Award-winning conversion of 18th century stables, giving 21st-century living in a beautiful building. Features include a log fire, exposed beams and wonderful farmland views with space to relax and unwind.
Also enjoy the sunny courtyard/garden at the back, a secure area for young children. Swallows Cottage has 3 bedrooms, 3 bathrooms (including the master bedroom en-suite), a kitchen and dining and living areas. It sleeps up to 8 people plus infant(s).

Swallows Cottage can be booked separately or together with Pond Cottage in the case of larger groups (sleeping up to 13). An internal door unlocks to allow access between the cottages. Please contact the owner prior to booking with any special requirements or requests. We will do all we can to help.

We had another excellent stay - this time at the Swallows cottage. It's ideal for two families with children.The cottage is spacious and well equipped. The kids love the games barn, fishing and petting the horses in the adjacent stables.Jack and Shelia are excellent hosts!

We absolutely loved staying here. The cottage was lovely, very clean and had everything we needed. The children loved the play barn, fantastic for rainy days. Jack and Sheelah couldn't have been any more accommodating, highly recommend!

The adjoining Swallows and Ponds cottage were perfect for our for 2 families of 5 plus Grandma to spend a cosy family Christmas. The large lounge was the perfect space for us all to hang out and the owners kindly set up a larger dining table so we had space for a big Christmas lunch all together. Having the 2 cottages adjoining via the living rooms gave each family some space (useful with a new baby) but while still being very much together. The bedrooms were cosy and bathrooms modern and offered different sleeping arrangements which was also very practical. The cot was set up and equipped with all the bla let’s etc that we could need.

The cottages were super well equipped for all our Christmas cooking and baking and the kids could be in the games room to let off some steam- useful given the awful wet weather. We had a view on the horses from the kitchen and on the duck pond from the dining table and managed some nice country walks during the breaks in the torrential rain. Big thanks for the hospitality and careful attention to ensure we had such a nice stay.

We booked the cottage because of the location which was very close to where my brother lives in Norwich.

The actual location of the cottages is in a stunning area and we were exceptionally pleased . The owners were a delight to deal with and handled our booking effectively and efficiently.

The actual cottage was perfect for our needs and we were very pleased with the facilities.
We would love to return and next time stay longer.

Overall we felt we had found a little gem and would highly recommend the properties. We definitely will be back

Fantastic, much more than we expected. The property and grounds were beautiful, there was so much to do (walking, games barn, visiting the horses, bbq) without even going to the pool! We had a small issue with our fridge that was resolved very quickly and cheerfully, so no problems there. A great stay, we would definitely come back, thank you!

The cottage was clean and comfortable and with our group occupying all the cottages at Spixworth we really appreciated the shared spaces and made good use of the games room and pool. It was a magical weekend in a beautiful location.

A wonderful experience, from opening the rustic gate to the delights of the cottage! We loved it! The games barn is the icing on the cake! Our grand children (aged 12, 10 and 7) loved the various games there.
Ideally positioned for the coast, the city and of course Roy's of Wroxham!

The accommodation was very clean and comfortable and Jack and Sheila were fantastic hosts, catering for all our needs and requests. The whole site, with the games room barn was great. We used the barn for line dancing which was ideal.

Such a lovely cottage in a great setting/location. We didn't want to leave. Owners were so helpful when we asked for a couple of things for the kitchen and a special shout out from my husband for the very soft towels!! The weather was bad one day, so the play barn came in very handy for the little ones to lose some energy before the drive home. We loved it & would definitely be back!

Swallows is the third cottage we have stayed in during our extended uk holiday and just like waterside and hayloft it was a home from home. Everything you need, comfortable and in good condition. To be completely honest a couple of things could be updated in the kitchen like microwave, toaster and having the fridge/freezer behind the kitchen door was a little annoying. Not complaining just constructive feedback to make a great place even better. The bedrooms are spacious and again having a bathroom on each floor was perfect for our family. The buildings and surrounding are beautiful and well maintained. Definitely recommend and have found our place to stay when returning to uk.

We rented Stables, Swallows and Hayloft cottages at Spixworth Hall for our family gathering. The accommodation was perfect to fit our 22 strong party with room in the Hayloft for us all to sit down to eat together. The lovely walled garden was brilliant for the children to play in safety and with the games barn just outside there was always plenty to do. Sheelah and her team prepared the cottages to suit our party and made sure that our stay at Spixworth was just perfect.

Nice cottage and location. Nice historic buildings. Nice kitchen. Good woodstove and free logs! Bathrooms clean and functional, but could do with some updating. Will return!
