With it’s modern interior and spacious upstairs living area, Fox Cottage is extremely popular, combining both the traditional with the modern. It is close to the laundry, games room and children’s play area at the Stables Courtyard.

Downstairs you’ll find two comfortable bedrooms, one with twin beds and the other a double. The twin bedroom also has an ensuite WC and basin. The family bathroom is next to the double bedroom and has a bath with shower over, WC and basin. Upstairs is a huge open-plan living area with comfortable sofas, electric fire, CD & DVD player and colour television. There is a dining table in the middle and at the far end of the room there is a fully-equipped kitchen with electric cooker and dishwasher. As with the other cottages Fox Cottage is heated electrically using storage heaters with an immersion heater for the water. Fox Cottage is a comfortable and welcoming accommodation

Peaceful and located in the beautiful Scottish countryside. Perfect getaway and only 15 minutes from the coast. Snooker, table tennis and various games to play, plenty of dog walking areas. Fox Cottage itself is perfect for two couples or a family with great views. Looking forward to going again.

Field/countryside views as far as the eye can see. Lovely cottage. Clean. Spacious. Good central heating system. Lots of light & more beautiful views due to skylights in the upside down living arrangement (bedrooms downstairs). Brilliant games room. Laundry room also in the courtyard of cottages. Ample parking. Slight negative: tracks to the cottages are rough/bumpy but that’s only to be expected seeing as it’s a working farm offering lots of activities to do. 10 minutes drive to the nearest shop so be prepared to go shopping whilst on your way there. Friendly, welcoming staff who are contactable should you need them. We’ll definitely be returning. Loved it!

There are many reasons why I have stayed at Kirkwood, mostly in Fox Cottage, normally twice a year for the past 12 years, and several of those reasons are listed and graded above. The owners and their staff could not be more welcoming or helpful, and it is for me a home from home. The group of cottages of which Fox Cottage is one, are located in beautiful countryside and close to the river Annan, so ideally positioned for fishing and walking, or taking part in some of the activities that the estate provides. A holiday at Kirkwood is always a memorable occasion.

I have stayed here before, a few years ago, and it was exactly as I remembered it.
I returned because I enjoyed previous visits, and I was not disappointed thus time.

Enjoyed a pleasant and relaxing week on this friendly farm in stunning Borders location. Very rural setting, but lots of amenities close by.

A variety of walks on the doorstep and close by. Plenty of wildlife and saw red squirrels and roe deer in the grounds.

We found the cottage very comfortable and in an excellent location for dog walking. Our springer spaniel loved the walks from the cottage and so did we. We enjoyed our stay so much we have booked another week.
