Photos on line do not do this beautiful residence any justice, we were all impressed as there were 8 of us who stayed, 6 from New Zealand and 2 from Australia here for a family reunion with our English heritage. The owner Liam was very helpful and gave us the history of the house and Rachelle the caretaker looked after us for all our needs, nothing was any trouble. Located in the city centre in a really nice and quite area. Close to local shops. The apparent is modern it provides all the things you might need. The bathroom was huge!!
Snooker days can be long when you are working so a nearby, comfortable flat is such a bonus. Less than ten minutes from the venue, or if you want to pop into busy York again just a few minutes. The flat was very comfortable, clean and welcoming. So much so we have booked it again for next time.
Lovely comfortable apartment only 5 minutes walk from Minster and centre of York. This is our second stay in this apartment so highly recommended.

The location is super central but set up and away from the main street so there’s no noise. David, the owner was really friendly and helpful with directions and recommendations. Stays York responded promptly to all emails. The apartment itself is stunning. Tastefully decorated with high quality furnishings. Everything was spotless.
The wardrove in this room is a bit small. It is a bit complicate to go in with so many codes. Furthernore, I did not receive them the firs day
This says it all: we planned to be there for a month but ended up staying for almost three. The condo is in the middle of the city and a short walk to everything - grocery, shops, restaurants, tourist sites. No need for a car. The kitchen is well equipped, the place is bright and airy, and the owners very nice. Would be hard to find a better place in a more central location that this one. We hope to return in the future!

This a beautiful little coach house tastefully renovated and decorated. The kitchen is well designed with plenty of dishes and utensils. There is a vast amount of storage upstairs and the shower, which is downstairs is powerful. It's just an easy 10 minute stroll to the city walls and on to the river, shops and Minster. We phoned the owners a couple of times with queries and found them to be very pleasant and helpful. The apartment is really new and very well equipped. Since we've got our bikes with us the trip into York's center took only 3 minutes, on foot perhaps 10. So the location of the apartment is very good, Also a supermarket is only 5 minutes away on foot. The apartment is really nice. There are only two suggestions concerning the equipment: An extractor hood would avoid false alarms of the smoke detector in the kitchen, even if is only a circulating air model. I always try to stay here when I come to York on business - it is clean, comfortable and convenient for the town centre. One problem is the early check out time of 11 a.m. meant that I had nowhere to leave my bags until my 4 p.m. train. Left luggage prices are high between £5 and £7 per suitcase plus you have to go out of your way to deposit bags.

We were fortunate to be there in lovely weather but the apartment was unbearably hot. We didn’t have the heating on! It was too hot to sleep but we couldn’t open the bedroom windows as there was so much noise in the street till all hours of the night. That of course is not the fault of the accomodation which was wonderful. Loved having the washing/ drier machine as were traveling for many weeks.
enjoyed are stay but have problems with Hot water and heating. could not get the heaters to stay on and we had no hot water on the Saturday night when getting ready to go out for dinner. need more user friendly guides.

We were looking for somewhere close to the centre of town with parking that would fit a Land Rover. We expected to be disappointed, but 48 Fairfax Street was perfect. Inside the city walls, residents parking available, very quiet at night. House very well looked after, no complaints at all.
I have difficulties in proposing things to improve. Great location in York. House in excellent conditions. The assistance of Stays York was quick and efficient, every time we required it.
Only negative - liquid soap in kitchen & bathroom were nearly empty ! Shoud have been full. Not enough big bags for the little kitchen bin.
We greatly enjoyed staying at this apartment. The kitchen was well stocked and easy to use and the bedrooms were roomy and comfortable. Mark and Liz were very friendly and helpful at our arrival and provided plenty of information about how everything in the apartment worked.
Perfect spot to see York - the centre is just 5 to 10 minutes walk. Great to have a parking space although tricky to get into it at night especially as the plants are overgrown and set of your reversing sensors! Well appointed and warm and comfortable inside. Kitchen well equipped but do bring a good corkscrew with you if you like wine.
The Smithy is the perfect property for a weekend stay in York. Contemporary high end appliances in kitchen. Modern lounge . Simply gorgeous. Upstairs a bright contemporary bedroom with double bed. Plenty of hangers and drawer space for clothes. Contemporary bathroom with walk in shower again beautifully clean and bright . Situated in a far corner of a court yard off a busy main rd. Cocoa suites is next to the river. It's a nice place. Everything was great! The apartment is really comfortable and the value for money it's really excellent, because York it's an expensive place.
What a lovely, well-equipped, comfortable apartment in a superb location close to York Minster and the station, with easy access to all parts of the city on foot! The secure parking space, not far away, proved very useful. In fact we only ventured out once by car, to the beautiful Rievaulx Abbey and the edge of the moors. Harrogate was easy to reach by train for the World Cycling Championships. Within the city the National Railway Museum, York Minster and walking on the walls were particular highlights. Excellent location, within walking distance to the city centre. All mod cons available for a comfortable stay. The penthouse seemed insulated from the hustle and bustle and traffic noise. Safe car parking space. Enjoyed our stay, thank you.

This apartment is ideal as it is close to restaurants, bars and places of interest. It was very clean and modern, the only slight criticism is that the bedrooms were quite small but as we didn't spend much time in them, it really didn't matter. The agent was quick to answer any questions I had before our visit and the instructions to access the apartment and building worked perfectly first time - always a bonus! Definitely recommended.
10 Stonegate is a lovely, clean and quiet apartment with comfortable beds and beautiful views of York Minster right in the heart of the city. We had a wonderful holiday there. More cutlery would be appreciated by future guests.
The location is excellent for exploring all the main sites in York centre and there are lots of good eating places very near. The apartment is well equipped and is very quiet. Would recommend it and would stay again on a future visit to York.
The ease of getting into the accomodation was great. The parking on the street outside was a definite positive in a city where parking is very difficult and expensive. Unfortunately there were a few little things when we arrived. We appreciated the coffee and milk but the bread however was not as useful without something i.e. butter to put on it. The dishwasher was full but clean and the bin was full, both of these we could, and did, empty but do not expect to do so when entering a property. My 7-day stay (the third time I have been in York since February) has once again been magnificent, having been essential to have spent it in this apartment.
I loved my stay at Minster Loft. The view of the Minster was incredible. The apartment itself was lovely, cosy and well equipped. The location couldn't have been any more central to everything York has to offer. I will return just as soon as I can.
Really enjoyed our stay. Amazing location close to everything we needed. The house worked really well for a family with teenagers. WiFi and a room each. Kitchen well equipped. Quite a bit of stair climbing as toilet on first floor. We enjoyed a wood fired pizza in garden of Bistro Guy on Gillygate, the walls walk from Bootham Bar to Monks bar great views of Minster with breakfast at Wheldrakes cafe.We caught bus from station to end of Claremont street on arrival but it’s an easy walk anyway. .
The apartment was virtually brand new and had everything we required for a lovely stay. It was clean and comfortable and very well furnished and right on the river with a lovely view and only a short walk to the shambles area and bars etc. There was always lots of hot water and shower was great infact we could not fault the apartment at all and next time we stay in York we will definitely stay there again if it is available and we have recommended it to our family and friends.
I stayed in cocoa suite 11 for 2 weeks. It is an axcellent accommodation, brand new, near the city center though in a very quiet area, in a former industrial building on the river completely restored, on the river which make all this a charming stay as well. It is fully equipped, perfectly clean, with WiFi, new tv. I would recommend it certainly. The only trifle is the bed a little too small for two people and the amount of money paid for a two week stay. They should offer discounts for long period . The rest is perfect.
I previously stayed in the Cocoa Loft and then moved to No 9 due to lengthening my stay. After staying in the Cocoa Loft I was disappointed with No 9. The layout was very different and the sofa was different to the pictures - not a huge problem. The studio was in good condition although the heating wasn't working. However, Chris/Rachel from Stays York ensured the heating was fixed the next day and were very helpful. No 9 wasn't laid out the same as the Cocoa Suite because it was a different shape. I always like to stay here when I am working in York - it is comfortable and convenient. The kitchen is well equipped, the beds are comfortable, its clean and close to the town and office. The staff at Stays (Anne and Chris) are very nice and pleasant to deal with. They always respond quickly and politely to any issues raised. I have a few concerns about security - on the past two occasions there have been mix ups over keys. A nice flat in the heart of the city, only a 5 mins walk to the old center. Perfect for a city trip to York. One need to be aware that the flat is located next to one of the main party miles of York, therefore it will get loud in the evenings from Thursday to Saturday.
Dining chairs are in need of replacing and the freezer door catch is broken so the ice box is difical to use as it is solid ice. But as a lot of the apartments at the Bay they are good value compaired with most others to let at the Bay. Just needs a little more love not just a quick clean and laundry change
I booked this property to stay with myself and groomsmen for a wedding in york. The location was perfect and the apartment was comfortable and clean!
A great house and so close to the town centre. The house had a real homely feel, the 2 living rooms were great and the kitchen was well equipped. We even managed to cook a full Sunday roast! The bedrooms were of a good size and the beds were comfy, if a little soft in the master bedroom. The bathrooms were great especially the slipper bath. Unfortunately we couldn't get the water hot enough to run a really warm bath, but the shower pressure was good.
Great place for our family of five. Perfect location near to train station and all the museums that York has to offer.
Overall very happy with the premises, and enjoyed my 2 weeks of stay. I have 2 recommendations: The radiator may not be sufficient during very cold weather. No socket for the hairdryer in the bathroom, which is a bit inconvenient.
This was a beautiful old home in a perfect location to get into York center. However.... the house itself needs a bit of updating and repair (cracked window panes, broken floor boards, missing drywall in the bathroom, etc) and also, i hadn't realized that the kitchen was on a different level from the dining table so that we needed to carry meals up and down a flight of stairs - not so easy for my kids and elderly mother. Well equipped comfortable house in easy walking distance of central York. 5 double bedrooms, all with small en-suite shower/WCS. Excellent modern kitchen with 4 ovens and 2 large fridge/freezers. Good standard of cleaning. Two issues, though: 3 car parking spaces are advertised. One is on the ( quiet)street outside and may not be available. The other two are in designated spaces on land opposite. These were both blocked on arrival by a neighbour and could not be used until the second day. Very nice clean flat. Problem with the door key box it was broken so could not use it and had to take keys everywhere. The locking mechanism had been ripped of so no security for the block. I did report it and management were aware of problem. There was everything you needed in the kitchen with a nice box of welcome things to use. Could of done with some more information about what you can go and do or see in the area, leaflets maybe?
Stayed at the bay many times and have to say this was the shabbiest property we have stayed in , had much better quality elsewhere for the same sort of price. Sofa and dining chairs need dumping , along with the carpet in the bedroom , bed also had its day . Curtains hanging from hooks and old , didn't even match in length in the living room . Cleanliness on arrival was poor , toilet not even flushed let alone cleaned , such a shame for a lovely complex, just renewing the old furniture and carpet and curtains and a bit of TLC would make it a lovely little appartment.
Loved everything about the flat. Two things I wasn’t happy about. One is my booking was initially confirmed for another flat which showed it was available on HomeAway then the owners cancelled saying the property was already booked by someone else. Second time I booked this property it got confirmed and again it got cancelled by the owners saying there was a problem with the scheduling. Ultimately they gave me the property for a day less than I wanted. Other than that the check out time being 11 am was not convenient but that’s their rule so I guess acceptable.

Excellent location to city center. Parking was easy. The house when first walking in feels like the owners have just walked out the door. Their personal belongings are all over the house from clothes to mail and files of paperwork. When you read the handbook all the rules of what you can and can't do were explained in a nice way but these should be explained when booking.. Any cupboard or door with red spots your not allowed to be used which is OK but empty your clothes out the wardrobes you can use. Not allowed to sit on the chair in the master bedroom to do your make up, so provide one...more
Lovely apartment bed really comfy shame about the leather two seater cold & low...needs cushions underneath the main leather cushions & a warm fleece throw with fluffy cushions. I used the two cushions to sit on the dinning room chairs. Apartment equipped with all that you needed..Welcome pack nice touch dishwasher & washer worked well cooker excellent. The only two things were how to get in the place...please keep the little black button pressed down to release the door safe to retrieve the flat keys & the bath plug...it releases by the silver knob directly above the plughole on the bath side...more

This is the second time we have stayed in this flat, last visit told stays York mattress needed to be changed. Spoilt the stay, as gave us both bad backs, springs nearly coming through it. It was that bad we had to buy an airbed to sleep on.
Wonderful property, fantastic position,close to everything. Quiet and peaceful in the centre of the city. Loved the geese swimming by in the river Foss below the window.
The apartment was in a excellent location and was very clean and tidy. We had a brilliant stay in the apartment. Only issue was being given incorrect code to retrieve the keys but was soon sorted out with a phone call.
Nice,warm,modern,clean,well equipped apartment. BUT,the made bed had no bottom sheet only a quilt with no cover and towels neatly rolled on top.The dining chairs have seats that have totally collapsed and wobbly legs that are ready to fall off.Very unsafe! The sofa also has collapsed and we made it comfy by putting the pillows and bed quilt on.The TV in both rooms was not working,the cleaner came and managed to find a few channels.Good job we had brought some DVDs ,our holiday was in Nov.
This is a lovely apartment and a great location. Booking was simple and efficient. However, the furniture is very worn now, ie dining chairs threadbare; chip out of chest of drawers in bedroom. The dishwasher needs a bit of attention, I'm not sure the tablets are addressing the need for rinse aid and salt, so dishes didn't wash properly. Also great to be able to take pets, which I did, but you need a really good vacuum cleaner to ensure all dog hairs are captured. The shower room floor had black dog hairs all over it and when I used the vacuum cleaner to vacuum some spilt coffee granul...more
The area and the site are great. The apartment needs a lot of work and the furnishings are very cheap and uncomfortable. The dining furniture was unusable, with badly sunken chairs. The lounge settee was also difficult to use for any length of time so we used a garden recliner that we’d brought from home. One of our first jobs was to re-hang a couple of curtains that came off their runners as soon as we touched them. By contrast the kitchen area was very good for a small apartment. Clean and with everything needed, and a nice welcome pack.
We liked our stay in York. Beautiful city and many things to do and to see. We even liked the house. But when we came back home we received an email that we had damaged a chair which we did not. But we had no proof so we did not get back the deposit we had paid. This felt really bad and we were so disappointed, that we do not have good memories anymore.
