Lower House West is a spacious Georgian farmhouse in the coastal village of East Prawle. Families, walkers (and pets) can enjoy a self-catering break in this special part of South Devon. There’s a wonderful suntrap conservatory, sea views, a private garden, parking, and private access down a track to the beach (about 20 minutes). the village store and well-known local pub The Pigs Nose Inn are on your doorstep and you’re in easy reach of the South West Coast Path.

Close to awesome pub, cafe and well stocked shop. A short drive to 4 super beaches - Lannacombe, Mattiscombe, Gara Rock and East Portlemouth (which has a foot ferry to Salcombe). Millbrook Inn at South Pool is also close and recommended.

The house is really well suited to a family holiday. Parking is provided. The house is dog friendly and the rooms are spacious, well lit and ventilated. We enjoyed:
3 excellent days of sailing on the Salcombe Estuary from nearby Mill Bay.
A day of walking on Dartmoor;
Local walks round Prawle Point and to Lannacombe; a few drinks at the Pigs Nose; and a really exceptional meal at Millbrook Inn in Southpool.

This was our third visit to lower house west and as usual we had a great time the location is very quite and is within easy travel to a great selection of beaches. The pigs nose pub 50yds is a proper country pub with great beer and reasonably priced quality food. The house itself was very clean and tidy with plenty of space for a family and there dogs. The garden is a little small but enough space for a bbq and the large conservatory opens onto the garden. We will hopefully be booking to visit again.

Lower House West is in a great position and has a really pleasant feel to it, the layout and space is perfect for a week away.
What let’s it down is the beds and linen.
The master bed is hard, old and a bit smelly. The pillows are not great either.
Towels are too small, and with no heating in the summer once wet it’s not easy to get dry.
So overall it’s nice place but time for a new bed at least.

The cottage was clean, comfortable and very well equipped. We live in South Devon so we were familiar with the location but even so we were amazed at how peaceful the village was. The coastal walking was superb, challenging at times, but worth the effort.The number of access and interlocking paths provided plenty of choice as to the length and difficulty of each days outing.
The local pubs/ restaurants provided good value food, plenty of variety and a wide range of local produce and drinks.
Dart Valley Cottages need to be commended on their administration and help during the period of the lockdowns. The directions to the cottage were precise and easy to follow, contact was made without difficulty as and when necessary and our changes to the actual booking dates were dealt with very efficiently and pleasantly.
Very highly recommended, we certainly hope to stay again.

This was an attractive, comfortable, well kept family home and accommodated all our needs. Great location for coast and country walking or touring and warm and welcoming to return to. The friendly local shop/cafe provided basics (and some useful extras like kindling for the living room stove) but come prepared food-wise as East Prawle is in the depths of the Devon countryside! We didn't use the pub but, like the shop, it's only a few minutes walk away (and probably mostly out of earshot on a music night).
The roads are often narrow and windy and a bit like a maze so gps definitely an advantage although every junction is traditionally signposted to the next. The surrounding countryside felt as if it hadn't changed for centuries and a few miles away at East Portlemouth you could see a wonderful panoramic view of Salcombe harbour from high above from where we walked down to the coastal path and the ferry. If you don't mind paying for parking you can avoid the hill and park next to the beach at Mill Bay (£7.50 for the day).
In these Covid times it was great to get away from all the pressure and relax in a very quiet and peaceful environment.
The staff at Dart Valley were unfailingly pleasant and helpful to deal with (we had to postpone for lockdown and also, when we were there, we had an issue with a broken DVD and it was replaced by the following day).
We would have no hesitation in recommending this family home and Dart Valley Cottages.

The cottage is in a close location to the pub and store but there is no mobile signal in the area but there is good wifi inside.
The location and roads can be challenging to get there and visit other towns, but there are good walks on your doorstep.

A great, comfortable holiday home. Very clean and the usual relaxing stay. Perfect location with shop and pub in the village. We were still able to visit all the local beaches without issues in spite of COVID-19 restrictions.
We will definitely be back!

A lovely house with a relaxing atmosphere - instantly felt at home. Everything we needed was there and private path to beach an extra bonus. Watching the sun come up over the sea in the morning is priceless.

We spent the August Bank holiday week with our young grand children and their parents at Lower House, West. Immediately, we felt comfortable...that is once we'd fought our way through the permanent crowd outside and in the Pigs Nose pub around the corner. Our house is part of the old farm complex and, despite the activities around the pub, it was quiet. Immediate access to paths through fields with blackberries galore down to the stony beach 15 minutes away.

Plenty of space downstairs with small, gated, front garden. Good kitchen seating, a large well equipped kitchen for those wishing to cook. A decent sized sitting room, leading on to a conservatory. Good bedrooms and comfortable beds. Decent shower in main bedroom. All in all very comfortable, no nonsense accommodation. No frills but clean, tidy and homely. Just what you might expect from a farmhouse accommodation.

We are keen walkers, so the location was just right. Over many years we have walked the coastal paths but had never visited the village properly. Normally, the pub is not as busy as over the Bank holiday and you can get a seat inside. The village cafe, across the narrow road from the pub, is very good.

Our 6 week old grandson became ill and the speed with which our landlady and the paramedics reacted is worth a very big thank you. East Prawle is virtually without mobile phone signal, although there is a house phone. Medical assistance just came from all quarters and if you don't know the roads here, they are narrow, windy and well, don't always lead where you might wish! They arrived and all became well. Thank you for your help, you all were a great reassurance. Thank you too for a lovely holiday home. It will be a week well remembered for many reasons, all good.

Excellent house for family holiday. The facilities were good. Only one thing remove the housemartin nest above conservatory which is making a mess of window and conservatory roof
