Great place to stay for a large group looking to spend time in beautiful York! Spacious and comfortable living room, kitchen and dining room area with cosy and comfortable bedrooms. The hot tub was great - and under cover, which was handy! The hosts were really helpful, quick to respond and friendly. Would love to come back.

This place is fabulous! Country house feels, stocked with everything imaginable! The outdoor space is incredible, would love to come back in the summertime to take full advantage of it! House is finished to the highest standard and for such a large property it has a really cosy feel. We would 10000% come back.

We recently stayed at The Stables Luxury House for 2 days as a group of 14, and it was absolutely perfect! From the moment we booked to the moment we left, the communication was fantastic, friendly, helpful, and nothing was ever too much trouble.

The house is modern, spotlessly clean, and incredibly well-equipped with everything you need for a comfortable and stress-free stay. There was plenty of space for everyone, and the kitchen and white goods made it feel like a real home from home.

The location is excellent, just a short distance from York with a bus stop right outside the property, which made getting into the city really easy. One of the highlights for us was the party room at the bottom of the garden, which even had its own hot tub, an ideal space for relaxing and having fun together.

The only small downside was that the water pressure in the showers wasn’t the best. That said, it didn’t affect our stay and certainly wouldn’t stop us from booking again.

Highly recommend The Stables Luxury House for anyone looking for a stylish, spacious place near York, we’d definitely return!

This is the first time we stayed here and it was lovely. Beautiful surroundings and the house on the whole met our needs. The hot tub and gardens are great for relaxing in after a day seeing the sights of York. The house is well equipped with everything you need for a family holiday.

The House is lovely but just a few things to be aware of from our point of view. The water pressure is poor which means that really only one person can use the shower at any one time. If someone goes in the downstairs shower the upstairs shower does not work. The Wi-fi is terrible so the TV cuts out regularly. During our stay the dishwasher broke which is no bodies fault but no one wants to spend time on holiday washing dishes. They don't provide you with towels for the hot tub so perhaps think about bringing some of your own.

This was the best Airbnb without a doubt we have ever stayed in. It was spotless throughout, and so spacious. The photos of this place do not do it justice at all. We were working nearby and it was the perfect base for us. We will be back and highly recommend to others. The staff onsite throughout the day are very friendly. This home is truly stunning. And perfect for any sort of getaway. York is our favourite city to visit and we have tried plenty of hotels and airbnbs. This was by far the best and most comfortable. Very clean. Incredibly spacious for a bungalow! The garden was huge. We had the two outhouses and they were lovely and cosy. The whole place is very modern and done out to a high standard. The staff are great, they were not onsite the whole time but were very pleasant on all encounters. Perfect place, perfect stay.

Wow, this place exceeded all expectations.
From start to finish the booking process was simple and very easy to contact the hosts, all the ladies we spoke to were brilliant to deal with. When we arrived on site, it was a self check in process but one of the office staff walked us round the property, which was lovely. The house is huge, decorated beautifully inside, all the party commented on how comfortable the beds were, there were plenty of bathrooms and the communal space was great for our family gathering. The hot tub was a luxury, the outdoor entertaining area was fab and we plan to come back here in the Summer! The kids enjoyed the play area and the garden was enclosed for the dog. It literally ticked all the boxes. We will be back without a doubt. Easy access also via the bus to York City Centre, it stops less than a minute walk away from the front of the house! Highly recommend!

We enjoyed a great family reunion here and the living space kitchen and dining area were ideal. Easy access to York city with efficient and frequent bus service from right outside the house. . Nice to have hot tub but limited use to flooded approach. I did manage one session! Hopefully some surface draining away from this area will improve. The office team were very attentive when needed and all really friendly.

The space is fantastic for big groups. It was well designed with fantastically clean bathrooms which were very comfortable. We did have some small minor issues with the cleanliness of items in the kitchen (e.g cutlery and plates etc) but nothing a quick wash couldn’t fix!

The outside hot tub area is also well decorated, it’s just a shame it is quite far from the house (tucked away behind the stable and office buildings) and for us the amount of rain and mud on the grass area made enjoying this space a bit more restrictive.

The beds were all comfortable and we had a fantastic amount of space for such a big group.

Work was still being finished on the house (replacement of doors) but we were contacted in advance and told what to expect. Very good service from the communication side of things.

We booked this property for a birthday celebration. The property lovely, it was clean, spacious, exactly as the photos portrayed, if not better. We had a thoroughly enjoyable stay here. There was plenty of space for 17 of us to sleep comfortably, although there was office staff on site, they were lovely and we forgot they were there! Really responsive to our messages too. Garden and hot tub was brilliant, was hard to find somewhere that had everything, this place was just perfect. Will be back!

We were a group of 15 friends staying at The Stables for a weekend. It was absolutely perfect for what we wanted: a lovely big dining table to seat us all, a comfy area with sofas, a hot tub, a big garden for activities and an indoor/outdoor room (good for March weather and far from neighbours). No complaints at all about the cleanliness, and the decor was great. All the bedrooms were spacious too, great for adults sharing.

We ended up booking very last minute when our accommodation through a different agency fell through, and the team at York Boutique Lets were super responsive and supportive, answering any questions we had throughout the weekend.

I’d recommend staying here if you’re a group of friends of families.

Location wise it was easy to get to from York train station and York was easy to access for a morning in the city (25 min drive).

For our group of 12 adults in the main house we could have possibly done with one more shower room but overall very comfortable for a large gathering. Ideally located for a day in York and the host was extremely friendly and quick to respond.

We rented both the luxury house and the barns
The house was ideal for us with the big open plan living area, plenty of room for the children to play and adults to chat , cook and all with the children in view
We found plenty of activities for the children but none were mentioned in the welcome booklet
We would have welcomed information about the local area activities and places to eat, how to work the heating
The house was very cold when we arrived eventually we worked out what to do and it warmed up
Also there were about 15 remote controls no information as to what they worked or how
The heating and hot water failed on the last night in the barns, very cold, reported but no help given
The playground and outside area could not be used by the children as the grass was too long and there were weeds and nettles in the play ground
We all enjoyed our stay and the area, the space and location were ideal for our needs

After recently staying we can't wait to stay at this gem again in the future! the hot tub was a great couples retreat on a night whilst the kids played in the games room, which entertained our boys ranging from 8-15!!! It really did have it all, the outside space went on forever, we can't wait to stay again!! The company were on site through the day and were more than helpful, always happy to help us in anyway, when asking for reccomendations and directions.

The stables house in york is a lovely place to stay, very spacious, not far from york, bedrooms are lovely and beds are comfy, the 2 out side houses are a great size ... with their own kitchen the only thing was the water pressure for the showers in these was not very good ... but usable...patio and parking area good size ... the hot tub and the other sitting area is a good area to chill and relax .. we had a Olympic shames afternoon and the big garden at the back of house was the perfect area for this.... I would recommend this place it is lovely... the team at york boutique lets where great .. very friendly very prompt no hassle at all.
We asked if they could decorate the house before we arrived plus I brought some extras from them .. prosecco...ice... the house was decorated lovely x.. the prosecco was sat in a bowl of ice ...perfect....thank you ...

What a beautiful property. The kitchen and lounge area is impressive as you walk in, the bedrooms were all presented perfectly, and the hot tub area was brilliant. Other guests were staying in the studios whilst we were there and the girls were in the office, but we hardly noticed. It was a great find and will definitely recommend to family and friends.

The house is spectacular with both the décor and furniture a very high standard. The outdoor space, including bar area and hot-tub were excellent, and the garden was huge. We also utilised the stables rooms which were finished to a high standard and very comfortable. Thank-you very much for allowing my party to use your property. Great place to stay spacious plenty of parking , huge private garden area with the entertainment barn and hot tub it was excellent and well thought out with a fridge down there also .
Management company was extremely helpful and polite they really went the extra mile and nothing was a problem .
I will book this place again it’s perfect for a family gathering with all the space and facilities.

All communications were very good from booking to information for checking, everything was very concise. Cleanliness very good, a few cobwebs here and there up high. Only thing was the karaoke machine wouldn’t work, which was a shame as we were really looking forward to it, would have been handy to have some instructions? Also the coffee machine, we couldn’t figure out how to use it so again would have been useful to have some instructions. Everything else was great and fab location if wanting to go into York!

It was a really stay. The place was close enough to the city by car or there was a great bus route directly into town also. . The host was very responsive to all our questions. The house was well equipped and had everything we needed for cooking. We would return

This house really did blow us away, it certainly has the wow factor!! We were greated with gardens that seemed to go on forever and were very well maintained. The kids loved it and then the little play area was a huge hit!! The bedrooms were spacious and comfy, the stables were great for the older generation to go and relax when needed, it was a perfect break and we hope to be back! The staff on site were great they were only there one day of our stay but were more than happy to help with reccomendations and directions.

This house has got to be up there with one of the best Airbnb houses we have ever booked. The photos looked really nice but the communal areas are larger than anticipated. Very comfortable for 16 guests if you have the whole place booked out. The garden is huge. So much space, perfect for summer. BBQ available which is great. 'Party barn' area with comfy seats and right next the hot tub, perfect for socialising. The house itself was decorated very modern. Everything was really comfortable and well thought through, even down to a utility area with dog bowls and treats for the dogs provided, which was a very cute touch. There is an office onsite in the middle of the week, which was really useful actually. The girls in there were so friendly on every encounter and we didn't see anything of them, other than arriving first thing and leaving the site at 5pm. Didn't bother us at all. Would absolutely love to come back here. Girls weekend again or with the family this time!! The kids would love to play area! Thank you York Boutique Lets team!!! xxx

we were blown away with this property!! The pictures are stunning but they don't show just how much space you have to play with, the gardens go on forever!! There was so much parking, the house itself is unreal, its the perfect summer getaway, we loved the hot tub and the outdoor seating area, we had kids with us who loved the play area. The most relaxing break was had and the house catered for everyone, the inlaws each had a small converted stables room that was away from the house so was perfect when they wanted an early night, we can't wait to return, it's our new favourite place!!

The host was very good and responded quickly. The house is beautiful, very spacious. The garden area is huge, so much space. Perfect for families with the kids play area, the outdoor barn and the hot tub. The house had everything we needed. Big dining table to all eat together which was really nice. We got taxis most of the weekend as they were reasonably priced but there was a bus stop just a minutes walk from the house. Plenty of parking outside. There was staff in the office on sight Monday to Friday, but they were pleasant and friendly and helped with any queries we had, we didn't see them otherwise so didn't effect us at all. Would love to come here again.

Honestly couldn’t fault this stay it was perfect in every way .
It was a mixed group celebration with ages from 3-80 !
The set up of the house Is just perfect for this as my grandparents stayed in the little stable rooms so had a break from the younger children in the group !
The garden space is just perfect and the little park was so good for the kids .
The area in the garden near the hot tub had been well planned it was Perfect and I’ve already re booked for a birthday celebration in the year !
Very helpful staff and the little office on site in the week was so helpful if we had any questions .

This exceeded our whole groups expectations, the hot tub area is s0o well done and great for a gathering with family and friends, we loved this so much we have booked for next year as soon as we got home, ample parking. The house was so great for my elderly parents who needed a rest during the day, they could go to their ground floor room and rest without been disturbed. Such a well thought our property with everything you need and the office is on site so any help needed they were there on hand straight away!

Spacious and caters for all needs.
Games room was fantastic for the older kids and the play park area for younger ones.
We enjoyed the outside barn area with fire pit and hot tub .
The spacious garden is amazing and kept the kids very entertained .The house inside is set up brilliantly with the social space been thoughtfully planned out.

10 of us stayed at the stables for my friends 30th birthday. It was an amazing weekend, the house was extremely well kept and had everything you could need. The kitchen/dining space was perfect for socialising. Even though we had a lovely weekend there were couple of things that caught us off guard. We didn’t the hot tub area to be as far down the garden as it was… and there was only 1 shower to share between 8 people, the two other rooms with en-suites were separate barns that we didn’t have access too. This wasn’t made clear when booking but we just got on with it.
All in all amazing weekend, amazing spaces and good location to go into town, 20 minutes via cab.

The garden area with the hot tub, kids play area and the outbuilding was perfect. The kids loved the hot tub!!
Plenty of grass to kick a football and the basketball kept them busy too.

We loved the stay here it was perfect for our trip to York .
So spacious and classy interior .
The living space was the perfect set up sit our group staying .
Plenty of parking for cars .
The little barn area with log burner and hot tub was the perfect area to relax once the kids went to bed !
