-safe if one couple goes out for the evening whilst the other stays in, meaning that the couple who stay in have no choice but to wait up for the ones who go out for reasons of safety!

I cannot see where you reported any of these issues during your stay. Jamie , the property manager, is always on hand and would have responded straight away to any issues. You would have been provided with Jamie's number with your arrival instructions and also in the property manual. However we appreciate you bringing the maintenance issues to our attention and will be investigate. I am sorry that the welcome pack was not as expected and again appreciate you bringing this to our attention. We will make sure the manual is updated.

It was a shame we had a rather late arrival time and then a very early departure time. Sad to say one of the radiators didn't work and with extreme weather conditions it would have improved the stay.

Hello Denise Thank you for your review. All feedback is very important to us. I am sorry to hear that you had a problem with one of the radiators. All our cottages have a designated local property manager whose contact details are made available to you. The check in and check out times are in place because of the high demand for cleaners however we do always try to be flexible upon request wherever possible. I am pleased to see that you have booked again for next year and I am sorting out a good price for a couple of additional nights that you would like to stay.

We had no heating until day before departure owner supplied us with portable heater.door mat by back door would help floor.

I understand that you spoke to the owner about this during your stay and that he provided you with an additional heater. Didn't find the property to a high clean standard. The windows and blinds were very grubby. One blind had a dead spider stuck to it that had clearly been there a while. Old receipts were found under the bed. We asked for both bedrooms upstairs to be singles, one was left as a double. Luckily my two teenage nieces agreed to share a bed. I know dogs are allowed in the property but the sofas werent clean and we found a lot of black dogs hairs. Also seeing as the property is for 6 people there isnt enough sofa space for 6 people to sit comfortably. There needs to be a mat inside by the back door seeing as this is the main entrance to the car. When wet outside and stepping inside it is very slippery. The property wasn't horrendous by any means, but it is very expensive for what it is and i wouldn't stay again or recommend to others.



Excellent accomodation in a pleasant and well kept setting.

I booked all the barns at Rookery Farm. The attraction being that they were grouped together around a courtyard and provided very comfortable accomodation for a large family group plus two dogs. Each barn had its' own garden so that each group could have some private space when required. My sister-in-law, her partner, one of my sons and his fiancee stayed in The Riding Stable. My son particularly enjoyed the downstairs bedroom with the patio doors opening out onto the courtyard.The barns were well equiped and met all our requirements. The furniture was in good condition and as one would expect from continual use by families and dogs. We were able to use the Long Barn for evening meals altogether. There was plenty of room for cars to park and easy access to the Riding Stable with luggage etc.
The site manager was very helpful and visited the site each day. The bed linen and towels were excellent. We had a really good stay and lots of celebrations as it was my husband's 70th birthday.

I am pleased to hear how your son enjoyed having the patio doors leading into the courtyard from his bedroom. Such a treat. We are very lucky having Jamie the site manager who is always on hand. We do hope you and your family will visit us again soon. Of course you don't have to book the whole place if you want to return with a smaller group.

We found it rather pokey and only 5 comfortable seats. Had to ask for equipment, ie teapot.
Wet room shower meant you had to walk through water to reach toilet or hand basin as the room was so small, or put towels on floor.
The garden was scruffy and uninviting.
Beds were comfortable.

I am surprised as the total floor space of the cottage is 101 sq mtr which isn't necessarily small. I notice you had to ask for a teapot, I assume our on hand property manager sorted that for you straight away. The wet room is a wet room and will become wet during use and for a little while after. I am sorry if this caused you inconvenience. I am also disappointed to hear that the garden was scruffy and uninviting. I will certainly pass this onto the property manager to investigate. We had a good week at the Riding Stable, whilst the cottage was reasonably clean the place is looking somewhat tired and is in need of some updating and refurbishment. We were awakened by the alarm sounding on several nights and eventually the internet died. Having said this we did have a fantastic time and would recommend it.

Lovely place grounds and gardens.
Very nice inside lovely rooms and small coal space. We had a great stay.
A couple of small improvements are suggested such as a rug for the living area. Also a new shower curtain and descale the shower head and kettle.

Good location, nice comfortable property, well stocked with equipment and easy access. We were only a party of four so we had no issues but we would have been short of comfy chairs if we there had been six of us. We will be returning.
