Everything we wanted provided by lovely people in a really interesting environment. Loads to do in the area, stately homes and pretty villages, and country pubs galore.
Loved it! Peaceful relaxed location.Top quality fixtures and fittings.Plenty of kitchen equipment if you want to cook but loads of excellent places to eat within an easy drive. Would just say need a little more storage space for a weeks worth of clothes.
Lovely cottage near the centre of the village. Very well renovated and decorated, very comfortable. Helpful owner and neighbour gave us plenty of advice on things to see and do. Would visit again!

We had a fabulous week at the Woodshed - we were lucky with the weather too! The barn is lovely with beautiful decor and furnishings - all in keeping with the farm/countryside setting. There is a great little gravel garden which we enjoyed - on one evening Becky brought the BBQ around for us to use and from the front seating area we had views over the fields and the horses. The best little getaway you could ask for, perfect scenery and perfect location! So close to lots of beaches and a place to go if you’re looking for a quiet chilled break! Could not recommend this place enough!
Really lovely little cottage in a fantastic location. Close to Snape Maltings, Aldeburgh, Thorpeness, Southwold and Dunwich Heath. Excellent base. Pretty garden that is safe for a puppy and an excellent farm shop at the end of the road. A wonderful week away for a family. Housekeeper couldn’t have been more helpful and very friendly.
We had a wonderful stay at Wakes Hall. Absolutely fabulous 10/10. The view from the lodge is to die for and the lodges are so wonderful, clean, comfy, cosy & very tastefully decorated. Also we have a hot tub at home and im very fussy when it comes to using a rental but I was extremely pleased with it 10/10 well done to the tub maintenance man.
This was our second visit to No 22. The comfy sofas and fabulous log burner were a much needed treat. after long walks in the chilly weather. The beds & linen wonderful and the towels are so soft & fluffy everything is hotel standard. The cottage is tastefully furnished and the kitchen is brilliantly equipped. We really enjoyed our stay at this lovely cottage. A small problem with the heating was sorted out quickly. One thing we would say is that the two bottom stair steps should have a warning mark on the edge as it's quite difficult to see them as they are the same colour and wood as the floor in the sitting room. Both of us although aware of this fell from the second step luckily saved by the armchair, alcohol had not been taken!!
We had a wonderful New Years break with close friends at the Old Post Office. The property is beautiful & intimate. Our toddler had a fantastic time exploring the house and all it’s charm and we loved relaxing by the fire and cooking together. Hosts were very helpful and welcoming. Fully recommend.
We were lucky enough to stay at Brook Lodge over the beautifully sunny bank holiday weekend/half term and the setting, facilities and lodge were all absolutely beautiful. Complete tranquility and everything you could possibly need for a really relaxing stay. Cleanliness was generally excellent, but there were some dog hairs left on the tops/backs of the sofas from previous guests and a slight odour, which we quickly resolved ourselves and really didn’t effect our stay at all. We would definitely recommend and come back.

We had a lovely stay in Church Cottage. It was really comfortable, beautifully designed and well equipped. We were extremely lucky with the weather so also took advantage of the lovely garden.
We were really pleased with our stay at Gothic Cottage in Clare, Suffolk. The cottage was well equipped and there was sufficient crockery to make use of the dishwasher. The beds were comfy and the bedding really soft and smooth. The showers were easy to use. The out look over the garden was delightful. We used the swimming pool but not the tennis court as the weather meant the grass court might be too slippy for 70+ year olds. We found Clare an ideal spot. This is a perfect house for a large family gathering and a great base for exploring the surrounding countryside or further afield. The house (and converted barn behind for the even larger party) is a destination in itself - it has history and space (inside and out) to lose yourself in. It lends itself to a celebration but also to cosy relaxing evenings. The kitchen is well equipped and a convivial space for any cook but, if you prefer, the Four Horseshoes pub, just down the road serves tasty homemade meals. We had a very relaxing and pleasant stay. Great location to explore Suffolk. Happy not to have to worry about any formal check in. Hot tub and grounds were checked and tended to very discreetly. Beds very comfortable and we loved the hot tub and freedom to roam about onsite as we pleased. Would visit again! Only issue might be to note: there were groundworks being done opposite us which wasn't mentioned to me at time of booking.
Great location, lots to see in Lavenham. Excellent restaurants and pubs. Accommodation delightful, loads of character but yet very comfortable and interior bang up do date with all mod cons.

Delightful cottage in the historic and picturesque town of Lavenham. Good base for exploring rural Suffolk, although some distance from the coast.
We had a fabulous stay. The location is amazing and access to the estate is wonderful. The garden with lavender around the patio was lovely. The kitchen and bathrooms are good and the beds extremely comfortable. The whole bungalow is very spacious. Some of the furnishings are alittle tired like the sofas, and particularly cushions and the carpet. The welcome hamper was super and we would definitely stay again.
Had a wonderful week at the Granary where we made full use of activities available such as Tennis courts and Table tennis. Also has impressively stocked kitchen. Fantastic farm views of sheep, birdlife and sunsets from Master bedroom! Excellent location from coast everywhere took 30minutes. Framlingham Castle great to walk around along with the town. Very friendly Hosts, Would definitely recommend for families or friends.
A very relaxing few days was spent at Holly cottage. Lovely location especially having the Huntingfield Arms across the road serving great food and Southwold being so close. Also some good walks from the cottage and a visit to the church mustn’t be missed because of it’s wonderful ceiling.
An extremely well equipped cottage with everything you could wish for, even digital radios both in the bathroom and kitchen. We thoroughly enjoyed our week here, as did our springer spaniel, and the garden proved a lovely place for eating outside.
Myrtle cottage is hidden down a little path from a typical Suffolk church. You enter through a beech archway into a small but perfect garden . The cottage is cosy at the front and then opens out into a light filled kitchen and dining area. We were able to have breakfasts and evening drinks on the raised patio area at the back whilst listening to the birds sing. The cottage doesn’t feel like a holiday rental but a much loved home with lovely crockery and books and ornaments which have been bought for love rather than merely to decorate. The Cartlodge was ideal for our stay. Well equipped. Very comfortable bed and nice quality bedding and towels. Helpful owners nr by if any questions. Perfect location for exploring that part of the Suffolk coast lots to see and nowhere any distance to travel. Beautiful walk just down the road all around the estuary to Snape Maltings
Comfortable roomy lodge in a superb setting which was very well maintained on the whole. No signal on living room TV. The road through the business park & builders area was full of pot holes spoiling the approach to the lodges.
We chose Little Tay Barn to provide our family of 6 (with provision for 8) with a very well earned break. We just wanted some space and solitude in an isolated, green setting. We were not disappointed. The property is large and very well equipped. I would compare it to a luxury hotel. Very clean with large rooms, kitchen and seating areas. We probably stayed at Hideaway Cottage in the hottest week of the year so far. We found the house cool. We had no problem sleeping. Leiston was a good location to visit many of Suffolks beautiful beaches Minnismere Nature reserve, which we thoroughly recommend, lovely villages, churches and country inns. The countryside was stunning. The wild flowers beautiful. Plenty of walking. The Cinnamon Indian Restaurant in Leiston very good. The Parrot and Punch Bowl a nice walk to in Aldeburgh The Dolphin in Thorpeness good meals.

Fabulous cosy cottage set in the most perfect setting especially if you like walking. We met the estate manager Chris very friendly nothing we to much trouble. The welcome hamper was a lovely surprise. We both would highly recommend this lovely cottage in the heart of Higham.

A beautiful apartment in a fabulous setting and wonderful views of the river and tidal marshes. The apartment was well appointed and the owners thoughtfully provided everything necessary to get you started ; milk, tea, coffee biscuits etc. Huge private grounds at the front with tables and chairs, plenty of space for parking. Lovely area with lots to explore and interesting places to visit, especially for Benjamin Britten devotees!
The property is 2 Nil Desperandum. There is a property of a similar name next door. In a very friendly village with an excellent local pub. No village shop though. The property was clean and well maintained with attractive modest gardens. A nice very sheltered private decking area at the back. Some of the basic inventory was either missing or very low. No scissors, nearly empty washing up liquid bottle. We also had to buy extra toilet rolls ( only 2 adults staying ). Beware the stairs are very steep and uneven. We had a wonderful family weekend at Cockerells Hall. It is a beautiful and comfortable house set in a stunning garden in deepest Suffolk. The swimming pool was an added bonus. Our grandchildren loved it. There was everything we needed for a fabulous stay. The welcome hamper was a lovely surprise! Thank you very much for a much needed break. We would love to return one day!
This was our second stay at Marsh Lodge (River View last time on our own - this time we were in Marsh View and our friends were in River View). It is an excellent place to stay, both in terms of position and comfort.
We stayed for a week with my family and had a lovely stay. Easy to find and parking at the house is excellent and on street parking is easy. Great location, just a few minutes walks down to the high street and beach. The front door handle is a little tricky, it turns to the right which is very close to the door frame so be careful not to catch your hand. We had a couple of accidents doing this. Very clean, lovely condition house and furnished to a high standard. Would definitely recommend.
A very clean and bright flat provided with everything needed for a comfortable stay. Conveniently situated - shops and beach a very short walk away. Clear and far reaching pier and coastal views from the lounge Patio doors the only minor downside is that you also overlook flat roofs of commercial properties below, but Worth it for a very competitively priced holiday let.
My husband an I took my elderly mother on a one week break to Orford. We stayed at 1 Market Hill which was a delightfull cottage, well equipt, and in a good location to explore the suffolk coast and many loacal attractions. We had a lovely leisurely break. The ower is in the process of installing a downstairs toilet which will be a welcome addition.
We enjoyed the quirkiness of the cottage, which might not appeal to everybody. There was plenty of room for 2 of us but a larger party might find the small rooms a bit of a squeeze and a dishwasher might be a bonus for them. However the cottage is in an excellent location for shops and restaurants and accessing footpaths, and the beach was not far away. A most enjoyable stay.
The Studio at Ayres End was a wonderful base for exploring a quiet corner of Suffolk. The spotless accommodation was accurately described; generous basic provisions, and freshly picked flowers from the delightful garden, added to the sense of welcome. A real home-from-home which I have no hesitation in recommending to others.
We spent a lovely week at Snowhall Barn enjoying the peaceful setting and lovely outlook from the house. The downstairs bedrooms were comfortable and very cool on warm nights. Upstairs the open plan room is lovely; spacious and very comfortable and the addition of the balcony is a definite bonus - so nice to step outside with a glass of wine in the evening. Friendly owners...friendly dogs! We hadn't been to Suffolk before and thoroughly enjoyed going out and about to different places, lovely beach walks and heathland too. Lovely and peaceful location with views over parkland. Sadly the weather was not good, so we couldn't make use of the outside area. Comfortable beds and good quality bedding and soft towels. Very quiet - we had a very good night's sleep. Good layout. However the cottage is in need of a bit of TLC in places and bathrooms, in particular, need a bit of an over hall. Not really possible to have a shower due to very poor water pressure. otherwise, all good.

Chantry Cottage is a very nice property with charm & character in a stunning location. the courtyard garden is very attractive. my only negative comment is that the shrubbery on the drive needed a trim back. we had 2 cars to park & needed every inch of available space. it was a challenge avoiding getting scratched by the rose bushes!
Peak Hill Farm cottage was located in a beautiful part of Suffolk with fields galore. We enjoyed plenty of bike rides as a family which felt safe due to little traffic on the roads. Only a few miles from Aldeburgh, Thorpeness and Dunwich beaches, we enjoyed time on the beach and in the sea. It was also nice to relax at the cottage and in the garden. The boys loved the treehouse! There is also a lovely little farm shop a short bike ride away selling local fresh produce.
The location is excellent. The building and grounds are very attractive and provide stylish and comfortable accommodation. Overall the facilities provided were good and represented reasonable value for money. However, the total level of customer satisfaction was let down by a number of specific failings that could have been avoided: the windows in the kitchen do not close properly and allowed a constant influx of flies, the handle to the fridge was broken, the owners had failed to remove their food from the pantry and did not mark their own fridge and freezer as to which parts were private/ava...more
A big thank you to Nigel, for a great stay last weekend, the barn was so lovely and perfect for a weekend away with friends, the pool was amazing and we got lucky with the weather to be able to use it. Green Valley Farm stayed in the Cowshed while visiting family in Suffolk we found it to be very homely and nicely furnished bed very comfy that is very important to us as well as being very clean if it wasn’t we would have come home. We would recommend staying here the location was lovely and peaceful we stay in Suffolk up to 4 times a year visiting and the Cowshed suited us we are quite fussy people and thought we would try somewhere different than our usual places we will definitely book to stay there again perhaps in the Woodshed as my partner has to rest in the afternoons and the bedroo...more
The house was nice although lacked one or two basics such as sharp kitchen knives and no hairdryer. We found the village was a bit uninspiring so we needed to use the car every day, but a well equipped and comfortable house, and exceptionally comfortable beds.

Just six lodges set amongst beautiful rural Suffolk. Had breakfast & coffees at the restaurant. All well presented & such a lovely setting. All the staff were helpful & informative. We stayed at The Laurel lodge which was spacious & beautifully furnished. The shower was amazing. Would love to return one day

For once we really made use of beautiful accomodation and garden. Weather was perfect, ventured out for daily dog walks in Thornham Estate, the enjoyed meals, prosecco, and the sun in the beautiful garden.
Although tired in places with decor and furnishings this lovely cottage was full of character. The gardens were really well kept and added a real bonus to the property especially having dogs as the gardens extremely secure. Use of the parkland and walks around the surrounding area were much appreciated . The Aga takes a bit of getting use to but the cook book available was a real bonus to any Aga novice. We had a problem with the dishwasher but once made aware it was sorted straight away and Chris couldn’t of been more helpful. A lovely stay .

Beautiful views and an interesting conversion of old farm buildings. The play room with table tennis was great especially for children but the advertised snooker was very poor and no useful cues. We were lucky to have no one staying in the adjoining properties as this liberated more play space. The greatest surprise was having an open plan lavatory and bath in the master bed room. This would have been so easily walled off during the conversion rather than just a wooden shelf as partial barrier. This also meant there was no wardrobe or cupboard for clothes in that bedroom. we were never told how steep the stairs were in fact so steep a chair lift has been installed.n the double bedroom you could every bodily function of the owner extremely unpleasant.On the plus side very good garden fully enclosed perfect for our dog.Also an excellent shower.Caution has to be taken driving out into the road as although not busy vehicles move very fast through it.All in all this extremely quirky cottage was not for us.
