Once a derelict Dutch barn, Hill View Rise has been transformed into a unique, reverse-living holiday hideaway. This spacious converted barn sleeps eight guests in four, large double rooms - two downstairs and two upstairs - with three bathrooms (two ensuite). The upstairs living room and covered balcony, with outside seating, afford breath-taking views down to the Vale of Evesham and across to the Malvern Hills. The Cotswold Way and walks to popular Cotswold pubs are on the doorstep, while Broadway, Chipping Campden and Stratford-upon-Avon are all nearby. The barn has a large garden, easy-access parking for five cars and accepts two well-behaved dogs.

Hill View Rise is in a great location and has the potential to be a fantastic holiday let.

Unfortunately, our stay was marred by some very, very basic matters that needed addressing before we arrived - list below:-

1. The general cleanlines of the property would score a 2/5 at best (the en suite shower was disgusting - the plug/filter had clearly not been properly cleaned for months)
2. The downstairs light on the front of the house wouldn’t turn off (sensor broken)
3. The en suite toilet had a leak at the back
4. The en suite vent was filthy
5. There was a distinct lack of kitchen utensils (plus some broken ones)
6. Heat pump - the noise of the heat pump throughout the night kept everyone awake
7. Bedroom 4 door handle was loose

In addition to the above matters, that should have been dealt with beforehand, I was also very disappointed to have to report to Boltholes the fact that after three of the party would take quick showers, and then there would be no more warm water left for everyone else.

The kettle barbecue was only a small size, so was not suitable for 8 people.

The housekeeper was nice enough, but the lack of cleanliness was something that she blamed on a 'cover cleaner' who had done her work whilst she was off.

In fairness to Boltholes, on the second day (and after my complaint emails and calls) they did want to send maintenance in to remedy the issues, but we did not want anyone in the house whilst we were enjoying a four-night family break.

Accountability is clearly an issue - cleaner blamed another, Boltholes blame the cleaner, owner would blame Boltholes

All in all, a rather disappointing experience - we were just thankful of the glorious weather

We understand how disappointing this must have been for you and your group. As soon as you reported these concerns, the housekeeping team made several offers to access the property to resolve the issues as quickly as possible. However, we fully respect that you did not wish to have any interruptions during your family break, and as such, access was not granted at the time. Unfortunately, this meant that they were unable to carry out the necessary remedial works during your stay. We also appreciate your feedback regarding the barbecue and can confirm that this has now been replaced with a larger, more suitable option for future guests. Thank you again for your honest comments. I’m very sorry that your stay was impacted on this occasion, and we do hope to have the opportunity to provide a much-improved experience in the future.

1. Heated towel rails
2. Better quality towels and crockery

Used this as my last night with the boys getting married, followed by all the groomsmen a d their wives staying the night of the wedding. Fully equipped, with stunning views, amazing living space and kitchen. Will be coming back, maybe a family Christmas would be good here.

A modern well equipped house with 2 huge bedrooms and 2 good sized bedrooms.
Good views from the balcony.

The views from this house are wonderful. We had beautiful weather and I know that makes a difference to your stay but under the canopy sitting outside with the views is wonderful. Chipping Camden is only a short drive with lovely eating places and good shops. Would love to come back.

Hillview Rise is beautifully situated in the heart of the Cotswolds, fabulously central for friends to travel from across the country for a weekend together. Ample parking and plenty of space. The conversion is great, allowing four spacious bedrooms, plenty of bathroom facilities, a large kitchen diner and a roomy television room with a log burner. The upside down living was fine for us but infirm people might struggle with the stairs to the living accommodation.

The property would have been perfect other than a few things which let it down. The beds and bedding were clean and comfortable but towels very small and poorly laundered - they smelt damp and unpleasant. We needed to reconfigure the modular sofa (which was also very low and unsupportive) and found playing cards and snacks underneath and between which we had to clean up ourselves. All the windows and mirrors were very dirty, and the glass shelves in the bathrooms were narrow and bowing from the wall, you couldn’t keep a wash bag in the bathroom. The kitchen was poorly appointed for us, no way could you self cater for six let alone eight people, two small and lidless saucepans and a dirty frying pan. Plenty of crockery and cutlery but we had to wash it by hand before use - no rinse aid or salt in the dishwasher and none in the property. Tea and coffee left for us but the sugar had evidently had a load of wet/dirty spoons in it and looked unpleasant. No scissors, and watching my pal fry eggs using a wooden spoon was hilarious.

Customer service was good, we were grateful for a late departure time and queries were answered very promptly by text message but I can’t give Hillview Rise the five stars as a prestige property it could so easily win! As a group we wouldn’t return.

We had a wonderful time at Hill View Rise. The property was in an amazing location and the barn itself is stunning.
It had everything we needed and was perfect for our dog and two toddlers to run around and play.
The way the property was designed and equipped was perfect, I would only suggest some fans in the hotter months as it does get very warm.
Overall we would definitely love to stay here again.

The house could have been much cleaner; dog hairs all on the balcony, fingerprints on the windows and thick with dust all over the house.

The towels were incredibly small and no more could be provided for our young children.

For the money, it was really disappointing.

We stayed at hill view rise in West Subedge in August and had a great experience. The property did not disappoint and provided us with all essential utilities. Parking space was extensive and the property felt very secure.

There were plenty of board games available for the evenings and the sunsets sitting out on the balcony were fantastic. The short walk to Dovers hill was an enjoyable experience and extending this to Chipping Campden was something we did on several days.

I was pleased the service provided by the housekeeping team. After leaving, we realised we had left a camera charger at the property which was quickly located by housekeeping who are arranging posting back to us. Overall a great experience and I can highly recommend the property.

Lovely location - could be a little gem with some tlc. Very sparsely furnished and needs someone with a bit of imagination to walk through and smarten up. First thing to do is paint and clean carpets. A little pride in what you are offering to renters wouldn't go amiss and It shouldn't be a case of anything will do. Would recommend if this was done.

Hill View Rise is a fab house in a great location for exploring the North Cotswolds.

We stayed as a family (6 adults, 2 children and a dog!) and had lots of space. The garden is great for the children and it's very close to Chipping Campden (20 min walk) and also Dover's Hill (10 min). The four bedrooms are a good size, the kitchen is well equipped and the log burner was a big hit!

If you are going with children who go to bed earlier, I'd recommend not putting them in the bedroom under the kitchen as it's very noisy - we had to move ours on the first night as they kept getting woken up by the chairs scraping the floor etc. You can hear everything but it's great that the living areas get the best views so that's something we were happy to deal with!

If I'm being critical, the place could do with a lick of paint as it's a little tired in some areas, and the carpets are quite stained in the downstairs bedroom, but on the whole it is a great house and I would certainly recommend to others. We'll be back!
