The perfect coastal retreat, sleeping 6 people in 3 bedrooms Riversmeet boasts stunning panoramic views of the estuary that separates the beach of Instow and harbour of Appledore. The triple aspect open-plan kitchen, dining room and lounge is fantastic for hosting games nights as the sun sets beyond the horizon. Walking distance from the pubs and deli of Instow and one quiet road crossing from the beautiful dog friendly beach Riversmeet perfect for the whole family.

Wow! What a view! The cottage has an amazing view from the lounge across to Appledore and is ideally located for exploring north Devon. The sofas are comfy to enjoy the view. The kitchen is well equipped to cook at home, but there is also the option of 3 pubs within close proximity. The shower is great for reviving after a day out. And we slept well too in the good size bedrooms. A lovely stay. Thank you!

Irrespective of the weather, it's all about the wonderful living room and the view through the three windows. Perfect location for the beach.

We had a very enjoyable and relaxing week in wonderful weather. Riversmeet is well appointed and furnished, with plenty of storage space, and is perfectly located to take advantage of the comings and goings of the tide, the glorious sunsets, the boats and the many dogs and their walkers on the beach, all from your sofa. We never saw or heard about a visit from a parking warden and people seem to park on the road regardless but we bought a week's parking from the Commodore Hotel, just a few minutes walk away, which gave us peace of mind. With one (very good but pricey) shop and four pubs, Instow has plenty to offer foodwise - we had excellent meals in the Wayfarer Inn (round the corner) and the Quay Inn (beyond the shop). It's always difficult to know what will be in a holiday house in terms of basics and in this case the answer is a pint of milk and some loo paper (thank you) but nothing else. That's not a complaint but you need to be aware that you need to take everything with you or buy it there, and although the place was otherwise very clean, we did find some broken glass on the kitchen floor, I had to rummage in the coffee table drawers to find any notes about the house and there was no oven glove. A second set of keys would be very useful.

This was our second stay at Riversmeet and it’s a perfect holiday cottage, right on the beach with stunning views over the estuary and Appledore. There were 5 of us plus our dog, and the cottage is spacious, comfortable and had everything we needed. Parking can be a phaff in Instow with permit and limited stay zones, but the Commodore hotel will allow you to park there for a fee. Instow is a lovely, dog-friendly little village, with 4 seafront pubs that do great food, plus a deli/mini shop. And the Tarka Trail runs through the middle of the town. We hope to return again!
