Rowan Cottage is a delightful house and features a large lounge open-plan with the kitchen / dining area on the upper floor. The large patio doors open on to the large area of decking overlooking the garden and the West Kyle. Originally, this was the Gunpowder Works manager's house, so it has considerable local history.

We rented Rowan Cottage in late September for two of us. Therefore, our comments relate to the comfort afforded to two people and may not translate for four (or more) people.

Rowan Cottage is located in a small coastal village and is beautifully appointed providing superb views onto the Kyles of Bute and towards Bute itself. Access to the cottage is via a series of steps and may be a challenge to anyone unsteady on their feet!

There are two and a half floors to Rowan Cottage. The top floor (Lounge/Kitchen/Deck area) are well-furnished, extremely clean and comfortable. The kitchen is very well-equipped and includes a dishwasher which is probably necessary are handwashing dishes is definitely a challenge in the strangely positioned sink. The lounge area is comfortable and cosy, with views onto the large deck and beyond.

On the half-floor landing there is a walk-in cupboard, ideal for outdoor clothing etc. The newly installed/renovated bathroom is also on the half-floor landing. It is modern, large and functional with separate shower and bath. Although the bath looked extremely inviting we concluded it was more decorative than functional. We decided, as it would take a very long time to fill the bath via the combi-boiler system, we would not attempt to use it. It does look pretty, though!

Wifi is provided, although we were unfortunate to be in residence when a provider changover took place which meant there was no Wifi for half of our week. The owners were contacted and were apologetic about their oversight and suggested we could access Wifi at the local hotel if necessary. We realise we were extremely unfortunate to have rented the cottage for that particular week, but as we had chosen Rowan Cottage specifically to allow us access to Wifi (for business purposes) it was a blow. As a result of there being no Wifi, we chose to cut our stay short by three days. We are confident future Wifi provision will be at the same flawless standard as it had been prior to the changeover. .

The lower floor of Rowan Cottage consists of a utility room and two double bedrooms. The bedrooms smelled and felt dank and damp. There was no evidence of dampness, but it *felt* damp probably due that floor being partially underground. That said, the bed was EXTREMELY comfortable and there was a generous supply of towels etc.

We had read reviews which had made reference to the bedroom area and, as such, we were prepared. It was not problematic for us and it is obvious the owners clearly cherish the cottage, which can be seen in the attention to detail and comfort afforded by them. Therefore we assume the difficulties of the lower floor are not able to be overcome or the owners would have done so.

On the understanding other travellers are aware of our (and other reviewers') comments on the bedroom area we can recommend Rowan Cottage as a well-located, well-equipped, cosy and comfortable holiday home.

Location amazing
Bedrooms very disappointing - cold, damp feeling & lots of rubbish dumped outside window.
Rooms needed to be aired & heated before use.
Had to use bed settee on first night.
Kitchen cooking equipment could be improved.
Not sure if would recommend.

Thank you for the feedback and sorry your stay was less than perfect. We have addressed the heating issue by installing a "Nest" remote heating device. This now enables us to switch the heating on before guests arrive ensuring the cottage including the bedrooms are dry and welcoming. Thereafter the cottage will be maintained at a steady temperature. If guests desire additional warmth we have a lovely open fire and free coal and logs. We dont understand the comment re the kitchen cooking equipment. There is a modern oven complete with induction hob and microwave. In addition we have recently added a new kitchen knife set , DeLonghi toaster and kettle set and a coffee filter machine. We are continually looking to improve the experience for our guests and in the last year have added a state of the art new bathroom with a walk in shower stand alone bath tub complete with waterfall taps."

What a fabulous cottage overlooking the bay with ideal location near the
Pub and the surprisingly well stocked village shop . Beautiful new bathroom and perfect decking for enjoying the vie and the sunshine .
Blessed with glorious sunny weather apart from a flash flood on arrival . Watch out for the door leaking !

Lovely little cottage, great location near village shop and Hotel/pub. Amazing views over the Loch. Really well presented and equipped. Just such a shame we weren’t able to take full advantage of the garden and decking (weather a bit chilly and inclement!). But no midges thankfully!! Would highly recommend for a couple or small family.

A lovely , cosy cottage with amazing views. It is also well located for shops, pubs etc. Highly recommended.

Excellent cottage in a great location. The elevated deck is the signature feature with great views over the Kyles of Bute and beyond. Kames is a great base to travel all around Argyll from with a well connected road and ferry network virtually on your doorstep. Portavadie, Otterferry, Puks Glen, Whistlefield Inn, Tarbert, Cairbaan and Crinan were all ticked off during our week and we're all worth the journeys, especially the Crinan Canal walk from Cairbaan to Crinan. After a busy day out of the cottage it is great to go along to the neighbouring Kames Hotel where the food and drink selection and hospitality are all first class. To be honest, I'd buy this cottage if I could!
