Apartment and location are great. Remote check in process worked ok for me, but witnessed some older folks having issues with key safe scenario. Beds and sofas are all very low, so maybe not for older folks or those with mobility issues.
Disappointed (in the context of paying premium prices) at the lack of simple items such as shower gel and dishwasher tabs (2 for a 5 night stay). The welcome pack with 4 coffee and tea bags was ok, but not getting you past day one.
In summary, penny pinching stops the stay from being 5 star and recommended.

The apartments at Ryedale House never disappoint. A lovely foyer, easy keyless access to the foyer (after you have the key fob) and a great secure parking area. The location is perfect for us. The apartment was spacious and bright. There were a few bits with cleaning that I noticed, but nothing major. Beds are very comfortable. YorkStays were very helpful. It's my fourth time booking with them and third time in Ryedale House, so I hope that speaks for itself.

We really enjoyed our stay at Treetops @Ryedale House. The apartment is perfect for 2 couples. It's spacious, clean & comfortable & in a great location for exploring the city. Booking was easy through Stays.

We have been to York a number of times and stayed in multiple apartments but this is by far the number one. Location is perfect easy walking distance to everything whilst being just far enough to be a quiet area. Multiple shops and restaurants within 5 minutes. The building itself is modern and this apartment has its own parking spot a definite plus in York. The apartment is well furnished to a high spec with comfortable mattresses and seating. Good utensils provided as well. Open aspect with floor to ceiling windows gives a feeling of space and whilst there is road noise it is a bit muted due to being on 6th floor. This will sound strange but the best feature is the water pressure which is amazing. Hot water when you need it and the amount of times we have had 2 bathrooms but couldn't use them at the same time due to bad water pressure, but that is not the case here no loss of pressure or heat when using the bathrooms at same time, that alone would bring us back. We cannot praise this property enough and look forward to returning.

On the website it said the flat had hairdryers, there was only one.
Disappointed with the size of the bathroom off the main bedroom. There was nowhere to put anything not even a toothbrush.
We were a bit confused how to get the keys and how to get into the car park but the concierge was really helpful and got us sorted. Both of the concierges were helpful all week with advising us were to go and what to see and general advice about the building.

Tree Tops is an excellent apartment for a holiday. It is in a wonderful position for walking to all amenities and is very well equipped. The apartment is very well furnished and has two excellent showers. The welcome information was very comprehensive and helpful.



Awesome place. Modern stylish exceeded our expectations. Great value for money.

Most Def recommended. Bright and spacious. Modern Fufniture. Beautifully laid out apartment. Gorgeous sun rise fills up the room early morning.

We've stayed before so knew the property and location which are both great.

Booked directly with Stays York who are very accommodating and cheaper than with booking.com.

We had no tea towel or wash cloths in the kitchen and Stays were quick to replace these missing items.
As before, I would say the property would benefit from thicker curtains as the sunshine really heats up the property like a greenhouse.
I'd also recommend the fixings on the toilet seat in the main bathroom are replaced as these are badly rusted and spoil the high quality finish of the rest of the property.

This is a really amazing property.
Very modern, clean, spacious with an absolutely stunning interior.
We felt instantly comfortable and it really is home away from home.
Lovely touches with the Alexa and such comfortable beds.
It is less than a 5 minute walk into the town centre so accessible for all bars, restaurants, river trips, shops etc.
You will not be disappointed when you stay here.
