Home of the Last Great Event

East Afton Farmhouse & Annex have roots that run deep into the Island's landscape and culture. This grand homestead dates back to the 1700s and stands on the site of the original Isle of Wight rock festival. Now lovingly refurbished, the property has become one of our most impressive holiday homes, as well as a popular event venue.

East Afton sleeps up to 13 people throughout its spacious 1700s farmhouse, and can also accommodate a further 6 people in the adjoining Annex. The two properties are only available when booked together, not separately.

The Farmhouse boasts 5 bedrooms and 6 bathrooms, a large family kitchen, beautiful gardens, roof terrace and even a cinema room.

There are also two event barns making East Afton a great location for hosting a wedding or large group event.

As East Afton is primarily a wedding venue, it is only available to book as a holiday let within 1 year of arrival date.

Our party of 18 stayed at East Afton over Christmas and the New Year. The kids took full advantage of the free entry to Tapnnall Farm, toddlers were ferried by car but the older ones and adults enjoyed the short walk across the fields.

The accommodation was perfect for us with enough space to seek a spell of peace and quiet if you need a spell away from the full on Christmas excitement.

We took a slow cooker and large pans as we were unsure whether weed need extra for cooking a full Christmas meal for so many, but it was unnecessary as the kitchen had everything we needed especially with a range and an oven

I cannot thank Chloe, Mel and the team enough for being so accommodating from start to finish from the point of booking to the night. We unfortunately held the kitchen up a lot due to late arrivals due to bad weather and they couldn't have been more flexible and patient with us. The location, venue, food and service is 5 star all round - thank you!

I have been organising events such as this for several years and I can honestly say that this was the best event we have ever had. From the very start the communication with East Afton was excellent. They were extremely accommodating to our requests and went out of their way to ensure the organisation was a smooth as possible. They were very happy with last minute changes and also had their own suggestions that made the evening even better. The evening itself was amazing, the venue looking spectacular and the staff were not only extremely helpful and organised but great with our kids and staff as well, and the event went perfectly.
I couldn't have asked for anything else, Chloe and the team come with the highest recommendation from us.

Location is superb with large parking area. Chloe the events manager was most helpful and a credit to Tapnell farm.
A couple of small niggles, the sandwiches were rather naff skinny things on white bread, and tea the was helpyour selves from a hot water urn into mugs, cups and saucers would have been better.
The catering staff were pleasant and helpful and overall it was a successful event.

East Afton farmhouse is a wonderful place to stay with family or friends. We were a group of four families and we were blown away by teverything the farmhouse and annex had to offer. It is luxurious but homely at the same time, a beautiful warm and cosy famhouse in a wild and wonderful setting. We stayed over New Year and enjoyed wild walks in the hills, the huge waves on the beaches and lunch at The Cow restaurant. There are cows on site which the kids loved, the cinema room is an absolute winner and the selection of coffees, chutneys and snacks on arrival was a lovely welcome. A word too for Chloe who arranged our hugely discounted ferry tickets and was always on hand to answer our queries. Not a bad word to say about anything.

Stayed here with family of 17 for my wife and myselves "50th" The house is fantastic, very spacious and comfortable, two of our grandsons are Chefs and they were very impressed with the kitchen and all the utensils and appliances as they were cooking our Anniversary meal. The bedrooms were well decorated and beds comfortable with en-suites. The Annexe was well equiped and nicely furnished. We all enjoyed the cinema room, a really chilled area. It`s set in a beautiful location with lovely views.
Chloe was most helpful informing us of the ferry bookings procedure and any questions we had.
Excellent customer service, definetely considering a return visit.

I ran a retreat here for a long weekend for 9 people and it was absolutely perfect. A beautiful farmhouse, great facilities, very clean and well equipped.
We had a slight issue with heating at the beginning but it was sorted very quickly and the rest of the weekend went very smoothly.

Thirteen family members recently spent three days at the end of October at East Afton Farmhouse celebrating a 70th Birthday, a perfect venue. The property was big enough for our group consisting of 8 adults and 5 children. Cooking/dining facilities were spot on.
It was interesting to find out the site of the 1970 IOW Festival was close by with pictures on the wall to highlight the event.

A beautiful part of the Island to visit despite the horrendous weather on this occasion although some short walks were possible between showers! In our opinion, the best part of the Island!

Guests found the single beds in the Annex and one of the bedrooms to be uncomfortable and squeaky and the mattresses could do with being changed having lost a bit of lumber support.

Notwithstanding the above comments (only intended to be helpful) we as a family would not hesitate to return for another stay and can happily recommend East Afton Farmhouse and Annex to others to celebrate their special event(s) at this top class venue.

Well, what can I say, East Afton Farmhouse is absolutely stunning and our stay was nothing short of perfect.
A group of 18 of us stayed at the farmhouse and annexe on a wintery weekend in March and had the absolute best time. The setting and scenery are simply beautiful.
From the gorgeous bedrooms to the huge country kitchen to the cinema room - there is so much to love!

From the moment we arrived to the moment we left we were all thoroughly delighted and satisfied.
We were celebrating a surprise 60th bday - some friends had not seen each other since 2007.
East Afton is a gorgeous property which we all agreed we will return to. It offers so much to all ages - our youngest was 4 and he had the best time drawing faces on balloons to place in the seats in the cinema.
Chloe was brilliant in her assistance, even solving my queries on the saturday and sunday.
Having Tapnell farm so close made our sunday lunch decision easy @ The Cow and what a delicious sunday roast we had - again highly recommended.
It truly is an exceptional property in a stunning location.

We used the venue for our co-worker seminar in January that welcomed 165 employees. Chole and her team were extremely helpful and efficient at making sure the day ran smoothly. The setting is beautiful and had plenty of space and different zones for the lunch in the separate barns. They took everything into hand, checking on food, seating, audio and video projectors, room temperature and even sorted the outdoor fire pits for us. We would recommend the venue highly.

The farmhouse was perfect for our family group, with plenty of flexible sleeping space and also good communal areas. The nearby Tapnell Farm facility was an added bonus for the kids (age 3-9) who all loved it and found plenty to thrill them. We hosted a big family birthday at East Afton and could not have been more pleased with it. Having the house for overseas visitors, the Piglets for the younger guests and Tapnell Farm next door for everyone else was ideal. The accommodation was immaculate, and the barns and courtyard made a beautiful setting for our celebrations.

Chloe was amazing during the planning process, and Mel and her team were wonderful on the day. At all times we felt like we were in safe hands, and that nothing would be allowed to go wrong.

We have had nothing but positive feedback from all our guests, and would definitely recommend East Afton.

When I was looking for a wedding venue having a place that could accommodate my large family from South Africa and all the kids was a must. East Afton definitely delivered on that and more. The kids loved the farm and all it offered. The peddle bikes and balloons were the winners. The food was amazing, the house had a huge wow factor and we all made use of the cinema room. Chloe and Mel were both amazing and made everything a breeze. Thank you for my wedding amazing.

For a family getting together for the first time in years, the house was large enough to accommodate 10 adults and 2 children comfortably. Lots of lovely features to the house and grounds made us feel very welcomed. Fairy lights on the balcony and decking areas were a nice touch too.
Unfortunately there were a few disappointing aspects to our stay. Some mattresses were not very comfortable, one of the bathroom door locks was inadequate (one person got locked in the ensuite bathroom as the mechanism failed) and there were ants in the kitchen. Furthermore, we felt very rushed on leaving the property on the final day when the cleaning team arrived at 9.20am whereas our arrangements were to leave before 10am. Not helpful that they were unloading their bags into the entrance hall when we were also trying to load up our cars. This additional stress could have been avoided and marred the end of the break. (We left at 9.45am)
There are lots of lovely walks in the area but be prepared for hills and wear walking boots.

The farmhouse was warm ,cosy and beautifully decorated for Christmas when we arrived for our stay. This was a four generation family get together, after the past couple of years,what with the pandemic and multiple lockdowns. The cinema room was a big hit with everyone especially the children. The special touches of having a luxury hamper and milk,cheese and butter in the fridge on our arrival was really appreciated. Communication with the organisers was of a really good standard. Help and advise was always on hand , whether through phone calls,text messages and emails. I would definitely 100% recommend this venue. We have had the most magical time here together making memories.

What an amazing space for a get together. We had 19 of our family stay in the Farmhouse and annex - 12 adults and 7 children from 7 different families. There was plenty of space for families to have their own room and bathroom, sit round the dinner table, play in the gardens, lay on a BBQ for all and the cinema room was a huge hit with the kids (well everyone really!). There are beautiful walks from the house, a wide choice of beaches just a short drive away, and Tapnell Farm provides so much entertainment for all. I would highly recommend East Afton as a location to spend time with friends or family.

This farmhouse is even better than the photos on their website - it's beautifully kitted out and has a wonderful mmix of traditional and contemporary touches, such as the vast kitchen with plush sofas and the brilliant cinema room. Chloe and the team were excellent in every respect, quickly responding to our questions and requests.

The added bonus is Tapnell Farm is just up the road, with all of it's facilities - we always visit the Cow restaurant during our holidays and this time it was within a short drive (or long stroll) away. My son and I had an afternoon of clay pigeon and target shooting which was super fun and very well supervised.

We'll be coming back for another stay as soon as we can!

We had a small wedding for 11 people. The communication with Chloe in the run up during tricky Covid times was excellent. She made everything very clear and answered any questions we had. Some of the family stayed in the house which was clean and comfortable. We were able to order wine and food to the house for our arrival and had external Covid safe catering for our wedding breakfast. It made a perfect small wedding venue and we had a very special relaxed day in what could have been very tricky circumstances!

This was an ideal family farmhouse stay location not long after lockdown ended. There was plenty of room for two households in the main farmhouse and another in the separate annex. There is a spacious garden, plenty of room for little children to run around.
They also loved the cinema room. The main Tapnell Farm complex is 5 minutes drive along the road with lots of attractions for children. This was very well managed for social distancing and our grandchildren (18 months to 6 years) had a terrific time. The Cow Restaurant provided excellent takeaway and using their app to order and pay was easy; everything was ready for collection at the time we asked for. Excellent location for visiting all parts of the island and easy access to the beaches on its south coast. Good local walking and our dog was welcome in the farmhouse. Only criticism was that the kitchen was not as well equipped as it might have been. It felt more as if it was intended for weekends than for a week's stay. But we had a great time.

One of the best place to spend time with friends and family. Though I have visited Isle of wight on 2 occasions, this was the best Time we enjoyed.
The property had very good features which was very very comfortable and all facilities were there. Very close to all amenities and beaches. The best place to choose for group accommodation.
Excellent and wanted to extend 1 more day too.

The farmhouse and buildings are a great place for a large group (in this case a family) to stay. There is a lot to do on-site and loads of indoor and outdoor space including two sitting areas, a cinema, a separate dining room and several places outside to hang out, so you don't feel like you have to walk or get in the car to go anywhere. It is also well-positioned being inland but a 20-minute walk (or 5-minute drive) from the local beaches. It is also close enough to Tapnell Farm that you can walk there too and, particularly for younger kids, there is a lot to do up there with all the farm animals, rides, slides, zip wires, crazy golf and so on. The Cow is good for a burger (the menu has reduced during these social distancing times) and looks like the water park is almost ready for use - definitely a lot of fun for the more active family! All in all, a great stay was had by all, the cleaners could have been a little more thorough, but there's a whole load of house to clean, the hot tub is no longer included (but worth getting one!) and the annexe entrance has moved because a barn is under construction which will, once completed, make it a great destination for events (weddings and/or celebrations). The staff overall are really helpful and friendly and, having been to one of the safari tents six years ago, we once again have great memories of the place.

From the very generous bottle of prosecco on our arrival to the excellent communication throughout, our group of 12 had a fantastic time. From the moment we booked this house through Tapnell farm until time after we left the house we cannot fault it. Chloe and the whole team have been amazing and their communication has been faultless. We had a few very minor issues (no need to mention in this review) with the house and these were dealt with almost immediately. We booked our ferries through Tapnell Farm and these were all booked very professionally and they would even deal with changes as and when needed.

The house overall was impeccable from the cinema room to the jacuzzi and the grounds to each of the very spacious bedrooms. There was 14 people in this house in total (including 2 infants) and there was always plenty of room for everyone to spread out throughout the day and into the evening. It’s one of the only properties we have ever been to where we could comfortably sit at the dining room table and all eat together. The facilities in the kitchen were second to non and there wasn’t anything else we could have wanted to make cooking for a large family any easier.

The bedrooms and bathrooms were spotless and the king size bed in our room was dwarfed in the size of the room in general.

The addition of a large bottle of champagne, flowers as well as an unexpected table tennis table in the barn was great!

I cannot recommend this property enough and certainly hope to be back at either this or one of the other tapnell farm properties in the near future.

We had a great time. The house and grounds were excellent. Everything worked! We had some small equipment/maintenance issues which were dealt with quickly and efficiently by Chloe.

We have had a lovely week in a most beautiful setting and the house was more than we thought it would be. When we arrived we saw Elfton Farm, which we went into but that was the Farm, but we did open the gate at the back. We should have gone round the corner to the White board “Elfton Farm House” and down the stone track.

The grandchildren had such a lovely time playing in the Garden. So large and so safe.
There was only one thing my daughter in law was rudely awaken by a small bat, it did frighten her but only because she didn't expect it. The Curtains were drawn so she thinks it was after a moth and came in that way. It left very much alive as we all appreciate the wild life. But it was a source of much entertainment after that.
There were no complaints as we all like old houses.

We had lovely BBQ’s and having a dishwasher made life so much easier it was used at least twice a day. As did having a washing machine. There was a lot of fridge space (3 fridges and a freezer). And we all enjoyed the hot tub.
And well the cinema room, the grandchildren used that mostly, we did watch the football but too busy with other things.
Complaints there wasn’t enough time to visit everything we wanted, oh and in the hot weather it would be nice to have had just a sheet instead of a quilt as it was very hot when we were there.

Went for a friends 60 th birthday I already live on the island and thought it would be nice a friend of myn had her 40th here and it was amazing and this last visit was to just amazing thanks for an amazing holiday

Stayed here as 3 family groups of 4 and all had plenty of space. Everywhere was very well appointed and looked after. Would definitely recommend

A wonderful break the house was clean warm and comfortable with lots of space for our family get together. The service was provided was really helpful. We will do it again!
