Excellent well maintained, clean and stylish apartment and great central location in York. Really nice to step out onto the pavement and be in the hussle and bustle of the shambles and old york. It's a busy location day and night, take sleeping ear plugs if you are sensitive to street noise. Key lock to apartment is not user friendly. Needed help on arrival and departure just to open the key box! Just a minor blip on what was an excellent stay and Stays York were very helpful.
Lovely place to stay, clean and tidy, incredibly convenient location (lots of great places to est nearby) and really handy to have somewhere to park. The Snug was especially great in the hot weather as a cool place to escape and chill out! Two points for improvement: - the location of the entrance to the garage area could have been made clearer, pictures are provided but it isn't clear where on Walmsgate it is. This was an amazing property, the warmth and welcoming from Graham was most appreciated. A little difficulty finding it in the dark but we did get there. Such generosity and fabulous welcome pack of goodies to eat, small gestures around the area of gifts and sweets. Locality so convenient for public transport and locality of hostelries, restaurants, shops all on the doorstop. Plenty of places to eat or get take aways and even a pub next door. The Parlour is a well appointed, clean and cosy cottage. Guy and Tracy couldn't have been more helpful and accommodating in meetimg the needs of members of our party with limited mobility. This is our second stay in this beautiful cottage and we'll definitely be back.
Lovely townhouse in a great location . Comfortable and well equipped. Entering via the back gates was a bit of a faff and it would have been easier to enter in via the street door but otherwise you couldn’t fault it .

We booked The Enchantment Chamber as a surprise Honeymoon apartment for my daughter Lueze and her new husband Chris. They love Harry Potter and it was the perfect choice. I kept this a secret for 18 months so it was a wonderful surprise for them! We dropped their bags off on their wedding day and were delighted with our choice. The Harry Potter theme is excellent and the appartment is spotlessly clean and wellcoming with everything you need for a cosy stay. Lueze and Chris had a wonderful time - we would recommend it as a very special place to stay in York - just perfect!
There was nothing we could fault with this apartment, everything was great. Parking in York is an added bonus too. Lovely touch with the welcome hamper, fresh milk would be better than UHT, but can understand the reasons why it was supplied in the welcome pack.
The property location was excellent. Access was straightforward and the pre-arrival instructions and Welcome Pack was first class. The flat itself matched the description and had all the facilities we could have wanted. Everything worked and the handbook provided all the information we needed. Ideal location for the centre - quiet street but close enough to walk to all the major attractions. Really lovely house, well equipped, modern and clean.
We stayed for 4 nights and the unit is beautiful and close to York attractions, great food and wonderful shopping. The unit was in good condition and we had no issues. We would definitely recommend this unit.
A really nice house and near to everything only down side no waste bins in bedrooms and bathroom and no where to hang towels or put toilet bags on specially as it was such a lovely big bathroom but we had a really good holiday would go again
I stayed at this property from September to November 2023, which was an excellent stay. So I booked here again without hesitation when came back to York. Great location with a nice and cosy room that made me feel at home.

The property was superb. It has been decorated and furnished to a very high standard. It’s very homely and was equipped with everything we needed for a perfect stay. We are regular visitors to this wonderful cottage. Guy and Tracy are the perfect hosts and all the cottages are beautiful. The Mill retains a number of interesting original features, combining the history of the building with modern comfort in perfect harmony.The location is also idyllic, providing a feeling of rural tranquility yet within easy reach of amenities. We are looking forward to our next visit already!
We we blown away with how nice the apartment was when we arrived and how close it is to the Clifford Tower. The pictures on the advert were not superimposed - it really is that close! So a perfect location! The apartment itself was ample size for us (but we were just a couple) but the second bedroom would accommodate another couple. We had the pleasure of staying at city walls for a few months whilst back in York visiting family. Stays were excellent, quick and efficient and always helpful with any questions we had. We loved our little place in the centre of York and thought it was a great neighbourhood, even if it might not look as scenic as other parts of York. The apartment had absolutely everything we would need and felt more than a home from home. We're quite sad to be leaving! We will definitely use Stays for our next trip back to York, hopefully able to stay here again :)
This is a really amazing property. Very modern, clean, spacious with an absolutely stunning interior. We felt instantly comfortable and it really is home away from home. Lovely touches with the Alexa and such comfortable beds. It is less than a 5 minute walk into the town centre so accessible for all bars, restaurants, river trips, shops etc. You will not be disappointed when you stay here.

We had another lovely stay here (our sixth). As always, everything was perfect - the inside space was very clean, well-equipped and comfortable. The outside space was so relaxing. It is such a convenient location for York and the surrounding area but has a very calm atmosphere. The owners are so friendly and have worked on creating a nature haven , with highlights this time including a little family of baby ducklings on their pond; as well as sightings of hot air balloons drifting over. Beautifully presented property in wonderful location, with everything you need. Bread, milk, eggs and a bottle of Brecks Farm apple juice provided along with tea, coffee etc. Very clean and well maintained property. Personally I found the bed to be far to soft and the quilt to be far to heavy for summer, hence only a 4 out of 5 for comfort. Would I stay again, yes definitely.

We were delighted with the accommodation at 30 Woodsmill Quay which had everything we needed for a relaxing weekend break. The apartment was spotless and the kitchen really well-equipped. We particularly enjoyed the fantastic views of the river with much to watch day and night! The location is only a short walk from the railway station and everything York has to offer.

Best short stay accommodation we have stayed in for years though the last Stays York flat we used runs it very close! Spotlessly clean right through including all the cooking facilities. Wanted for nothing. Very comfortable bed. Super bathroom with lots of hot water! Everything necessary for a most enjoyable stay was there. Will certainly book it again. A very luxurious, clean, well equipped holiday cottage . We particularly like the open fire. We have stayed in many holiday cottages across the uk and this is one of the best.
We were staying during Christmas and the house was decorated for the purpose (thank you!). The location is splendid, it couldn't be more central and peaceful at the same time. It was very convenient for each of us to shop for gifts. You can hear the Minster bells between 8am and 8pm, but I found it charming and created quite a Christmas atmosphere. Loved The Arthouse. Sharon has thought about all of those extra little touches to make you feel so welcome. All the furnishings and fittings are gorgeous and there is plenty of entertainment for cosy nights in (which we did 3 nights out of 4!) if you want something a bit different to the norm this is definitely the place to stay. Loved this property. Had some issues with the programmed thermostat. The owner of the unit actually came over to address it in minutes. Safe and secure neighborhood and building. A saintsberry (spelling?) close by to pick up groceries. Pubs nearby. Will stay here again.

This is a really lovely cottage, close to the city centre, the station, Scarcroft Park and the Bishy Road shops. Calm and tasteful decor, well equipped, comfortable, clean. Our family lived here for two months in total while we had building work done and it felt like home. Be aware that it’s a small cottage and all the clothes storage is in the main bedroom so if your group is friends rather than one family you may need to work around this. The neighbours are friendly and it’s a gorgeous neighbourhood, with the allotments at the back and the school at the end of the road.

Mostly perfect my only suggestion would be to find a way of cooling the upper floors in high summer… otherwise a lovely experience all round.
Comfortable, clean, modern 2nd floor apartment with spacious hallway with lots of storage and floor to ceiling windows throughout. Much better value than a York hotel; it has one secure covered parking space under the building included in the rental price and 2 beds, 2 ensuite and another cloakroom in the hallway plus comfy TV, dining and cooking areas. Excellent location for walking all around York, inside and along the city walls. Would highly recommend.

We had a great stay at Foss Bridge Apartment and would recommend it! The location is fantastic with most things a 10 minute walk from the apartment including supermarkets and a great selection of restaurants. The apartment itself is cozy and bright and worked well for us! Overall, a great place to stay in a fun city!

This beautiful apartment is top notch. We stayed as a family of 4 for two nights and we wished we could have stayed longer. We had everything we needed and more, including a washing machine, iron/ironing board as well as a hair dryer in both bedrooms. The apartment is beautifully decorated and extremely spacious. With two teenagers in tow a weekend in a hotel becomes expensive so this apartment fitted our needs perfectly. Central, glamorous, so comfortable and thanks StaysYork for the nibbles and bathroom products. We would definitely use the company again and stay in The Castle Suite again.

Very close to the centre, lots of convenience stores close by, great pubs and little cafes/bakeries around the corner! The customer service team are very responsive, friendly and helpful. The apartment was spacious with 4 of us, clean and well equipped - we cooked a full roast dinner and only struggled with peeling veg! Would recommend 10/10 and will be staying again :-)

We enjoyed our short stay in this comfortable modern apartment which was in an excellent location for exploring the delights of York. We appreciated the option of twin beds which are very difficult to find. On arrival the concierge of the building was very helpful and supported us in trying to access the secure car park. The lifts in the building made access to the apartment easy. The apartment was very quiet at night and overlooked the river. This flat was amazing! From the way that it has been redone to include the beams to the layout and huge size of it and it was extremely clean! The location is about an 8 minute walk to the train station and just about a 5 minute or so walk to the shops and the area known as the Shambles. We needed a last minute get away with the dog and this place was perfect. A lovely, snug cottage which was okay perfectly located in the centre of York. The cottage was very luxury inside and had everything you needed from comfy bed, powerful walk in shower, decent size kitchen with washing machine, oven and dishwasher. Right on the river front (ideal for people watching lol) so the views were lovely. We had 30 degree weather our full stay so the fans in the bedroom at night were a god send. We weren’t able to access Netflix on the bedroom tv like it said we could but the tv in the living room worked fine
We were looking for a quiet but central location with parking and this property really met the brief. We know the area pretty well and think it is perfect for exploring the city while feeling just a little away from the hubbub (we stayed when the Christmas markets were in full swing). Just a few minutes walk takes you into the city centre via Bootham Bar or Museum Gardens, and the apartment is literally a few metres away from the friendly Minster Inn. The property was better than expected for location and quality. Everything was clean, organised and furnished to high standards with thoughtful amenities provided, even a hairdryer in each room! Quiet area and neighbours. We had a lovely stay, ate at local cafes and went on long wintery walks through historic York.
Great place to stay, for three female school friends, in York. The location is near the Minster, Betty's Tearoom, Shambles...The clean apartment is equiped with everything you need for a short stay, especially the kitchen. It is set back from Stonegate and therefore quiet, except for the beautiful sound of the bells from the minster. We received a generous welcome pack with some lovely treats. The apartment is warm and the airing cupboard is great to dry wet coats.
Excellent flat, reasonably well furnished. The only issues were the lack of shelves in the bathroom which meant we had to put our toiletries on the floor and and lack of space for hanging clothes as the hall cupboard was locked. No other issues. This was our second stay at Ryedale House is well situated for a number of very good restaurants, the city centre and local landmarks.

We stayed as a couple for 3 nights over New Year. Great apartment -had plenty of facilities, clean, warm, tidy. Great location very close to city centre, short walk. No noise from other residents. Lovely place with a great location. A couple of small issues when we were staying here. The heating controls were not working and the actual electric radiator panel was not attached to the wall and kept falling forward, this was quite an issue for us as we have an autistic 4 Yr old who loves running around everywhere. Unfortunately she ran into the side of this as it fell forward (she was ok, just a little wary of the room after) Even with these issues we would try it again as the building and location are fantastic.
Very nice and comfortable suite, everything provided for in kitchen area, nice and clean throughout. Iron and ironing board, even a washing machine for longer stays. Comfy bed. We would definitely stay again. Walking distance to all York attractions.

We stayed in “The Parlour” at The Dukes Townhouse. The building is on 4 levels, ground, first, second and the Loft. We stayed on the second floor, which I didn’t realise until we arrived, but that’s my fault for not reading the “info” section on the website. NOTE: The second floor takes its toll on your knees if they’re not up to it. Clean and comfortable. No issues at all. Fast internet. Welcome basket is a nice touch.
Our third stay here! Such a lovely homely apartment. Excellent location right next to the Minster. Excellent safe parking within a gated car park - you can see the car from the apartment. Small things that need to be addressed: the double bed is a beautiful sleigh bed but needs a new mattress. There is a bit of a drain smell around the bedrooms/bathrooms. The sofa isn’t terribly comfortable. Having said that we love it here and will return.
Small studio near center in York. Clean and perfect for visiting town or family in York. Quiet near the river and only the geese will keep you awake
It was good to find the apartment was nice and warm when we arrived. The entry arrangements were a little complicated as mentioned in earlier reviews but good to know the place is secure. So easy to get in to York on foot from the apartment. Supermarkets conveniently close. If you intend to cook whilst here, I would suggest bringing salt, pepper and an oven glove. Personally, I would have thought an oven glove to be essential for safety but none was supplied. Otherwise it was an enjoyable and comfortable stay.
My 83 year old mother and I had a wonderful stay at York Heights and would highly recommend it to anyone visiting York. The apartment was extremely well appointed to a very high standard and the communication from Stays York was excellent. We arrived to find a lovely Christmas tree, welcome pack and a lovely, warm flat which was well received. The flat was comfortable and the view amazing. The location is very ideal close to city center and key attractions. The beds could have been a bit larger. The bathrooms lacked hand wash, shampoo and conditioner, lotion so toiletries could be improved. The mirror in bathroom 1 is placed above the toilet seat rather than wash basin..so a bit of discomfort while shaving.Otherwise very large living room, well equipped kitchen and cosy sofa cum bed.

We stayed at Number One High Petergate as a family (two adults and two children (14 and 9)) over the February Half-Term. We know York well, and the location was fabulous; a few hundred meters from the Minister, and it was lovely to be able to stay in the heart of one of the world's greatest cities. The apartment was comfortable and spacious, with all necessary amenities. We agreed that we would definitely stay her again as and when we are visiting in the future. Highly recommended.
Great property for a family of four. The location was ideal for us. Only negatives were smell of smoke from neighbouring pub, the shower did not drain well (reported that) and the stairs were a bit steep but fine for us with our older children. The apartment was lovely and quirky, and equipped with everything we needed for a relaxing few days. A short walk away from the restaurants, shops, city walls and minster meant it was conveniently placed for everything we wanted. The welcome pack full of delicious treats was a lovely surprise.
This is a very comfortable maisonette with off road parking in a quiet courtyard development right in the heart of Fulford. The entrance hall has over door hooks for outside coats and enough space under the radiator for wet shoes/boots. A door leads to the spacious living area with its large, comfortable sofa and coffee table as well as occasional tables with table lamps to compliment the spotlight main lighting. The wall mounted TV has a full Freeview range and excellent sound quality. There is a downstairs toilet just off this room, but the headroom is quite low, so be wary if you are taller...more

A nice compact apartment (a bit snug for 3). Well equipped with lovely bathroom. The layout from the photos has changed with the sofa and table swapped which made it feel a bit cramped. Didn't use the balcony but this would be a real plus in the summer. Convenient for the centre and City Walls. Nice and quiet overall. A few minor maintenance issues which we've reported so hopefully they'll be rectified for the next guests. A good break and Stays York are always very friendly and helpful with good communication.

Perfect stay for two nights with my husband and son. Very comfortable and only a 10 minute walk to town. York Stays were brilliant throughout. The only problem was that despite the parking permit being included we got a parking ticket right outside the house which we were told we need to appeal ourselves. We are still awaiting the outcome. Everything very clean and uncluttered and we loved the crisp white bedding. The decor was neutral and pleasing and we loved that the old cast iron support pillar of the original building was incorporated in the modern decor of the apartment. The shower room was modern and the shower easy to use. The entrance to the building was initially quite challenging to find. Although Stays York is very good company to work with this in no way reflects upon them and I will continue to use them for holiday rentals. Their customer service is excellent. However the apartment was beautiful and the area was perfect the apartment heat system is awful. I put the heating up several times and it would after a bit drop back to 14c . Also overnight. I stayed in the winter so it was cold. The rental company has no control over this and brought me a portable heater. One of the comfiest beds I've ever slept in along with fantastic facilities and an excellent location. It would have been 5 but for me personally the price was a little high but it was worth it due to the nature of my stay and the weekend I stopped. if your looking for a place to stay for a special occasion its well worth it but if you need a quick place to stay maybe look for something a little cheaper.
The property is in very good standard and good location, very easy to walk to city center, the only draw back was not having an extracter for the kitchen cooking, otherwise a comfortable stay overall.

Having stayed in quite a few very good holiday lets in York I didn't think it was possible to get anything better - but our apartment in Marygate surpassed all expectations. The apartment is lovely - well appointed, premium fixtures and fittings, comfy furniture and the bonus of a Nespresso machine (bring your own pods!). The parking is fine - not the biggest spaces, but not the smallest either. You can walk from here to the Shambles in 5 mins and to the minster in 10 so a really good location for exploring the city. I’d recommend to anyone looking for a good base in York.
Enjoyable stay in Pawson House. We particularly liked the location and the secure parking space. Unfortunately, we had an issue in that we had no access to hot water on the first morning of our stay but, after a few calls, this was resolved by the Management Company by mid afternoon. Good service provided by Stays York.
A good location for visiting all the old city within the walls and the museums and attractions. The apartment itself was comfortable and well presented. Access was easy and the stairs leading to the apartment were light and airy. As the weather was hot we needed the electric fan and also the windows open. Consequently, there was some noise from the nearby street. We could have done with some more drinking glasses. There was also a problem with the television reception and not all freeview channels were available.
The place is fabulous, Near to the city center, clean. We enjoy our time there and look forward to come back again.
We booked this property as a group of 6 and thoroughly enjoyed our stay! We loved the layout of the house, modern feel and how comfortable the beds were! If we had to give some constructive feedback, I’d say: Location: although only 20 minutes from York centre, the location maps were somewhat confusing and all of our party were travelling seperarely but couldn’t find the property easily. I had stayed at Cocoa Suites before, but in a 1 bedroom apartment, and it was outstanding and faultless, hence my deliberately choosing Cocoa Suites with Stays York again. Whilst this last stay was good, it did fall short of the high standards already set. The biggest disappointment was that the studio was not perfectly clean (hairs, in the bathroom, kitchen and in the bed and rubbish under the sofa. 22 North Parade is very stylish, reasonably well kitted out even a teapot as an added bonus. Beds were comfortable, we barely used the front room preferring the snug sitting room off of the kitchen diner. The house was within walking distance of York centre and the buzz of Christmas despite the weather was amazing.

The location was just perfect for getting the most out of our stay. Honestly couldn’t have wished for better. Information provided by Stays York beforehand was super helpful, very reassuring and everything included was correct. The house is charming and very well equipped. We found everything we needed was provided. Couple of things to be aware of - the wine bar next door is noisy and disturbed our sleep every night. Sound proofing isn’t great. House was great! Perfect location and had everything we needed. Really liked being close to York as well as more local shops. Minor niggles: a Nespresso machine is provided but no pods! The king bedroom smelt of drains (am assuming from the ensuite). Overall a great stay and would definitely book again.

The sofa bed is very bad, especially for an adult (the mattress is extremely thin). The bed in the main room is not very good, probably old and used too much. Clean, comfortable apartment inside the historic city walls of York. Close to convenient city parking lot that allows overnight parking when paying through the app. It has a small kitchen (which we did not use) and an All-in-One washer/dryer which was convenient. Before our arrival we received a message that one of the big windows in the living room wasn’t closing properly. We were told that two days after we check in a maintenance crew would come in the morning and fix it during a two hour window on Friday. I had to call several times to ensure that my daughter who is sleeping in the living room wouldn’t be freezing or wet. The window was 8-9” open. I stayed at Backyard No2 for a month and it was okay. A very clean house with the necessary home essentials. The location is convenient to York, but perhaps not in the most desirable area. I ended up buying my own pillows as the provided ones were quite poor. As well, for a long stay the lack of a desk was inconvenient, but for a vacation house this won't be problem. Finally, it was problematic using the oven as the fire alarm is extremely sensitive.
Had a lovely 2 day stay in this nice cottage. We were visiting for a family wedding in Whitby and so the location was perfect. Accommodation was really clean and tidy and so warm. The grounds are superb and lovely for an early morning walk. Perfect for a short break. Thank you.
Great place, stayed before in first floor apart 2, this is larger and more appropriate for 2 x adults. This time apart 3 top floor, much smaller but no issue as was just myself and young grandaughter. Only issue was having to climb multiple stairs which was not made aware of at time of booking and quite a struggle on a daily basis when managing back problems. Fantastic location. Mattresses need updating. Could feel the springs. Pillows also need updating. Otherwise well furnished. Would stay there again. One caveat, the unit has no A/C. We only had the living room/kitchen heat on during the day in December and were slightly warm in the bedrooms at night. I’m not sure if it would be bearable in the summer.
Nice location, good communication from Stays staff. Good information booklet in property. Parking available. However it was superficially clean, it is in need of a deep clean. We were disappointed to see rubbish under the beds, cobwebs, thick layer of grime under the sofas, and an old full baby’s bottle under there also!
A great period house in a quiet street. York centre is a 5 min walk away so this is a great base to explore the city. The house was warm welcoming with a lovely kitchen.
Location is good, close to everywhere. Room was clean and comfortable, Molly from stays York was really helpful and quick response to all my questions. The few little things worth to mention is first the drain in the shower was blocked badly, we have to clean it by ourselves, and big block of hair coming out. Second, TV signal was very bad, can't really watch things. The last, we don't feel we had the scheduled cleaner to clean the place which is not a big deal for us
The customer service from yourselves was outstanding, unfortunately not from the property owner. Under the circumstances we had a relaxing stay and will use you again in the future to stay in another property.. We had a very close family bereavement to which the property owner refused a date change .
The property is in an ideal, quiet location and within walking distance to access city centre sights. Well designed with a small outdoor area, it is suitably furnished and equipped for up to 4 adults. Modern, clean and uncluttered in a clever design.

This is the second time we have stayed here. It’s a lovely quirky house with everything you’re going to need for your stay…it’s like home from home. The shops, cafes, pubs and restaurants are just outside the front door and York town is just a 15 minute walk away…we love it!
The apartment was clean and modern and very quiet in the evenings. It isn't in the historical centre but that is an easy walk away. Accessing via the key safe instructions worked fine.
Overall the accommodation was really good value for money and the location was perfect. It was clean and tidy, however the drainage in the twin bed bathroom needs looking at as the water did not drain away very quickly when using the sink and the shower as they kept filling up with water. The apartment is well located , well maintained, and clean. The beds were very comfortable and the flat was well equipped. The view of the Minster was amazing. The lift made it easily accessible, which was appreciated after a day sightseeing. We had a few queries with regard to the parking but the owner responded very quickly and the issues were soon resolved. We will definitely return to the flat when we next visit York.

Good accommodation, Living area quite ‘snug’ for 6 people, but ok. Quite a walk through the hotel estate towards Sandsend. Some of the appliances need some attention- kettle handle and mixer tap.
In general, we were satisfied with the stay. There were just not enough kitchen utensils and no vacuum cleaner for cleaning.
Overall we enjoyed our stay at Picadilly place. I think cleanliness could have been better. Will definitely return to beautiful York.

This apartment is absolutely perfect for visiting York. The location is amazing! Just a few minutes walk into town and the train station is even within walking distance. The apartment has everything you need and is very comfortable. Even has a washing machine which was handy. The only small complaint we had was it could have been a bit cleaner with regards to the floors/dust. And the bed is not attached to the headboard so it moves when you sit on it. But overall, excellent stay and we would return again!
This house has lovely comfortable sofas and beds. The kitchen has fairly good equipment but no dishwasher. Good hardwood floors downstairs and (dated) carpet on stairs and in master bedroom. Good water pressure and nice size bathroom with over bath shower. Little garden with room to sit out.
I absolutely loved my stay at knavesmire. It was a beautiful little studio in a great location. I will miss it sorely. I stayed for two and a half months. The communication was brilliant. We had some plumbing problems first with the shower/toilet and then later with the kitchen sink and washing machine. It was frustrating but they were on it immediately and even re houses me for two nights when the plumbing problem took longer than intended.

This is our first stay at 28 City Walls, a large, well equipped flat. Great location. Negatives: fridge freezer needed defrosting and hand rail is ESSENTIAL in the shower. Non slip shower mat provided was inadequate. Have booked again for next year and will continue to do so if the price remains affordable.

Unfortunately, due to the noise from the flat above our entire stay was completely ruined. Walmgate cottage was perfect for us (family of 4) right in the centre of York, walking distance to all the attractions and shops and restaurants on the doorstep. Once the car was parked we didn't need it again and the parking permit provided saves ££s. Walmgate cottage was everything we wanted. Clean, quirky, cosy, beautiful and everything we needed. Stays York were amazing - we booked Christmas day, they confirmed booking on boxing day and we arrived a day later. Thank you. And the welcome goody bag was the best we have had at any holiday cottage ever.
A beautifully furnished property in a great location. The patio garden area and furniture was great. Unfortunately as it has been fairly warm and to keep cool we have had to keep the windows open which was not ideal as the noise from the road and traffic was horrendous. This made it very difficult to get any sleep. The beds ( and we tried both rooms) were very uncomfortable but that may just be down to our preference. The bakery downstairs is great but unfortunately we were woken up by staff buzzing the door to get access to the bakery from 3am.
The house is in a brilliant location, being an easy few minutes walk into York whilst in a quiet street. Parking was good - we managed to park almost outside the door throughout our 4 night stay. Overall a good place to stay. Please note the lounge is directly above a pub bar area. Also, the entrance to this particular apartment is at the rear of the pub up an external staircase. Currently there is scaffolding at the back of the apartment. It only affects the bedroom window. We stayed over a weekend, so there weren't any workmen during our visit. The location was easy to get to and instructions to check in were clear. However, we felt that the accommodation itself was a little underwhelming and wasn't necessarily geared up for a stay of more than a night or two. The courtyard was dirty and covered in leaves and little apples which wasn't ideal for having a dog to stay. We decided to brush up the mess and ended up leaving the courtyard in a much better state than when we found it. Lovely Victorian house in the perfect location for visiting York. We didn't use the car for the whole of our stay - it sat happily outside the property. The house was clean, comfortable and full of books and china - I would worry if there were small children in the party but perfect for older families.
The apartment is a great size, clean, big bedrooms, comfy beds. Location couldn't be better, self check in was easy. Would be good if permit parking was available outside the road. The kitchen isn't very well equipped though, for an apartment for 6 people there were only 3 tumbler glasses, the draining mat was mouldy, 1 tea towel is not enough, no small chopping knife. The parking permit worked well - parking is in Nunnery Lane carpark 10 minutes walk. It might be possible if not too busy to pull up close to the apartment to unload first. The instructions for gaining entry were fine - there are 5 doors and two short flights of stairs. The second door requires gentle fiddling until it magically opens. The room flooring needs upgrading and maintenance. Flooring sheets are coming off especially at the bathroom/ toilet area. Routine maintenance must carried out to keep the room in good shape for improved customer satisfaction. As our stay was long I was expecting the towels will be changed at least once and room cleaned. Lovely cottage in a great location. Meals and drinks at the adjacent Raithwaite Hotel were also very good. The only downside to our stay was the boiler pump breaking down on day 2 which left us without heating and hot water for 24 hrs. The Stays York staff were quick to respond but we effectively lost a day of our holiday through having to use alternative facilities and waiting in for the boiler engineer.
Overall we all enjoyed our stay at Middlethorpe Manor Cottages however there are issues which should be brought to the owners attention before clients arrive namely the following: only 3 forks when there are 4 people staying, only 1 tea towel and no kitchen hand towel or kitchen roll paper, and tiny chopping board. Request to keep things clean and tidy is fine but please provide items to make it an easier task. There were no condiments provided either. Property is located in an excellent location for easy walking access into the city centre. Property looked tired in areas and needed some maintenance e.g. paint peeling off ceilings etc. Main Bed needed replacing as didn't feel secure. Very shocked not to see mattress & pillow protectors being used. Communication on Parking was confusing as some literature stated you needed a physical permit and some didn't
This accommodation was spacious, comfortable and had a well-equipped kitchen as well. It has shops nearby for groceries as well as a number of local restaurants.

Great location, close to the centre. Modern apartment with lovely decor and spacious rooms. We didn't have the best nights sleep a unfortunately as the matresses weren't very comfortable, it felt like you could feel every spring! Being on the ground floor, close to the entrance noise was an issue overnight... also as it was a very hot weekend it was difficult to feel safe with the windows open as they didn't have safety catches. The house is absolutely stunning. Immaculately clean and well presented. All the information was well presented and we had everything we needed. Unfortunately the sofa collapsed within minutes of arrival, simply because our elderly relatives sat on it. Central location, lovely welcome hamper, everything well presented clean and tidy. However there were a few negatives to be aware of, lots of stairs inside, 24hr McDonalds directly outside with all noisy antics etc until early hours, then about 0600 the lorries, deliveries, street cleaners workmen etc start. Also sounds like a a seagull nest on the roof. The property is secondary double glazed which helps a little.
Lovely house, and it really was a brilliant stay here. But if I was to be critical, then the smell of the cinema room definitely needs attention & the cobwebs in there and in the kitchen could have been removed. It was pricey and I didn’t expect cobwebs! An excellent place. Any criticisms are little snits. It's comfortable, convenient, well appointed, just a good spot to enjoy York., and the cost was fair for the value received. The city WALLS sanctuaries are perfectly located for us when we attend the York early music Christmas festival, taking place at Saint Margarets church Walmgate. Number 19 city WALLS on the second floor. It’s a very well appointed flat. The two bedrooms are conveniently, situated in a corridor off the main living room and kitchen area. This is one of those "I could live here" places. Felt at home from the off. Which is even better, given the last minute personal issues we faced before setting off. Warm and comfy. Found place very dark with no windows which you could have done with some fresh air through the place. Also could have been cleaner especially the stairs down to the servants quarters could have done with a good hoover and the skirting boards could have done with a clean. Found when having a shower water not draining away. With the cost of the place which is not cheap you do expect 5 star luxury. Customer service received and instructions about our stay were first class also the location. Would stay again but definitely choose a different room.
Be very careful of Stays York. Family of 5 with neurodivergent children and emotional suport dog arrived to property, time agreed and fully paid .Property was in a complete dirty state that included soiled beds, towels piled in corners, just to mention some issues. I cannot fault this property in terms of location, a short walk from the city centre but also in a very quiet location. However, this property is need of an upgrade. The room I stayed in had significant damp issues visible on the walls, some of which has been circled in pencil. The appliances in the kitchen also need updated, we used the oven once and it took nearly an hour to get to temperature, and the dishwasher didn’t release the tablet. Great location and quiet place with river view, Good security. Few minutes walking to many supermarkets like waitrose and morrisons. Excellent home appliances.

My wife and I were stoked with Motte & Bailey. Couldn't have picked a better location for our week-long stay in York during Halloween season. It's footsteps away from all the action, but still a nice quiet retreat with a great view down Clifford Street. Kitchen had all the basics you need to cook simple meals. Bedroom was nice and big, bathroom was modern and clean, heating was easy to control and kept the place warm. Pros: Absolutely gorgeous home with some of the nicest bedrooms I have seen on a quiet street. I loved the high ceilings and large windows as well as having access to three bathrooms (plus another half bathroom). This place is perfect for families and the kitchen is very well equipped, especially once a broom and new pots were provided to replace the damaged ones. The cleaning services are excellent, though some deep cleaning would be helpful (i.e., inside kitchen cupboards and dealing with cobwebs on the high ceilings). Location was great, only a 5 minute walk to the city centre and amenities. Apartment was clean, tidy and modern. There was an issue with closing one of the large windows and when we reported it to Stays York they got someone out immediately. The problem was not rectified during our stay and at the point of leaving it was still ongoing. Stays York have offered to provide part refund to compensate for this but yet to receive the payment. Apartment 307 @Ryedale is in a very good location and could have been a lovely apartment to rent for the 9 days I paid a premium price. However, the feature of the large windows in the open plan front room area overheated the sitting area/kitchen/dining area where the average daily temp was 29 degrees. There is NO WAY Stays is not aware of this issue having discussed it with others in the building. I was originally supposed to live in this apartment for a whole month, but ended up staying for one night. The closet (which was the main reason for why I chose this apartment for my stay) was clearly not cleaned, as it had loads of spider-webs and giant spiders. In addition to this, the pots I was going to use to boil my pasta-water was rusty, and so I couldn't use them. The new pan was totally fine, and I managed to boil some water there.
