Booked for a three generation seaside break. Excellent location. Lovely private courtyard for dog and toddler. Very well equipped kitchen for cooking large family meals

Loved our stay at Ashleigh cottage. Coquet were great, everything really smooth and their office is just round the corner if you need anything. Warkworth is a lovely village. Best beach nearby was Alnmouth beach about 10 minutes drive. You have to pay £3.50 to park but is a stunning beach with loads of space and dogs allowed. The village there also really nice. Best to go at low tide to see the full splendour and get to play in the estuary of the river Aln. Slight annoyances were that the boiler needed topping up but honestly this is so easy. It only needs doing every few days and takes less than a minute from start to finish. Watch out though, go a little at a time and give the system a chance to register what you have put in before you add more. It would have been better if the instructions were stuck to the inside of the boiler door as we didn’t find them until two days before leaving. Also, the games room was brilliant but really could do with a thorough clean out. But these are minor niggles. Overall we loved our stay and the cottage and would definitely go again and book via Coquet again.

Ashleigh Cottage is situated on the main street through Warkworth and is ideally located to enjoy everything the village has to offer and to access wider Northumberland. On arrival there was a lovely welcome pack which even included treats for our dog. Our family group comprised of two adults, two children (10 and 12) and our Labrador and there was plenty of room for all, including when we needed our own space. The extra living space downstairs is ideal for a bit of quiet time and the enclosed courtyard with seating area would be great when the weather permits. There is the added benefit of a table tennis table although we did not make use if it as we had plenty of other things to do locally. The cottage is well maintained and had everything we needed for our stay. Warkworth village is beautiful with great riverside walks for the dog and the beach is only a couple of minutes drive, or a short walk, and was a great place to be even when the weather was not great.

Sadly despite looking lovely when first seen a few problems marred the stay.
As we were just about an hour or more away from the cottage the owner phoned to say that there were problems with the boiler and we would need to re-pressure it to get hot water. This turned out to be a constant problem and meant getting a hot shower was very difficult and certainly not if someone turned a tap on somewhere else! Whilst I understand that this takes time to fix and requires property to be empty, it would appear this has been ongoing since May.
The downstairs shower which was supposed to be the main shower kept flooding and the one upstairs wasn’t much better.
A few other niggles - that might have been overlooked had not the other much bigger issues be a problem.
Garden needs tidying up overgrown

Would come back to the area, Warkworth is a lovely place, but will be looking for another place to stay for us.

An excellent location for walking to the beach, local walks and shopping and not far to drive to the wealth of pretty coastal villages and castles and the beautiful National Park. The Courtyard garden is a very quiet sanctuary, there is no noise from cafe next door, and lots of bird song and activity in the garden to enjoy. The house is very spacious and comfortable with well equipped kitchen and had good night's sleep in comfy beds. However, the decor could do with some updating/refreshment, and plumbing is very noisy. Would recommend to anyone wanting a quiet, relaxing place to stay.

House is spacious and comfortable. Well equipped kitchen. (no coffee machine as stated) but with Bertram’s right next door-not a problem for take away! No noise from cafè next door in garden. Generous welcome pack provided. Spacious hallway to store beach and golf items. Master bed comfortable. Second bedroom has small double bed which is not comfortable for 2 adults if you are used to king size bed! Showers are so powerful they are difficult to keep water contained.. expect regular mopping up from the downstairs bathroom floor, otherwise tastefully modern and clean. Cottage is located on busy main road. Noisy if you’re a light sleeper. Back of house very quiet. Single and small double bedrooms located at back of house. Courtyard area very pretty and peaceful. In need of some tlc with weeds and pruning but lovely space to sit. Games room has great potential.. extra fridge which was very handy. Bit dirty but didn’t spoil the fun with table tennis. Location is fabulous. Walking distance to cafès, great pub/hotel grub and lovely local shops. 15 min walk to beach or 2 min drive. Stunning beach easy parking there. 10 min drive to Alnwick to major supermarkets and chain stores(Starbucks for teenagers!) 5 min drive to Alnmouth train station making easy access for visitors to join us mid week! So many places a few minutes drive away to enjoy exploring. Would recommend Warkworth as a base. Would definitely return.. but choose a house off main road as we are light sleepers. If that doesn’t phase you- you will be very happy here. No issues with finding a parking space nearby throughout week. Owner very helpful with central heating when temp dropped in July as my parents felt the cold couple of evenings.
