The location of The Sand Martin is great, a quiet road within the minutes walk of 2 beaches.
We had issues with the oven and extractor on our first night, contacted the owner and it was resolved early the next day.
The small double bedroom is very small, we ended up using the bigger twin bedroom , which wasn't ideal. Could do with being a ziplink bed, which can either be twin beds or a king-size bed, if this change was made we'd definitely stay here again.
The lounge area is a great size, with a good sized smart TV
The kitchen had everything you needed , with a fridge/freezer, washing machine & dryer in the attached garage.
The garden needs a bit of TLC, maybe some bushes taken out and a lawn laid, so it's more usable in the summer months.

Lovely stay at the Sand Martin with my friend and our dogs. The bungalow was warm and cosy and very central for the beach, pubs and cafes. It was well equipped for all our needs during our stay. I would definitely stay again.

Situated in heart of Beadnell a beautiful bungalow. All needs catered for and so well equipped. We had a fabulous stay. Maybe a little more instruction on how heating works would be helpful.

We really enjoyed our stay at the Sandmartin. The house had everything you need for a selfcatering holiday. Nice private back garden safe for your dog. It was a lovely surprise to find a bottle of Prosecco, lovely cake, chocolate and hand made dog treats. Plenty of storage, towels, blankets, very well equipped.
You can walk to the village centre in 10 minutes which has a choice of really good eating places, especially the Courtyard cafe for breakfast and the Say Water Cafe for tasty evening meals.
We have already booked to go back next year

We stayed at The Sandmartin for a week in the Summer holidays with our 2 children and the dog. The bungalow is well equipped with everything you need. The location is great - only 5 minutes to the pubs and cafes and 5 minutes to the Beach using the cut at the end of the street. Thank you for the welcome pack and dog treats, we will be back

There are pros and cons to this accommodation. I will start by saying that the bungalow is in a fab location and that the customer service from Mains Cottages was excellent. However, when we first stepped in the property there was a really strong drain/sewage smell which lasted the entire stay. We contacted Mains Cottages and they did respond straight away by sending an air purifier and an air freshener but the problem is not an easy one to fix - they explained that the whole estate is affected when the weather is dry - which it had been just before and during our stay. The property has no doubt been very busy since being released for bookings and so does have signs of wear and tear not shown in the photos, we were particularly disappointed by the garden. It was very overgrown with weeds, untidy and not an appealing place to spend time at all. Even the dog didn’t like it. The garden furniture was covered in bird mess (not fresh) and so the cleaners clearly didn’t cover the outside area. It wasn’t the retreat we were anticipating. I appreciate it must be hard when properties are fully booked for months but when your expectations are set by the pictures and description it does make for disappointment. The linen was clean and the area quiet - most property is second home owners or holiday letting.

Hi Jenni, Thank you for your review and I must apologise for the experiences you had at the Sandmartin. I have spoken to the team and explained the issues with the garden and the garden furniture and it will be rectified immediately. We have found the source of the smell and have been able to rectify the issue so there is no smell now. We were told it was an issue with the whole village but it lingered after and we have raised the floor and discovered a split pipe which has now been fixed - so no more smells, thank goodness

A lovely bungalow in a great position close to all amenities
The bungalow was clean well equipped and very comfortable and very dog friendly
We had the best week here and will most certainly be back

Bungalow was very well equipped and cosy and warm despite sub zero temperatures outside.
Ideal location to access walks on beach and coastal path from Beadnell to Seahouses, Bamburgh and Newton by the Sea,
all with great pubs and very dog friendly.
Will definitely be recommending this property to anyone looking to stay in this beautiful part of the country.

We (two adults and a dog) had an absolutely wonderful three night stay.
We were already familiar with the area so we're looking forward to it and boy did it deliver.
The accommodation is superb. Very cosy (thank you for turning down the heating!) and comfortable for us all.
Brilliant location and so well equipped.
The welcome pack was amazing. Mistletoe loved the cheesy bones!
Having a truly secure garden is brilliant. Missy settled in very quickly.
I would, and already have recommended it to family and friends.

I was wanting a weekend away that wasn’t going too expensive and I found the perfect place. Decent price per night for a lovely bungalow.

The bungalow was very clean and tidy and we loved our gifts.

The Sand Martin is tastefully decorated, clean, well equipped and is in lovely quiet location, just 5 minutes walk from Beadnell Bay and the village centre. Communication with Sam was excellent throughout.
The added touches of dog treats (for Oscar) and a cake, chocolate for us was lovely!
The secure garden, off road parking and nearby dog friendly beaches were a bonus, we loved the area!

We stayed at the sand Martin in June A well presented bungalow with all mordern amenities in a lovely part of the country. We had a lovely week at the bungalow, it had everything we needed, the bed were comfortable and the kitchen provided plenty of equipment. It was close to the beach and local pub which was very nice.
We will definitely come again

The Sand Martin was absolutely perfect. The bungalow is cosy & very well equipped. It is spotlessly clean & the garden is so lovely to sit out in the sun to read or eat. The bungalow was ideal for us. It had everything we could possibly need, and was in a great location. It was very clean and comfortable and It has a parking space right at the door, which was very handy.

We popped into seahouses one day for lunch, and the local pub 'The Craster Arms' another day. Both easy to reach and nice.

The location of this property could not be bettered, Beach, Pubs, Shops, Walks are all a 2min walk away. The customer service of Sam & her team is top notch. The bungalow is 100% pet friendly as are all of their properties & cleanliness could not be better. No wonder we come back again & again.

Sand Martin has everything you need ,comfortable , clean,well equipped and lovely quiet location.
Sam & Stephen go the extra mile with all they provide and do, to make your holiday a fantastic one.
Welcome cake,wine,choc is a special touch.
Doggies are well catered for too.

We had an amazing stay here! The cottage is warm and cosy and spotlessly clean. It is beautifully decorated and very comfortable. There is great customer service/communication and the welcome cake was amazing!!
It’s so quiet and restful, minutes from the beach and plenty of parking. The secure garden was perfect for our dog too!
Honestly can’t fault this place in any way and would love to come back!!

Excellent place in Beadnell to stay. Lovely relaxing cottage with all the amenities including washing machine & tumble dryer. Cottage was spotlessly clean. Great walks from the door step. Garage an advantage for storage. Lovely enclosed back garden for the dogs. We would definitely return

Firstly, Sam was a very accommodating host, able to change the duration of our stay and providing excellent and easy communication, thank you!

Sam Martin is a cute little place, close to everything you might need - the beach, the shop, the local pubs. The street it’s on is very quiet, and the off road parking is a bonus. The house has all the things you’d need on a holiday stay and is nicely furnished to a high standard. We were particularly impressed with the heated drying rack - so much so we’ve now got one!

The welcome pack of cake, Prosecco and home made dog treats was a lovely thing to arrive to and we all enjoyed them, Checker especially liked his treats!

We felt really well looked after, had a very pleasant stay and will look to be back in the new year for the Puffins!
