Very homely comfortable apartment in great position with all facilities close by. Well appointed with all kitchen utensils, smart TV, good bedding. Easy access to bus transport with 2 regular buses that go down Dundas Street.
Our stay ar St Stephen School was marvellous. It's beautifully appointed and very comfortable. It's location is particularly special, St Stephen St is a quiet street in the middle of Stockbridge with wonderful shops and a wide variety of restaurants, bistros, cafes and pubs. With a short walk to the city centre, it's an ideal base from which to see Edinburgh.
The photos and description do not do justice to either this beautiful mews house, or it's wonderful location. Would highly recommend as perfect base for your Edinburgh stay!
We liked and enjoyed this nice and cosy flat a lot. It was perfectly located to visit all places tourists want to see ;) Although it is close to many reaurants and pubs it ´s surprisingly quiet at night.
We had a great time staying in this apartment. Location could not be any better! The rooms were very clean and beds were comfortable.
Everything was perfect about the apartment, except that we are used to king size beds, and the small bedroom only held a double, which made sleeping difficult. There were problems with the heating system, but these were attended to with alacrity by the engineer (most helpful) and the agent, who is a lovely lady who appears to move at the speed of light! I cannot speak highly enough of this place and of the service we received - if only there were a king size bed, we would wish to return .....
Fantastic property in a great central location. Kitchen is a great space with all the mod cons. The property is generally spacious and an excellent standard of deco throughout.
This property is perfectly located for a wonderful stay in Edinburgh and is a delight as a home base. Every possible need for visitors has been anticipated. Beautiful! Also, Katie at Greatbase is a gem. Highly recommended property and company.
My family and I ( 4 of us in total) flew to Edinburgh to bring Thanksgiving to our middle daughter and the apartment was beyond our wildest dreams. The location, the expansive living room/dining room and the kitchen were just perfect. We were able to host 11 people comfortably at the lovely dining room table and except for needing to trim down our 2 turkeys a bit to fit in the oven, the equipment in the kitchen had everything we needed! Our family of four had a wonderful stay. The apartment is clean, spacious and beautifully decorated with a great location. We were able to tour sites on The Royal Mile, stop in to give the kids a break, and then easily head back out again. It was wonderful to be able to save money as well by cooking some of our meals at the apartment. Would definitely recommend!

We wanted an apartment which was centrally situated, provided secure parking, had two bedrooms and two bathrooms, one with a bath, and had a lift. High Riggs seemed perfect when I found its details online. It was even nicer in reality. We were courteously welcomed and provided with all the information we needed. Nice house, Ideal for a stay over Christmas. Facilities and equipment generally very good. Only issues were, the lack of a TV (we brought a small TV and connected it up to our laptop) and not a great amount of cutlery. Off road parking very useful, goor location close to Stockbridge.
Lovely apartment with everything we wanted and more. Only two very minor negatives. First the telly was tiny and secondly so was the shower room otherwise all was perfect.
Great apartment in a lovely part of Edinburgh. Surrounded by cafes, bars, restaurants and nice shops. 15 minute walk to George Street. Perfect. The apartment was well equipped, stylish and comfortable. The welcome was really friendly too. I would definitely stay there again.
This apartment was in a perfect location for exploring the old and new town. It was very clean, well equipped and very quiet at night. Plenty of restaurants nearby and all within walking distance. Local Sainsbury's Express was an added bonus. Bed was very comfortable and both Colin, the owner and Katie from Greatbase was very helpful. Would highly recommend.
Unfortunately Dublin Street needed some maintainace so we were moved to a flat on Heriot Row. The customer service and communication was supurb and we were welcomed warmly by Katie, even though we were 4 hours later than scheduled!
I stayed here for 3 nights with 2 friends for an Easter city break. The apartment was lovely, we were all really happy with it. The staff member that met us there was so helpful and really knowledgeable giving us ideas of where to visit and good places to eat. There was milk in the fridge ready for us and a few other bits and pieces, including apples and bread in the freezer which makes such a big difference when you first arrive. We had a lovely time in Katie's appartment! It's located right in the center, just a few steps from the 'action'. The place itself is not too big but had everything we needed (kitchen with appliances, nice dining/sitting area, separate bedroom and bathroom). We loved the nice bed and our baby loved the bath tub. Katie was great in providing us with all the info we needed to reach the place and was very clear and quick in her communications. Katie, thanks for a great stay!
Gorgeous little cottage ~pleasant enough stay during our time at the Artists' Book Market Edinburgh. Bright, open living/dining/kitchen space with all that anyone would need during a short stay. Two bedrooms ~ on the small side with limited hanging/storage facility. Small double in one room, two small singles in the other room. Somewhat dark and lacking in natural light and, due to heavy rainfall during the night, very noisy on the dormer windows. We were cheerfully welcomed and all our questions were patiently answered. The place is very well located in the old town right between the castle and Holyrood, slightly off the street, over a quiet and green courtyard. Everything was clean and in perfect condition and accommodated without any problem for the 5 of us. We really enjoyed our stay. I should however mention two minors problems : the neighbours' TV played very loud, even in the middle of the night, which was quite annoying ; the toilets' flush was not very efficient. Nevertheless we strongly recommend this apartment !
Well appointed flat in New Town, away from the tourist traps and mad throngs but central to major points of interest. Nice local feeling to the neighbourhood.
Stunning apartment in a lovely setting. The highest of ceilings and flooded with light from the enormous windows. Comfortable beds. Kitchen was tiny, well equipped but no space to put anything or make anything- strange design when the entrance and dining area are so large. Lounge furniture quite uncomfortable to sit on but otherwise a perfect relaxed and quiet base to retreat to from the madness of the fringe festival. We loved our week here.

The location could not be any better. The flat is incredibly spacious. For a family of five you can really spread out. It feels historic (in a really good way) and the courtyard is wonderful. The apartment is better equipped than most. It's clearly a well run operation. It's lovely and warm which is good in Edinburgh and the showers are excellent. Curtains in the master bedroom would be nice. The blinds are. It great and the little picture window has no blinds or curtains so by 5.30 am it's light in the room. Other than that it really is very very good.
The location of the apartment is excellent, right in the center of the city and close to bus stops for buses going everythere should you need to use them. The main train station is actually just about 15 minutes walk away (and it is a nice walk through the park with views of the castle, Scott's monument etc). The apartment itself is very spacious. The beds are comfortable, the water pressure in the showers is good and being in the apartement is generally enjoyable.
We rented Cumberland St to have a family reunion and it worked perfectly. Homely, had everything we needed to cook/entertain and perfectly located to explore New Town. We would definitely use again!
This was a lovely flat in a great location. There was an unfortunate odor of smoke coming from the flat above, mildew in the shower and peeling paint in the stairwell. The decor was tasteful and the host delightful. Bedding was luxurious even if the mattress was a bit lumpy. Overall, an enjoyable stay.

This is a real designer gem, from the details of construction to the furniture. The views from any part of the flat are breathtaking. The location is perfect for visiting all of the Old Town attractions with 7 minutes walk from Edinburgh Waverley train station and within 8 minutes walk to the Castle and the National Museum. All street artists are on your door step. Jack met us at the house at our arrival and gave us all possible information on the house and the city. Thank you Jack! A perfect stay!
For those interested in sightseeing, the Grassmarket area is one of the best in Edinburg as it has itself great historical value(from one of the windows of the flat can see the famous Edinburgh Castle which is situated less than 5 minutes away)and from there most of the city landmarks are accessible on foot(except for the Ocean Terminal but there are quite a number of buses going in that direction from the bus stop nearby on Lothian Street).It is also a paradise for the theatre goers with the wonderful Traverse and Lyceum Theatres almost next door and the Kings Theatre under 15 minutes walk a...more
