The Boathouse is a gorgeous single-storey sandstone home on the banks of the River Coquet. Located in a tranquil part of Warkworth, The Boathouse sleeps 6 adults in 4 bedrooms and welcomes 1 dog. The pretty patio has been beautifully furnished and is a sun trap on warm days. The huge sandy Warkworth Beach can be reached in 15 minutes on foot and the main street of the village in less than 5 minutes. The Boathouse sits underneath magnificent Warkworth castle, and looks out over the fence towards the pretty banks of the River Coquet. Children age 16 and over welcome. Free Wi-Fi. We had a wonderful stay at the boat house, we were greeted with a lovely welcome hamper for both us and our dog.
The house is in a great location with Warkworth on the doorstep and Amble and Alnmouth within walking distance.
The app is definitely worth downloading, one of the best ideas, provided us with more info than other rental companies we have used.

Lovely roomy house in a great location. The kitchen could be better stocked with utensils, glasses and cooking equipment. Also work surfaces throughout could be cleaner.

The accommodation was lovely -comfortable beds with nice big shower and beautiful big bath. This is on a beautiful spot right by the river and was so peaceful. Great walks around the village and near to all pubs and restaurants, which all served food of great quality. Right on the doorstep to the Castle too and only 2.5 miles to Alnmouth and Alnwick is close by. The best stay I think we have had in years and everything was perfect.

Very large, sprawling bungalow in a beautiful location in Warkwarth.
The court yard garden is a lovely suntrap all through the day with views of Castle

Master bed was one of the most comfortable we have slept in.

Unfortunately there ended the positives.

The property is in need of lots of TLC in general with a miss match of furniture and pots and pans etc in kitchen and living room some of which were not clean.

General cleaning poor

TVs not functioning ( attempt to rectify)

Boiler not working 100 % ( shown how to reset )

For a 5star : Gold Award property we would expect far far better standards.

Thank you for taking the time to leave a review following your stay at The Boathouse. We have carefully reviewed your feedback and worked closely with the owner to address the issues you mentioned. Regarding the TV, once notified the owner attempted to fix it himself. When that was not possible, he arranged for an engineer to attend on Monday afternoon. Whilst at the property he informed you about the new boiler in the property, and that this can occasionally lose pressure—a common issue with combination boilers. He showed you how to top up the pressure just in case it happened during your stay and is investigating the cause of this with the boiler engineer. As a gesture of goodwill for the inconvenience, the owner refunded you £150. While such problems are rare, we believe the owner acted promptly to resolve them. We have also passed on your comments about the cleaning standards and will work diligently with the owner to ensure they are upheld. Thank you once again for your valuable feedback.

An excellent place tobstay in Warkworth. Plenty of room and facilities and in easy walking distance of the central part of Warkworth village and the Coquet river. Plan to stay here again.

We had a great week at the Boathouse. The cottage is comfortable and warm and the location is perfect - walking distance to the village, river and beach. We would definitely return.

This is a very spacious and comfortable place for a relaxing holiday, and perfect for the dog.
We had a wonderful week exploring the beautiful coast. Superb location with the beach just a short walk away.

Overall the house was large and comfortable for our stay. Beds were comfortable and house was well heated. Great spot in Warkworth and secure elclosed safe area for our dog.

I think there needed to be more attention to details in terms of cleaning, there was quite a bit of dust and a lot of cobwebs.

The bathrooms were quite tired and needed an update. There were things like missing thresholds and mouldy astroturf placed randomly in the front courtyard which gave the house a bit of an uncared for feeling. We were also disappointed that we didn't recieve the usual Coquet cottages hamper. We were left with bread, milk, cakes abd butter along with some dog treats but usually Coquet cottages welcome hampers a tad more luxurious and include some wine (especially as it was New year week!)

Thank you for leaving a review of The Boathouse. We agree The Boathouse is in an enviable spot in Warkworth village, a stone's throw from the river with a fabulous enclosed courtyard. As each property is individually owned the welcome packs vary from property to property but we no longer offer alcohol due to licensing laws. We will be sure to pass on your comments to the owner and hope that we can welcome you back to Northumberland in the future.

The Boathouse is a beautiful home from home, it is so thoughtfully equipped and has everything to make a fantastic holiday. It’s a short walk to a stunning beach and there are wonderful walks that you can take from the door to nearby Amble (there are lovely harbour side restaurants here) or Almouth. Warkworth is a lovely village with good pubs and cafes.

First time in Northumberland and wow…we were blown away! The house looks beautiful on photos but these totally undersold the property. The unique ground floor layout was perfect for a family and friends trip. Late Nate chats in the amazing living room could not be heard in the bedrooms, cooking was a pleasure, beds super comfortable. The absolute highlight though is the location. The Boathouse sits 3 minutes walk from Warkworth Castle, 30 seconds from the river, 5-10 minutes from a great pub. My dog was in heaven every second of our holiday. Superb walks, day trips to the beach, hiking the coast path from the door….the delights never stopped. If you want to see your dog smile along with the rest of the family, come stay here!

Nothing too negative to report ,everything at this lovely property was superb , top quality , and very comfortable all needs catered for , how lovely to have several French doors on to the paved garden . Just one small ‘ask’ please consider elderly guests and put grab handles in the shower room en-suite, much valued by impaired mobility persons I am sure , and certainly by me on my next visit !
